Hi Jay, excellent video! To go one step further, I install a “Flood Master” aka water stop/water cop unit to detect a water leak and it shuts off the inline water supply to the water heater so I don’t get a continuous water flow of flood water should I have a broken water heater or water leak. The sensor is placed at the base of the water heater and when it senses a water leak it sends a signal to the control up to turn off the incoming water heater cold water supply and it sounds a siren to alert me of a problem. It is real cheap “insurance” to protect my basement and its contents!

My electric water heater started leaking last year about this same time. It was a lot of water as I noticed a puddle against the wall inside my garage (water heater is in an indoor closet inside a narrow hallway in a pantry). That meant the water traveled across the tile floor and under the wall. No visible external signs of leaks so I figured it must have been the tank itself. I called a plumber because of where the heater was located. Narrow hallway, inside a closet, 18in off the floor with about 1in of clearance at the top - no way I could wresting it in there myself. They wanted $2,000 to replace it. Holy smokes! My frugal side took over ... "let me think about it". Finally dawned on me that Harbor Freight sells a hydraulic lift cart that raises up and down with a foot pump. Bought a 60 gal water heater from Lowes for $450 ($100 discount for opening a "pro" account), new water lines and a new pan. Bottom line is I replaced it myself for roughly $550 and the Harbor Freight cart worked fantastic!

Hi Jay, My 1999 Bradford front side looks fine but back side is deformed & bent & leaking water so I replaced it. Have you seen deformed water heater in your customers? Amazing presentation as always 💯👍

Yes, I've seen plenty of water heater with dents on them. Most of them don't leak since it is only the outer shell that is damaged but the inner tank is intact. Of course if the impact was hard (if it was dropped) then the chances of the inner tank springing a leak increase as well.. Thank you! Glad you liked the video!

All good tips where to check for leaks. Most unusual leak i ever had was just a few weeks after replacing my water heater. I was going down to the basement one time and i noticed the dreaded water on the floor again. Aggravating, to say the least. Started looking for the usual suspects for leaks thinking i might not have tightened something correctly when installing it. Nothing glaringly obvious. Got my flashlight to do a more thorough inspection, nothing. I just happened to notice in my flashlight beam a very fine mist coming down that i couldn't see with just my eyes. I started looking at the water lines above for the source of the fine mist. I'd used an 8" galvanized nipple on the incoming water line to the heater during installation. In the very center point of that nipple, right in the seam, i found the source of the mist. Never saw a nipple leak like that before. I replaced it, yes, with another galvanized nipple. LoL. Surely two in a row wouldnt do the same thing. 5 years later it's still good. I've considered a water alarm before but whoever constructed my house had the foresight to make the concrete floor slope just enough and in such a way that when there is a water leak it flows directly into my sump pump pit. Got a broken pilot light starter on my gas tank. Its a PITA when I do yearly maint. manually re-lighting pilot each time after I drain.

Ah that does sound like a hassle. I have a question though. Why not just leave the pilot on while you drain the water heater? The tiny pilot flame staying on even with an empty tank won't do any harm.

Hey 👋 buddy I hope all is going well with you and your family I've been busy helping my uncle but now he is in the hospital looking to pass away anytime. They did a full body scan and the cancer is everywhere in his brain and stomach and bones and now he is at the end of his life and also my aunt his oldest sister she is in the nursing home with last stage dementia and she had a couple of seizures and now she is in a coma this is her second day being on hospice she of course can't eat or drink it's a sad time when one goes the other will follow unfortunately. Just a rough time. I'm pushing myself to try to visit both and help but it's out of my control now. I'm having extreme difficulty with my arthritis. But anyway I hope you are doing well buddy I hope and pray the little baby is doing well and healthy. I had to fix my veterinarian water heater last Monday the hot water line blew off and it made a huge mess I had to replace the line I used a shark bite..take care buddy and God bless you and your family give everyone a hug for me love you all so much ♥️. @WordofAdviceTV hey buddy good to hear from you 👍 well my uncle passed away yesterday morning he is at least at peace and out of pain.he fought it to the very end he just didn't want to give up.its sad but he is in a better place now..they are planning his funeral now. And to make matters worse my aunt which is my uncle oldest sister she is looking to pass away anytime. She has been in the nursing home for 3 years she has alzheimers or dementia and she is at the final stage of it but she fell in the nursing home and got a severe concussion and it caused her to have seizures and she had two of them and now she is in a coma state and they have brought in hospice and it's literally a matter of time she hasn't eaten in a few days or drank anything and when she passes away it will just leave me with one aunt on my mom's side of the family and she isn't holding up good because they are really close knit family. I am doing better now and I thank you so much for your prayers 🙏 ❤️ tell everyone I said hello I love you all.

I once had a persistent slow trickle of water crossing the sidewalk and dripping into the street in front of my house. I searched for weeks for the source. It just had to be a leak in the sprinkler system. No luck. Finally, some shrubs next to the house started dying. I noticed the ground there was not only wet, but very warm. The water was coming from the water heater! Kind of weird that this drain on the side of the house behind my front porch was probably 20 feet from the water heater in the front garage. I occasionally open up the pressure release valve on the water heater to make sure it’s functional. Apparently, it didn’t completely close the last time I tested it. I played with the valve and the leak stopped. At my current home the water in my well is very very hard and iron rich. My water heater rusted out at the bottom. I replaced it under warranty. I would expect it to happen again except one particularly cold winter my water softener, (in an outdoor cabinet), froze and broke. All the media ended up in the bottom of my water heater. I’m not sure how healthy that is and I can’t flush my water heater anymore, but maybe that media is protecting the bottom of the tank from rusting out? I should probably install a something to filter the iron out.

Oh wow, those are all interesting scenarios! Thank you for taking the time to share your experiences! Not being able to find the leak in the first one must have been pretty frustrating. The shrubs dying out reminds me of how I used to be taught at the gas company that a blot of dried out grass could mean that there is an underground gas leak.
