Adjustable Rate Mortgages (ARM's) will get you a significantly lower interest rate with no extra up front fees. However, the risk of that rate going up is significant.
I love this strategy if you're only going to be in the house for a few years. But if you plan to be a lifer, this one's probably not for you.
