Steven and Jennifer have been burned by a bad home inspection before, and decided to upgrade to a new house, confident that it would have fewer problems. Once again, the home inspection report made note of only minor issues, nothing that would scare them away. Now they need Mike to do a Holmes Inspection, to bring the rest of their problems to light. Imagine being a building inspector sitting at home watching "Holmes on Homes" at the beginning you think nothing of it until you start to recognize the home, and you are the home inspector that Mike is pissed at, and you watch all of the things you missed....

Imagine being one of the neighbors and watching all of this happen. I would be terrified knowing my home was built by the same builder. Wouldn't be surprised if the majority of the neighborhood has similar issues.

I guarantee all those houses were built by the same builder, and have similar problems. The houses in my neighborhood (same builder) all have plumbing issues - although they are otherwise really well built. Thank goodness better built than the homes we see in this series!

I'm sure Holme's crew picks up a few jobs after they hit up a house. It's basically advertising and you know they are great contractors. I imagine it ain't cheap though.

The fact that the inspector thought there was a possibility of knob and tube in a five year old house should have been a HUGE red flag to his credibility.

It's not just Canada. The same issues are here in the States. Builders just want to get in, throw the homes together, and get out. They try and use any type of excuse not to follow up on warranties. The issue I had was mold on the underside of the build-up flooring in my basement. The builder did take care of that for about 8 grand. They didn't take care of my garage flooring or the stoop on the front of my house. The builder went bankrupt I ended up with no recourse

I can’t stop commenting, and it’s quite frustrating! As a licensed electrical contractor (master electrician), I tell people that in 99% of home I find code violations and just plain “hackery”. The code changes every three years, so older homes often don’t have what newer homes SHOULD have, but the do-it-yourself (DIY) crowd, along with the army of handymen, cut corners most of the time. It’s easy to make the lights work, but VERY challenging to meet the codes (my words and my experience).

@@lloydnolan8218cookie cutter homes have been a thing since the 1950s. Pre-WWII had TONS of cheap labor and could custom build without huge costs. Unfortunately that era is long gone unless you got deep pockets

Just imagine all the other homeowners in that subdivision that watched this episode. I bet they are very nervous about the issues in their homes. Cookie cutter home builders. OLD-NEW, they all have issues.

If you can't even walk outside your home to figure out if there is something wrong, then you are an idiot. Some people also don't care... it is obvious by just looking at their mess outside their homes.

True, I'll take old over new though. You just can't beat the workmanship that went into older homes. All new homes are built like crap. Even the expensive ones, they are rushed into the market as fast as possible. I worked as a plumber in new construction and couldn't stand the rush we were always in. Skipping over things I would do in my private business all the time.

I got kind of lucky with the tile in my house. I wanted to pull it up, and wasn't looking forward to that... but whoever put the tile down originally didn't backbutter it, so just like the tile in this video it popped right off in full sheets. Makes the remodel easier at least, lol!

The inspectors are in business with the realtors. Never use an inspector referred by your realtor, always find your own independent one.

See the problem is they are likely in cahoots with each other. The builder is probably sending money to the Inspector to pass things when he shouldn't.

Having bought many homes, mostly older, I had a home built for me and my family. I know about houses, had many interactions with builders, many problems. For people buying their first homes, buy older well establish homes.

I bought a new home in 2015... and let me tell you that almost EVERYTHING had an issue. Over the last 7 years, I am finding new issues every 6 months. So, in a nutshell. 1. Wrong tile ordered and improper installation 2. Duct work improperly done for the downdraft 3. Tile shower silicon seal was leaking 4. The shower base was cracked when bolting the glass doors 5. The plumbing was not allowing sufficient hot water in the 2nd floor bathroom 6. The security deck was bolt through the siding 7. The garage side door was not having the flashing and was freezing during winter 8. The kitchen was unsafe, botched and falling apart in less than 5 years 9. The downdraft and cooktop wiring was accessible and unsecure in the island 10. The foundation is not having any flashing between the siding and the concrete 11. Improper sealing leading to pest and insects getting into the outside structure 12. The kitchen sink PVC black draining pipe broke in half in the basement this year So basically, you are on your own. Home inspector rarely flags any of these and they are major issues. One thing for sure, I will never get caught again... I learned a lot in the last 7 years.

