Bitcoin and similar assets are what we call speculative assets, meaning their value is determined by the next person willing to pay a higher price. Stocks real estate etc are productive assets where there value is derived from things they produce (e.g rents,profits etc.) Hence the term "productive" so there's definitely differences there :)

Propert is not an independent or isolated asset that used a set math formula. the formula we use depends a great deal on government policy like CGT, tax deductibility, on the markets like employment levels, or interest rates, on demographics like the same house will cost u a million in Auckland but only 500k in Tokoroa etc. etc. In NZ, the property market has had a few changes in those variables and the formula should be adjusted according. For instance, there was a time and maybe there Still is in some area, where buying a house was cheaper than paying rent, ie the rent was actually higher than mortgage or at least unrecoverable expenses. Now a friend is renting a hous for $550. The house is valued at 1.2 million. if he was to buy it, he will need first the 200k deposit . then take over 800k mortgage. with that unrecoverable expensive will be way higher than his rent. way higher. unless one is speculating on capital growth, that house will be cash flow negative for the foreseeable future.
