James and Doreen were thrilled to be able to afford a house for their growing family. Unfortunately the deal closed before they could read their home inspection report. Soon after moving in, they discovered electrical issues that made them fear for their kids’ safety and mould that kept some of their new home off limits. Mike will give this house a Holmes Inspection, and he and Damon and the crew will have to work very hard to make this house safe.

I agree with what James said.. if the home inspector is not granted access, it should be an automatic cancellation of the entire inspection process, not just a little note saying "couldn't view attic"... in this specific case it was pretty obvious that they sealed the attic shut so the inspector couldn't see all of the obvious problems up there... that should amount to fraud.

Regardless of what ever wording is in the contract for the inspector, seems like he could at least be sued for fraud. Likely the real-estate agent as well.

indeed , and not only a deal breaker but sellers be responsible to pay any costs of the now former buyers endured such as missed pay due to taking out vacation days early to look at the property etc as either denying a inspector access or being 'jävig' with one so the report is missleading either version is intentional deception aka... fraud and considering how fire , plague , or mold dont care whom owns what or if people die ontop of that it should be obligation of of all 'professional' parties to report it to government should question if they even be allowed to sell the property in its current state or forced to fund a third party chosen renovation ..and failure to do so , or refusal in any regard should mean inspectors , real estate sellers etc all not just lose certification but also be prohibited from working anywhere related to these former jobbs as they become a danger to society ffs :/

Yup. Seems sketchy that the so-called inspector was reporting directly to the realtor and not the buyers.

The realtor & the so-called home inspector. both should held responsible for the cost not to mention the inspector should loose his license and the realtor should be investigated, heavily fined or lost of license. there is no excuse for this.

Throughout all of the Holmes Inspection series, I always wondered why there is no recourse for the home buyer to seek compensation from the seller or home inspector for problems that were found after the sale is completed. It's obvious that most home inspections are not worth the paper they are written on.

You think at least legally, some recourse would be available. Would be nice to see the report, and if they would need to, block out anything identifying the "inspector"., As well doesn't the realtor have some responsibility, or previous homeowner for doing the unsafe items.

Probably a "I'm not liable" clause in the contract(s) of sale and inspection. Not a new home, so no new home warranty. It is, "as is", saddly.

Either collusion with the realter or with the prior home owner. The couple need to list a complaint with the BBB on the Realter and the inspector both.

I am surprised the bank okayed this. Those electrical guys' reactions. You could see how scary that electrical system was. Mike Holmes, you literally saved this entire family's lives. God Bless You and your entire crew and contractors. I am so sorry you lost a good friend. Robert seemed like a good person, helping distressed homeowners and literally breathing life into their homes. RIP Robert Graves

Hello Brenda; some banks that have houses that they cannot sell for one of the reasons another and of course we know why this house didn’t sell, will do, and resort to trickery and other deceitful actions, such as sealing up the door to inspect the attic and keep the other door closed in the other room so people cannot see the mold. This house like I said when I was watching the video and then after reading the comments, other people agree that this house was never inspected. They gave a bunch of pictures and other stuff to the inspector and he wrote up a fake half ass report, and they sold it to these poor people! I’m a plumber and handyman, and I do things right the first time, always have, always will! But the bank is lucky that it wasn’t me because I would’ve gone and paid the mortgage company and the realtor, a visit they they would not forget! Would not kill them, but they would’ve wish that they never met me afterward!

The bank is at fault on this one, they chose an inspector that would provide the report they wanted in ored to sell the house.

The entire system is "buyer beware". You buy a house and suddenly all the code violations and such they ignored previously are your problem. You can "Grandfather in" a house built in the 50's, and once it's under a new owner suddenly all the standards have to be kept up to code.

The big blessing the family of Rob has, is that there's footage of him online forever and on TV reruns of this show, that's a blessing because, as someone who has lost now 2 grandparents (my moms parents), I have no footage of either of them, My Oma passed in 2012 and my Opa passed in 2023, I no longer remember what my Oma sounded like, and it's tough some days. The video footage of him is a blessing to the family.

Sorry for the loss of a great worker and friend 😢 The work that went into this home was incredible! What a awesome crew, staying late to get the job done. The electrician is so cool, he was cracking me up and his serious side was great too. The kitchen design was incredible and absolutely stunning. God bless that family and Mike Holmes and his crew.

Craig Lowe too, he died after this. He was the painter. I was wrong so I looked it up, Craig Lowe died in 2014 at age 41 IMDB says it was a scuba diving accident in Nova Scotia. Robert Graves was a car accident in Barrie, Ontario.

