My experience is to always agree a Monday as a completion date, then you have the whole week to chase things up if anything goes wrong at the last minute, and always have a contingency plan for somewhere to stay if the completion is held up. I learnt this the hard way both when selling a former house and when buying the one I currently live in. Both times I was told at the last minute by my solicitor that the completion date had been held up, and then they stopped work for the weekend leaving me struggling for somewhere to stay and not knowing if the sale/purchase had actually gone ahead.

ive just recieved a contract to sign, maybe my solicitors are old fashioned? I am the vendor. the property is empty and there is no chain.

I am looking for a bit of advice. The property I was buying had a retention put on it by the lender of £5,000. So myself and partner paid for the work for the be completed. It has took around 5 months due the lockdown. Now we have done all the work our lender has stated there was an internal error on there system so the application had to be “re-keyed”. So we had to pass all the relevant documents to them AGAIN. They have now stated the case handler is looking at it again, given how long this purchase has been going on. Should I put an official complaint in and will it help?

How very annoying for you! However, I think its best just to hold tight for the moment and see what transpires. I would very much expect they will process it and approve as previously agreed. If for any reason they decline - then would be the time to make a complaint. Good luck. I think it’ll be fine in the end..but rather stressful right now. PHIL

Only if they have a mortgage ...many dont need a mortgage as you know.
