My thoughts on unaffordable it maybe for many because of HOA and homeowners insurance all depends on your finances. There is plenty of retirees that have a pension and investments and social security which is a great income. I feel the cost of living all equals out.

In fact.. in 55 + communities, there is always a huge turn over in homes.. and it comes in waves, as the owners reach an age where they want or need less house and maintenance.. here on Amelia Island we do not have inventory, since we have one very small 55+ community. To your point.. too many people came to Florida "Thinking" it was cheap to live... it is not, and why should Florida be cheap? We live in Paradise. Have all new roads and bridges, the best Beaches in America. great weather. we bike, boat, fish, kayak, walk the beach, garden, 12 months a year!

@@caroleelder4836 I would partially agree. The affordability challenge at this point in time is "premium" applied to home prices (not including HOA, CDD, Bonds, etc) in the Villages. This "premium" is +$40/sqft more then the equivalent homes in surrounding communities including other +55. This amounts to $40k for every 1,000 sqft of house. This is an additional uplift of +$20/sqft from the prior "premium" the Villages realized before COVID. Do not forget that other associated costs are derived from the purchase price (i.e. property tax, insurance rates & premiums, etc) not to mention mortgage interest and potential mortgage insurance. Until home prices come back to historical appreciation trends the "Villages Lifestyle Tax" will be significant. For example, the median home size in the Villages is 1,600 sqft. This means your "one-time Lifestyle Tax" is $64,000 with an annual reoccurring fee (i.e. from increased associated costs) in the neighborhood of $1,000 annually. I will not go too far down the path of how this impacts one's retirement plan, but I will advice people to spend some time and effort assessing how this will impact your plan. I ran the number through my plan and was very surprised at the long-term costs. Remember your retirement will be hopefully +20 years. Of course all of this will continue to add fodder to the debate "is it really worth it" which is purely subjective.

the media has really jumped on the Florida insurance rates.. It's basically part of their "Florida bad" disinfo... Our insurance on a 1.5 million dollar home in NY was $5,800 per year. our coastal Florida home of 2.5 million is $7,100 per year. This is for a 5000 SF home on each... Rates are not inflated, they are related to home replacement costs and environmental factors.

There's something comforting in hearing about the reality of your lives in the Villages, the good, the bad and never ugly. Thanks for your efforts in allowing your audience into your lives and sharing your experiences. Have you ever thought about doing a walking video through some of the different villages in the Villages? We watch a live stream where a young man walks though the streets of Manhattan and other places. That's what gave me the idea. And you'd be getting some exercise at the same time.

I am one of your viewers who has no intention of moving to The Villages. I watch for entertainment because you two are so nice and fun. You are the Kelly and Mark of The Villages! 👩❤️👨 If you remember, you inspired me to look for a golf cart community in my own state of Hawaii, and I found it! I have a golf cart and secure my little six pound doggy in a doggy car seat, more of a cube, from Amazon. It was only $20. It came with straps, a harness clip and a zippered compartment in the front where I put the leash, dog bags and a collapsible water dish. If you have a small dog, I can recommend this product. And Tom, sending you heartfelt best wishes as you navigate this challenging time. 🙏🏼

I know cold is a relative thing. 45 degrees is cold in Central Florida. In the Chicago area most people are happy for 45 degree temperatures from December through February. 2 days ago when I took my doggie out at 7 am it was 5 degrees outside...it was a brief outing. Fortunately the Chicago area has just had about an inch of snow since mid-November, so we have been fortunate in that regard.

Thanks again for alll your videos! I wanted to comment on the golf ball thru the window -- I agree that the home owner is responsible for replacing the window (and maybe you can claim in on your homeowners policy). But I disagree with the comment that there is no reason to knock on the door and let the homeowner know. The homeowner may be on vacation - or a snowbird - or not home when it happens - and needs to know about the damage so it can get repaired. Besides, it just seems like the decent thing to do.

Many of these homes are valued at 1/2 million or more. When you factor in the increased costs of reconstruction materials & labor, and the increase in the amount of storms lately, it’s easy to see why rates are up.

Jerry & Linda Hello! I watched the insurance rate show but missed any reasons why they might be higher in the Villages. I’ll be moving there shortly but wonder if the roof composition of asphalt versus cement tie downed tiles is the reason? I have impact windows, doors and cement tile roof, 1508 sq ft house 25 miles from the ocean, and pay $1000 yearly. The quality of construction is a sticking point for me as is the high cost of the homes.

I have two small dogs. I wrap two six foot leashes around the upright portion of the front seat. I make two loops that result in about 18 inches of leash that I then couple to the dogs harness. They sit between us and are very secure.

Hello Jerry we also had homeowners insurance from The Villages. Our insurance was $1900 and went up to $2300. We are in the Village of Woodbury and only been here 14 months. We shopped around and got our Homeowners insurance through KIN for a little over $1600. Our house is 3 bedrooms and 2 baths but not as big as yours. 1400 sq ft. KIN did have to send out someone out to inspect the roof and check the inside.

Love your show! Due to health issues, we probably will never get to the villages, but love learning about it. I’m staying optimistic that maybe one day we can be there, even if it’s just for a visit. Our most expensive month for birthdays is May! It’s worse than December. Many of our kids, grandkids are born all within a couple weeks of each other. We just found out grandchild #6 is coming….. in May🤪. Prayers to your brother in law & family. I will definately get a card out to him. Oh, love the word puzzle. Very nice show. When you talked about seats and restraints in golf carts it reminded me of an old car I used to have. I had a 1972 Olds Cutlass with a vinyl bench seat in the front. I called it the COD seat. It stood for come over dear when you turned right. Karla would slide into me if her seatbelt was loose on that slippery vinyl. It was black and it was always good for a rear end frying when it got hot out. The meatloaf sandwich was good at Havana.