I’m a licensed electrical contractor in Colorado, U.S., and I see the hackers by the hundred wandering Home Depot and Lowe’s, along with various home improvement warehouses. They don’t know what they are doing, 98% of the time, and some poor guy/gal gets burned some day in the future.

My wife and I bought a new house, once, back in 1992. I found a bunch of “punch list” items of things that were wrong, and who did they send to repair/remediate? The salesman!!! Seriously. I was, and still am, angry about that. He didn’t do anything very well.

It makes me wonder how many more houses in that neighbourhood have similar problems. I've originally trained as a brick layer and have worked on many building sites so I have seen first hand how many corners are being cut just to save a buck. Sufficed to say I no longer work as a brick layer any more because I didn't like cutting corners or the job in general.

The only way to prevent crap craftsmanship and crap inspectors is to be able to hold them responsible. Once they are fined/ criminally held responsible things should improve

most people dont know that a majority of home inspectors actually know the contractors that build homes. if theyre really buddy buddy, they will pass obvious failures to look out for their friends. its a shame really, but thats how it is

My experience as a homeowner is that water- whether liquid, solid or gas - is the single most destructive element I’ve had to face. From a broken water main to a sewer backup to leaky roof to water leaking from a toilet destroying the subfloor to leaky windows and leaky hot water heater… I swear I’ve cried while writing checks to contractors.

I built my house myself and it’s done better than most of the big contractors and I’m not a home builder but have been around heavy construction all my life just applied what I have learned from the tradesman.

Yikes! Big repairs on a newer home. I personally would have preferred sealing off the basement door and grading the outside. Eliminates future problems and dealing with that sump pump. Plus there's already access to the yard through the deck.

I was wondering the same thing, surely there should be some recourse, the owners have made a huge financial decision based on this report, I'd want to see someone punished, or held accountable.

in the Netherlands it rains a LOT. Even so, our house does not have storm doors (like none of the houses there) and STILL there's no water coming inside through the doors.

Need laws to force inspectors to do their jobs ar be forced to pay for all the repairs they missed. Make them carry at least insurance to carry his or her liability...

New homes can be great, if they are a singular build. These factory identical prefab homes often suffer from cheap materials, cheap labor and rushed development. Add to that home inspectors tend to be locals, they work with the realtors on a regular basis. Even if they are not actively taking bribes, their business relies on people buying homes. If they are unhappy and move out, it's just repeat business for that inspector for the next fool up to buy it.

If you wonder why Mr. Holmes take's everything down. It's simple why fix mistakes when there everywhere. If you want to make it right, you make it right from the beginning. Then you know your work fixed all the problems.

I’ve been to all 50 U.S. states and several Canadian provinces, and 42 other countries, and I’ll say this, things are still done MUCH better in North America than most of the world (that I’ve seen).

The rear roof flashing was wrong. he missed the flashing was over the brick flashing. Flashing is to be tucked under. The extra metal you saw on brick. Added a weep hole was sealed another problem. As that allows moister a way to get out. As brick isn't watertight and condensation builds behind. Calk is stop gap and never should be relied on to keep water out of structure... Also the water stains around fireplace. My guess it was a false chimney. Which means like on a full chimney where water goes all the way down to foundation. It has no place to go. Like the flashing on the rear wall solves no problem....

If that house has those issues, ALL those houses have those issues. FOLLOW THE MONEY. I will bet the home inspector is involved and paid off so the homes sell. There is no way the other homes do not have the same issues. You could see that many of the other homes are exactly the same, deck and all.

12" tiles & bigger, known as large format, I always butter the backs of the tiles. I NEVER use concrete board on floors, it can be brittle especially w heavy foot traffic. I use backer board, & if you wanna scratch a little thinset on the floor prior to installing the backer, go ahead. I wanna see if they dump the sump water out the wall or tie into main drain, all still while using the sump. You can install a 'sealed' pit.

You just cannot afford this house regardless of what happens to it. Of cause, it’s a new one, but anything can happen even to new houses, and you have to be able to cover the cost. Does a family of 2, 3 or even 4 really need so big house? Watch your budget, and most likely you will be fine.

