I would never pay $10,000 for refrigerator. I don’t want it to have all the bells and whistles. I don’t need a refrigerator that spies on me. I want an old time refrigerator that does nothing but cool food

I made it clear on my listing that the appliances are as is and a gift. They work, are clean and will last way longer than any new ones

Check for asbestos and underground tanks, load-bearing walls. Under bathrooms and kitchens for water leaks. Hire a good home inspection for new and existing construction.

Appliances are personal property and are uniform across appraisals. Not a bad appraiser.

Jack, great video. People have to beware of shady contractors all the time. Don't release any money to a contractor until you see a physical permit put up outside your house. Homework, homework, homework is the key to not getting burned on some of these jobs. Always get at least three bids along with a list of referrals. Everyone should know that you have to have a permit for anything electrical, plumbing, hvac, and structural. Not so much for cosmetic work.

Your always better off selling those high end appliances yourself and getting a fair price than leaving them and not getting any credit for them..

I was always told that any property that is attached to the house is considered part of the house. Like a ceiling fan, it's attached with wires and bolts.

Converting a smaller square footage 3 BR 2 Bath house to 2/2 makes sense to me, an older single man. I rather have fewer but larger rooms including a larger kitchen and utility room. I suspect that with an aging population and more singles, the appraisal industry will adjust to fewer bedrooms.

Agree. I renovated my house in New Jersey and it was under sold. I left behind a brand new hardwired security system, new windows, new microwave and dishwasher all newly painted. The house should’ve sold for about $25,000 more.

U r right! Try to buy the cheapest house in the neighborhood is the most common advice. A lot of realtors have given me so it will bring the value up to your home.

I would recommend doing what you want (color of tile, carpet, etc) if you are not going to sell within five to ten years because so much in the fashion world changes. Remember ugly gold faucets and fixtures (and they are coming back for some reason)? Enjoy what you want because I have lived in many different states and owned houses in several and we always waited until we were going to sell and then did the stuff to sell it and then wondered why we didn't do it so we could have enjoyed it. With our current house (which we plan to live in for a long time), we are doing the things we want to enjoy. When we decide to sell it in five to ten years, we will worry about changing anything we have to.

Make sure that any tradesman that you contract with has the proper liability and workers compensation insurance or exemption, otherwise, any damages or injuries which occur on your property may fall back on you and your insurance, meaning, if you make a claim, your insurance company drops you. Don't take the contractor's word for it. Ask him or her to have their insurance agent send you a certificate of insurance naming you as the beneficiary.

I changed a very small bedroom into a luxury bath because we thought we were there for good. We'll, life happened, and we ended up needing to move and sell. My question now is whether I should divide the giant bedroom into two - each with an en suite - or keep as is to save the cost of building the dividing wall. Any opinions? Maybe it comes down to whether we can find an affordable contractor willing to do such a small job. Hmm.

Cute Clemson chair. Go Tigers! As a remodeling contractor I do not take any jobs unless the customer puts up a deposit. It’s just good business for both parties to have some skin in the game as the project goes along.