Hoping homeowner's insurance on a patio villa will be not be more than $1,500 per year. As Florida does not have a state income tax, that will help to offset the increase I will pay in homeowner's insurance. In Illinois we pay 4.95% state income tax. I do plan on working part-time after I move to The Villages.

The chill map has nothing to do with people. It's published by the Univ. of Florida for Gardeners to use in selecting plants. Fruit trees need a min. amount of temperatures at 45 degrees or below to set fruit. Hence, you should look at the "chill hours" a tree requires to set fruit along with your planting zone (9B in The Villages) the Chill map is the chill hours for the entire season. for example.. UF along with UGA have developed fruit trees like apples and peaches that require less chill hours. Look for "low Chill" fruit trees before planting.. the 500 Chill hours sounds like a lot.. but in fact it's about 3 hours of temps below 45 degrees a season.. all of these hours are at night, between dec. and feb. nothing to do with our average daytime temperatures.

There is a real estate agent I have been following for about 4 years now on KZbin. Each week she gives an update on homes listed on the MLS in The Villages. In early 2022, that number would be 60 or so homes. Then towards the end of 2022 the number of homes for sale started a steady increase. Now in December 2024 there are approximately 540 preowned Villages homes listed on the MLS. That does not include new & preowned homes listed by Properties of The Villages. I now have a Villages MLS agent sending me listings of homes in my price range & in the locations in The Villages I specified. Right now there are about 55 homes in that category. I hope the buyer's market holds out until July, 2025 as I hope to have sold my townhouse in suburban Chicago by then.

It's not only insurance cost, but also basic demographics.. as the Village Baby Boomers age, they are moving to be with younger members of the family.. their kids primarily. And there are fewer and fewer baby boomers moving to Florida..

I have played golf for 45 years and don’t think I have ever actually heard the ball hit the house when I have sprayed one left or right as I’m usually 150 to 275 yds away. As such, I wouldn’t really know if I damaged anything. If you live on a golf course as we do, you also know that’s part of the risk you take. Bob S.

Thanks for the video! Insurance premiums are rising all over the state, and don't even try to make any claims - the company will say no and drag their feet on appeal. If anyone in TV lives near a golf course or natural area and has young children or pets be on a constant lookout for coyotes. In my city Phoenix children have been bitten and many dogs and cats have been attacked and some eaten by coyotes. Coyotes can jump or scramble over backyard fences to get at pets or children. At night I have seen them travel 29:52 29:52 at least 3 blocks in neighborhoods from the open area they stay in during the day.

Geico tried to almost double my auto premium even though I had no violations..accidents..claims ever with them... So a friend said to call State Farm and they gave me full insurance at the old Geico price and have been with them for 2 yrs now and they don't raise it up a bunch every year like Geico did...

Jana Raber is an MLS real estate agent who has had a KZbin channel for several years. On her December 11 KZbin video, she said there are currently 553 MLS homes for sale in The Villages. This number has stayed consistently over 500 every week for the past few months.

@ as I am a broker but not actively engaged I would believe that number. The two most important numbers are pending and recent sold. I’m telling you that many are still selling. There’s over 73,000 homes in the villages and they’re building more

Some are selling because they are moving to a second or third home in The Villages.

There are alot of homes for sale in The Villages. Due to high insurance, taxes and GOOD healthcare prevents a move for us. We stayed a month and did love our time but have to make good choices. To be fair, insurance is up all over the state of Florida.

I thought Mich auto was high and just renewed my Progressive with full coverage with $500 dectible for both collision and comp for $330 for 6 months. So the property taxes are around $3,500 and the HOA is on top of that at around $2,400 a year, not counting home insurance and sink hole insurance and whatever other insurance you need in FL, totally unaffordable for most retirees today that don't have good pensions and not too great SS either.

Over here on the Gulf coast I'm paying over 5k for ho insurance on a 1,100sqft home. Our car insurance is 5,200 per year. almost 1,000 per month combined! BTW, we own our home but we're actively looking in SE Georgia, just across the sate line, for a home. Florida has priced us out of our own home. I wish out state gov would focus on us residents rather than national politics. We're in major Doo-Doo crisis mode and people are beginning to wake up to the serious nature of our problems. Get ready for the biggest real estate bust in FL history....

@@MexicoBeachFloridaLiving SW Ga here..45 minutes from Tallahassee. $1900 for 2500 sq ft house, $1000 for 2 cars liability insurance. It’s near several small towns with usual shopping but nearest large hospital is in Talla. About an hour+ from beaches but quiet low crime area. Job opportunities limited but for retirees I would think it’s a good choice. Not particularly golf cart or bike friendly but nature walks abundant. If selling my 3 br 21/2 bath home on 2 acres would sell under $170,000.

Wow...your homeowners insurance is 1/2 of mine on the Treasure Coast in Florida!!! Does yours include the homestead deduction? Also we live in a golf club community and my husband broke a window; HOA told him it was the homeowner's responsibility (like you said, because they bought a house on a golf course) but hubby's a good guy and paid for it anyway.

The fix on the home owners insurance could be obvious ... as the insurance carriers are governed similar to regulated utilities, each insurance agency should be required - at times when claims are low and profits are high - to pay into a reserve fund held by state, assuring that at times when claims are high and profits are not high (or losses)... will be used to assure no egregious rate hikes. Doing so will force the carriers themselves to have skin in the game and take same risks as their customers do ... when there are catastrophes you might not make money ... **IT IS A RISK AND IT MIGHT COST YOU MONEY** ... no more "guaranteed profits". IMHO
