S. sale (currently renting/C FL/ insurance issues/ looking to start flipping/ zero inventory re; foreclosures though, just signed another cheap rental lease agreement to ", wait out " to this ",bottom" , but cant figure out whats taking but i know its comin. cali auctions are good way to get discounted properties, only thing is you have to pay on the spot if you are the winner. Most are held online now.

My cpa said track everything so when I pay down payment for hard money he pays half. Hard money pays for all Reno labor and budget anything else we split then at the end I write him a check for his half!
