FYI, teachers may work less days but not necessary less hours. In most areas, a school year is about 180+- days. While school hours are say 8-3, teachers are usually there from 7:00-4+. Lunch is typically under 30 minutes and many times with students. So they work +-8.5 hours a day then go home and do another hour+ of work (or save it for the weekend and work 5 hours then). So at 9.5 hours a day times 180 days is 1,710 hours per year. Don't forget that over the summer the teaches need to do continuing education to keep their certification, plus setup the classroom plus plan for a few days to get ready for the upcoming year. Also, they work extra hours for parent teacher meetings, open houses, plays, concerts, graduations and more. Minimum of 1,800 hours per year. If someone works a 40 hour work week for 49 weeks taking 3 weeks off throughout the year, they work 1,960 hours. The difference is negligible. Also, teachers require a bachelors degree with many having a masters. Maine has a teacher salary Matrix available online. A new teacher with a BA gets $37,000. After 5 years they get $45,000. College alone to get a BA at USM is around $25,000. Add interest to the student loan and the 15 year repayment is $65,000/school year or +-$260,000 or about $16,000 per year in student loan payments for 15 years. Now do you think they are overpaid?

Poor analysis. It’s the municipal budget that causes property tax increases!!! The municipal tax rate x the assessed home value must equal the budget. It’s got nothing to do with higher reassessment values because the tax rate would just be lowered to make the equation balance. Reassessments only redistribute the values to reflect current market conditions. Don’t like how high your property tax is? Then stop voting to approve your school budgets, frivolous special interest programs, obscene capital projects, and cut back on municipal services. Stop enabling government stupidity and understand your vote made it all happen. Another fun fact: by not voting you’re almost guaranteed to lose.

here's what's really going on.... in a hypothetical town named Babylon, in 2015 commercial values were 1 billion and residential values were 1 billion, equaling a 2 Billion dollar tax base from which to run Babylon. Now, residential value are 2 billion in Babylon, and commercial values have been kept flat (maybe even devalued in some towns) at 1billion....leaving a 3 billion dollar tax base to run Babylon. Now, 2/3 of that cost is being paid by residential taxes while it used to 1/2. Businesses are now essentially getting tax breaks having to only pay 1/3 of the costs of running the town rather than 1/2. Tourist towns are getting raked over, pushing locals out with wild housing costs and wages that totally don;t align with expenses. I hear the drum beat for imported labor for wage control.

Changes in assessed values should not necessarily increase one’s property taxes. It is the town’s budget that determines how much a property owner pays in property taxes. Now, after a revaluation, if property values have increased at a faster rate (as it usually does for waterfront properties), then, the owner may see a large increase in their taxes. Towns need to be upfront with property owners and inform them that the town budget is driving up property taxes, not necessarily a revaluation.

If the reassessments are more or less uniform across the town and the town doesn't suddenly increase spending taxes shouldn't go up much. I live on MDI and our town reassessed properties this year, but town spending didn't change much so despite a 25% increase in valuation for my home, my property tax only went up $40. The town mill rate actually went down because valuation increased by a larger percentage than the town budget.

You also forgot to mention school and County spending. About 18% of our tax bill is school and County taxes on the municipality. Blame the municipality’s spending, but you can’t squeeze blood out of a turnip when you have the cost of paving and equipment costs going through the roof, and may take up over half of the municipality’s budget, and people still want all their other services the town provides to go with their roads. Educate yourselves and go to not only your municipal budget meetings, but your County and school and see who is spending all your tax money…
