First of all, congratulations harleigh on being a solo home owner! Within greater London is a huge achievement👏🏿 The renovation cost did you budget for that when you were saving for your home? If not , is that slapped on credit card or actually saved separately alongside deposit?

Hi thank you! No I saved as much as I could for “extras” ahead of time, but I was doing this across 3 months. So in terms of the timeline I had 4 additional months of salary coming in throughout the time of decorating (not to mention this was May-August so mid pandemic not spending £250 a month on my travel card or other usual expenses was very helpful!)

Not only are there running costs for things, like with the example of the dishwasher, can you also afford to fix it or replace it if it suddenly needs repairs.

Surely the 5% mortgages wouldn't be applicable from a portfolio standpoint since you need to have a 25% deposit for Buu-to-Let mortgages. Unless you mean that you'd move into a new property and let out the current residence

Yes the 5% mortgage scheme is only to make it your residence anyway. So yes, it would mean moving into the new one and renting out this one

Just dont re-mortgage - ITS A TRAP!!! By the way, they will come to you and ask you to do this - dont do it

I’ll definitely be considering re-mortgaging at the end of my 2 year fixed term as the interest rate jumper offered in my current mortgage isn’t one I’ll be happy with. I can’t imagine the rates are very competitive at the moment in your position, but my remortgage will be next May 🙂

@@HarleighReid you should look up amortisation. They basically reset the clock and guarantee that by the time you finish paying your mortgage, you would have paid more than the cost of your property in just interest alone, regardless of what your interest rate is. I hope you have already spotted that something like 40% or 50% of your repayments is actually going towards the property payments and the rest is going into your banks pocket, if you are fortunate. If you calculate it, that's way more than your interest rate. Find the cutt of point for where your principal payments increase and interest payments decrease - this will make sense when you understand the whole process. It's very very sneaky how they don't tell you all this
