Hey Blandon, Great video. I think it is important to note that one cannot simply purchase the right property first. Everyone including myself will tend to purchase what they need first. A home. Then they start to understand the landscape of property investing to purchase Investment properties. Well done on your journey and thanks for the knowledge.

Hi...I love your tutorials...I have a question...I want to purchase a property...it originally had a pric.e tag of $2.2mill due to valuation...this valuation has changed dramatically over time as this was valued over 18mths ago...I have a family member willing to release the equity out their property valued at least $1mill. The valuation has now reduced a fair bit GV: is $1.2mill...I live in one of 3 houses on the property and has a lease for another part of the property, am I subjected to commercial lending or can I still look at personal lending. I think with commercial because of the 3 rentals including the one I currently live in and the lease to another party is subject to a commercial deposit requirement or can I get an agreement made up for personal purchase which would only be subject to a 20-30% deposit as apposed to a commercial deposit of 50%...?

Great Video!! Could you possibly do a video on serviceability for investment property? Is it best to structure existing loan at max term so serviceability looks better instead of aggressively paying off to save interest costs? I think property did go down 2018 and 2019 ish , if property increase is lower than inflation or savings interest , u should consider the price is down

Kristian Guillermo I do believe the ‘ system’ is slightly too easy for investors and should be changed. But it’s interesting you say that. Investors tends to want to pay below what they are worth so they are less likely to bump up that price than a first home buyer. I was actually a first home buyer as well when I bought that property, so fair competition imo. :)

@@mortgagehq I work in NZ communities where it is common to find three or four indigenous families, occupying one, unhealthy, three bedroom rental for outrageous rental prices....more than 50% of their income. Locals have been shut out of decent housing in NZ, we live in poverty now

Though to be fair, we don't know if that couple were buying for rental as well. Re the maintenance it sounded like it would have been draining. Though it got the house to a state for some tennents to want it on day one. Tennents need housing too, for what ever reason people need to rent and not buy, carreer etc.

@@mortgagehq It sounds like you are referring to property developers. I'm referring to people that buy several already existing homes (often in very poor condition) and having the nerve to rent them for large amounts of money while somehow managing to keep their conscience clear. I'd rather go and live in my car. This squeezes first home buyers further out of the market, or are forced to buy a dreadful home that's not safe to live in. Not ideal when you are wanting to start a family is it? There are plenty of people who will get homes built who aren't investors. My partner and I are considering having a home built because of the substandard homes going up for sale. We would rather pay a lot of money for a new home, rather than a lot of money for a dump. We would be having the house built to live in, not to parasite off others by making a few quick bucks.

@@GR-wi2nh I admire your noble thiniing. I definitely think there should be something done about investors, however, the underlying problem is far beyond the 1 dimension the majority sees. All I would like to do is encourage a lot more research and a lot more thoughts. Einstein said: “If I had an hour to solve a problem I'd spend 55 minutes thinking about the problem and 5 minutes thinking about solutions.”