The problem is I can take online classes to be a home inspector. I don’t know about Canada but in the United States, I can take online classes pay a fee and now I’m a licensed home inspector

Here in CA a house from the 90s found many issues cracks, 2 inch dirt in a/c filter and much more, can not trust builders anymore, electrical a nightmare

Sump pump seems risky. A power failure or other issue could cause backup into the basement. Also, increased power bill.

I can tell you from experience -- NEVER HIRE A NON-LICENSED CONTRACTOR TO WORK ON YOUR HOUSE. Even something as simple as a fence. Get proof that they are licensed, bonded and have liability insurance.

Why can't the sump pit for the back door to the basement be built outside? Drain it into a deeper hole outside, then pump it to wherever it's going now anyway. Letting it flow inside, then pumping it back outside makes no sense to me. But Mike says at 39:30 "can't put it into a weeping system", I guess it's now against code to drain water below grade so everything has to splash onto your lawn. Seems like something to do quietly on a weekend, fix that weeping system, a lot less work than all the rigmarole with digging up the basement floor and sump pump.

I wonder if any of the original home inspectors who missed all these issues ever get prosecuted? For that matter, I wonder if any of the companies that built these shoddy houses in the first place ever get prosecuted. It's not like there's no evidence. There's a whole TV show.

Wouldn't a dry well or other landscaping drainage have been preferable to a sump pit? This one doesn't make sense to me.

When it comes to decks, it depends where you live in Canada if you need a permit or not. Here, you don't, but that doesn't mean you should not hire someone with the proper license to do the job. Even with licenses, my contractor didn't even remove my siding for the ledger board, but I get his argument, that improper flashing will be worst. Since it was a fiberglass deck with a silicon join, the water just evacuate at the end of the deck, which is what should be happening. Still, I found most contractor to overcharge while doing a clumsy job.

Redirecting water into the house can cause problems - in a storm you can get lots of rain and you can lose power (no power means no sump pump to remove all that water).

There was a third option to the rear door issue. Close it up completely by removing the door opening. They have a door that is already in the rear on the deck.

It's possible it would have been 2/3 of the cost to close it up. They had to remove the concrete pad and fix the weeping tile either way.

If all the houses on that street were built at the same time by the same people, every house on that street probably has the same design flaws and issues.

If u wonder why the tiles wouldnt stick to the adhesive cement is bc they did not saturated the tiles with water. Year one apprentices would not have done this mistake!

Honest question: I had a stone mason tell me caulking does not fix cracks or spaces in brick work. That the only proper way to repair is to fix what's causing the cracking and then fill spaces with mortar. Why then was caulking used here? Is it the proper way to repair? It seems logical to me that it would not be given that caulking loses its seal over time and has to be replaced.

This is why I would never buy a home in a new subdivision.. these type of builders bust out these homes as fast as they can.. that's how they make a ton of money.. if a home gets behind on schedule, what do you think they do? Accept the loss of money? Nope.. cut corners to catch back up.

Yes our City inspectors simply look and agree it's up to code but there are soo many things NOT up to code like a 240V 30A romex simply placed in a metal junction box, capped and still connected to the 30a breaker at the main panel box :(

SO , was it ever mentioned how much the repairs cost ? Were any other home owners in the community advised to do anything to their houses ? from glimpses of the similar looking decks , I wonder if all the home owners could get a class action suit against the home builders to have repairs done ????

I don't believe you have to cut out ALL the concrete. Dig as deep as you need to, then fill w stone. Then finish up w your drain & concrete.

Not being from Canada, I can not understand why the sumppump-reservoir is built inside the basement floor and than brought outside with that ugly black duct. Why not keep it all outside?

And a lot of states you’re supposed to not use lag bolts you’re supposed to drill all the way through and nut and bolt it that is the correct way because contractors have cut the heads off and is partway pounding them in and just use nails and that dry pack shit with those footers that’s bullshit that’s a lazy Contractor,poor a footer correctly have four or 6 x 6 up like it should be

the house contractor and presumably subs were surprisingly bad on this new construction - kind of impressively bad. i would've liked to have re-routed water to an outdoor sump, instead of bringing it back inside. set up to avoid accepting exterior surface water or direct rainfall. if possible, construct an awing of sorts over the walkout steps and stoop. that' said, i'd trust holmes