Never, Ever let your realtor be involved with the home inspection. I was a certified home inspector as well as a general engineering contractor. I quit getting calls from real estate agents as when I did an inspection, I went over every inch of the home and of course found a real mess with electrical, HVAC, structural and any number of red flags. The realtors put me on their do not call list as they were more interested in closing a sale then determining the detriment to the buyer of a faulty home. It teaches you a lot about peoples integrity when dealing with these crooks...NAME THE INSPECTOR THAT CERTIFIED THIS HOME!

You guys & girls always do a great job!!! I don't believe the Inspector was even there!!! That place IS a nightmare. Those poor kids, one thing after another!!! How do the inspectors get away with this. People, especially children could have died with just the electric alone! There has to come accountability!!! Be kind to each other. Stay safe. Love to all

The home inspector, whether he’s licensed or bonded or what I’ve never seen such gross incompetence from any trades person in my 25 years of doing construction I understand missing one thing or stop behind a wall. We don’t have x-ray vision but five minutes after walking into the house he had a list five pages long and that’s the stuff you could see.

We had an inspector not go into the attic because the access panel needed a screwdriver to open. As a result, he did not include the upstairs AC info in the report. We asked the seller to open the access, and pay him to come out again. All was ok, but it could have been a nightmare. Lesson learned. If the sale is contingent on the inspection (and it should be), insist that all spaces are accessible.

If you pay an inspector to inspect a house then he should inspect the entire house. If he has to twist a screwdriver a little bit then they should start twisting the screwdriver.

Lady said she noticed some issues before the inspection. Apparently the couple are not good negotiators with the home purchase. Or likely scenario they were just focused on buying regardless of the issues.

They trusted the bank, but the bank wants to sell a loan. So their inspector has a conflict of interest. I'm glad Holmes helped them!

Wow what a nightmare that family must have gone through. Thank God they were lucky enough to have met Holmes on homes. I'm in Tampa, FL and I need your help and guidance expertise to get my family of 7 back to safe and happy. I'd sure love to meet you. First, I would have been furious if the inspector went to the house without me. In my state, it may even be illegal. I would have refused to pay him. That sounds REALLY shady to me.

the real estate agent and the fake home inspection are shady AF. THis country needs crooks to be put behind bars. Wish these episodes had a recap at the end how much would the work done by the trades would have cost. These families need to know how much money were they cheated by the realtor and the "home inspector"

That electrical had to be done by a homeowner because there is no way a certified electrician would do that. My brother and I are both electricians and we are just blown away what we find in houses.

I want these guys to inspect my home and the other homes in my area. I'm part of a town house community and all the units in this neighborhood have structural flaws. The units are 20 years old and the contruction company was already sued once but we couldn't get much resolved. 20 years later and there are even more problems popping up do to the shoddy work. But statute of limitations are expired and the business that built these town houses is no longer in business. Holmes Inspection have a great time coming in and inspecting the major problems in all these homes. They'd get lots of money too.

A home inspector will not find anything wrong with the house because if you do not buy the house because of things on the report the realtor or bank will not give him any more work. Banks and realtors just want to sell houses, They work on commission. Hire your own inspector and be there for it. Ask about what you see. Take pictures and videos. Make notes. Buy an electric plug tester at the hardware store. Hire an electrician to do an inspection. Hire a sewer plumber to do an inspection with a camera scope. Hire a landscaper to check the pitch of the land for water & flood control.

I don’t know if fogging even works to prevent mold from coming back. I keep researching that removal of the mold is the gold standard.

Fogging does remove the mold it legit eats it and removing the products containing mold won’t do much if you don’t remidie the issue causing the mold in the first place

With that backsplash having the thin tiles, what would it really cost the manufacturer to have a removable outer surface sheet to keep the tile pieces separated until the mortar sets? Either one with raised portions to act as spacers, or some kind of stiffer card stock with clean removal adhesive would make installation SO much easier.

We were recently evicted, my friend had to sell his house because he needed the money, and I wanted to hear people's reactions about something he did in his house I objected to. In the basement where he had his washer and dryer he put in a "dryer box" and was venting the dryer into the box. The box had a filter built into it. I would periodically clean out this filter in the dryer box We found it was venting a lot of moisture into the house. The house did not smell right, as observed pretty much by everyone who visited, and we started to see mold buildup, esp. in the dryer room. In the rooms above the dryer room (i.e. the master bedroom) mold started to build up around baseboards and in the corner of the room. I was finally able to get my friend to remove the "dryer box" and vent the dryer to the outside, but it took years for him to acknowledge the problem and do something about it. He really thought his "dryer box" was an ingenuous idea, despite everyone saying it wasn't, which included a furnace repair man visiting the home. So basically the hose from the dryer went into this box and inside the box was a filter, like you have for a furnace, and the air would be forced through the filter before coming out the other side of the box. I would love to hear from people who know a lot about duct work and venting. He is simply ripping out the baseboards and re-painting when selling the home. I can't see this getting rid of the mold problem that box created. Will the new home owners face some serious mold problems and potential health problems?

