Yes mate. Top tip, a tiny, beautiful, picturesque rural market town, 15 mins from Hereford, Leominster and Ludlow (where the prices are high) is a place called Tenbury Wells. Now I've lived here for 4 years now and at the moment, I rented a 1 bedroom studio flat with bathroom etc, water bill thrown in, on the High street, for 365 a month. The same place in brum (where I'm from) would be double. Since arriving here, I've been watching houses grow in price, but gradually, meaning at some point, they're gonna fly. I think this is an untapped source and they're building numerous red bricks around the area. Crime is zero, everything is dirt cheap here. When I moved here, my car insurance dropped by 600 quid. So I'm already earning. I'm in the middle of gaining investment capital to start my own thing using your strategies. Thanks loads mate and let me know what yoy think of Tenbury Wells. Not least the average rent in Swansea is circa £754 and Cardiff a huge difference of near 50% more at £1035- both according to the ONS.

I agree that there are strategies that could be put in place for solid gains regardless of economy or market condition, but such executions are usually carried out by investment experts or advisors with experience. Reason I decided to work closely with an brokerage-adviser ever since the market got really tensed and the pressure became so much(I should be retiring in 17months) so I've had an brokerage-adviser guide me through the chaos, its been 9months and counting and I've made approx. 650K net from all of my holdings.

I recently visited Liverpool and there are lots of empty properties. Was surprised how despite all the luxury new buildings going up in the city centre the surrounding areas were becoming dilapidated

I am grateful to have been brought up here in DERBY and try my best to take advantage of the property around here. Currently, have the 2 x 3-bed terraced BTL student houses (next door to each other) - bringing around £1200 a month each but I want to milk as much as I can before Article 4. Not sure if its best to turn these into HMO'S or from scratch on a new property

I used to be a property guy before i sold up and just put the money in the s and p. Have not regretted one bit. No hassle, no tenants, no stamp duty and an average of 10% return. I guess i like 0 hassle.

Next year I think; however, do your own due diligence - Derby is saturated with HMOs, hence article 4 coming, and many are of very high standard. My letting agent is hardly able to rent out any room above 500

Come on. Wigan and Bolton are not at all Manchester. Greater Manchester isn't like London - it doesn't feel like one big, contiguous settlement (and rental demand likewise will see a big difference between Wigan/Bolton and Manchester)