Unless the walls were treated with a proper mold sealer. The mold WILL eventually bleed through. The proper thing to do is REPLACE the damaged walls.

I agree. When it comes to mold on drywall, there's a point of no return. Sometimes a good cleaning and kilz primer can fix it, but you don't know if the mold got to the studs. Better safe than sorry

I hope that family takes the prior homeowners, RE Agent, and the inspector to court. My guess is there was never a home inspection done. I believe they were lied to. There's no way a home inspection was done. I'm so glad Mike came in and made it right. The thought they all could have lost their lives, OMG. I'd be livid. bad electrical is scarily common our house- the previous owner said one of the breakers trips when it rains, and they would just set it back when it stops raining... An exterior outlet, decades-old was shorting out because ants got into it, and it wasn't sealed at all. Installed a new box, and silicone'd it up. haven't tripped a breaker in 4 years since. most of the outlets were close to shorting out if you wiggled them, most with incomplete grounds for no particular reason, and most receptacles had broken plastic around the ground pins. no idea how this place didn't burn down. replaced nearly all the outlets, and they all test correctly now. (all 12g romex, some older sheathing- but juust too old to have any aluminum. panel will need to be replaced by the next guy..)

AND ANOTHER thing...can someone explain to me as I've watched MANY shows where they are doing roof stuff...& they don't use a heavy felt, which I like, like 30#, or ice & water, which I LOVE !!!!????

I've seen homes like this one many times -- often enough to assume this is what I'll see in ANY house this old (1950's build likely). The more "updated" or "improved," the greater the issues likely to be found. You have to remember that folks back then didn't live as we do. Far fewer appliances. No air conditioning. Plaster instead of drywall. Unfinished basements. Where there are changes there are problems -- especially if the work was done by home owners and handymen. This house? Clearly a complete gut and re-wire. Electrical? Far too few circuits. Missing outlets and light switches.

I really need help like this in the U.S. I live in Ohio. Bought my first home 2 years ago. No inspection. After I moved in I started noticing problems with the house. No insulation in the walls or attic, floor in kitchen slopes, no trim around doors and windows, propane wall heaters are causing fumes that give me a headache. Cracked foundation, shallow crawl space, brittle PVC plumbing, no ground on electrical, dryer not vented properly and more. I was stupid in not getting a home inspection but this was all I could afford so I put my blinders on and ignored the warning signs. My back yard floods and concrete is broken up and cracked. Sill plates and studs in the garage are rotted out and the garage is leaning. The ceiling in the garage is not supported properly and the breezeway roof is sinking down. What really got me is last week I was sleeping in my bedroom and the dresser fell over. When I investigated I found a sink hole in that area of the floor. Friend of mine went down in crawl space and found 4 floor joists has rusty nails and the joists just gave away. He nailed them back up but said my sub floor needed replaced. He said it was a slat sub floor like ship lap. The previous homeowner had just put a sticker floor down over these slats hiding the problem. My dogs and I could have been hurt badly. I don't have the money to fix these issues because I'm disabled living on a fixed income. I bought the house knowing there was cosmetic issues I could fix on my own but I wasn't prepared for structural issues. Please Mike, if you know anyone in the States that does what you do please help me. I'm begging you.

Who the heck would accept a home inspection that doesn't even look at an attic? These people were bait and took it great.

The attic was sealed shut. Although that's a red flag, unless you've bought the house, inspectors and potential buyers cannot remove or undo anything to check it out unless it's negotiated in the dealing. My house had tarp stapled to the basement ceiling. I found a minor termite damaged beam but had to get it on paper during the negotiations to pull it down to inspect the rest of the beam and floor joists. Inspectors can't even remove outlet covers to see if it's grounded properly.. one screw stand in their way from telling you the house needs electrical work.

An ex gf bought her first house and paid for a home inspection prior to the sale. It was an older Florida house but the inspector said it was basically sound. A year or so after she moved in, I had to get into the crawl space below the floor to search for a water leak and discovered that every piece of lumber under the floor had been destroyed by termites. I can only assume the inspector never bothered to look in the crawl space. Do your homework and hire an inspector with integrity that knows what they are doing.

This is just one of many similar stories you show (and that I see in Colorado)…. I’m really upset, and terribly frustrated that these young people are being duped by HACKERS!!!!!

I have a pretty stupid question about dryers. They are not common in my country, but all the ones I've seen don't connect to all that piping that I often see on the show, just electric. Is it a different type of dryer that doesn't need it, or what's going on?
