The bathroom upstairs is not a Jack & Jill Bathroom. That kind of bathroom is connected only by a bedroom on either side. Which that one is not, being that is is hallway scces for 3 bedrooms.

4 minutes in, and I didn't hear where this house is, but at first glance and thoughts; the investors overpaid massively. This place needs a gut job down to the studs and more.

I haven't finished yet and im thinking nearly half a mil into this home it has holes in it completely out of style has minor issues over every square foot and major issues in every room. Even in a good market how can you win this house needs 100 to 200 thousand in work. Potentially 600k into this home and thats about what its worth. Where's the profit?

@@brainwashingdetergent4128 yeah well they spent $180K on the remodel itself bringing their total investment cost to 620K PLUS 27K in closing costs so, you're right, there actually was nearly no profit in this. I assume they were counting on a much more robust real estate market but instead it crashed, but probably was never going to be a big earner for them

Love it! I think the current dinning room could have been used to make the kitchen bigger, and the “formal living room” could have been the new dinning. P.S. can’t believe this project is from last year

I think the profit was low because they weren't aggressive enough in the layout. Maybe they were hitting the top of the comp sales; but, if you go aggressive, you can be a comp setter. They needed two things that would have turned this from a really nice house to a 'must have' comp-breaker house. They should have shifted that kitchen back into the sunroom, directly adjoining the living room. That would have done two things: doubled the size of the kitchen, and made it open to and overlooking the living room, which is that flowing open concept people pay top $ for. Probably even had room to fit a dining table/space in between the kitchen/living room, so kitchen, LR, and DR, would all be part of one, big, open space. Then, that old kitchen area could become a huge walk-in pantry, or butler's pantry, through to the old DR. Or, the old DR, shoved back into that far corner could be made onto an office, if they did move the DR space into the Kitchen/LR area. Moving the plumbing would have been expensive, but spend $20k, make $40k. You gain huge, full open concept Kitchen/DR/LR, and a huge pantry, AND an office. Plus, it would turn it into an irristible home. The second thing it needed was a third bath upstairs. There was enough play in that layout to squeeze a small en suite onto one of those upstairs bedrooms, by either reconfiguring the hallway/entrances, or canabalizing a small bit of that huge master BR, or a combo of both. Another bath up there was a must! Three beds sharing one bath - too much. People don't want to buy daily, ongoing, headaches, and three kids sharing one bath in the morning = daily headaches and strife. Again, expensive, but would have put that home over the top, made back that extra investment, plus a nice chunk of additional profit, to boot. That's my pet peeve when flippers skimp out on layout; so much wasted potential. And these guys do it a lot. Always nice work, beautiful design! But tend to skimp out on layout. I get it, it's expensive, but almost ALWAYS worth it!

I was sorta agreeing with you on the kitchen being too small but on the other hand, if you look at 30:08 you can see that there wasn't THAT much wall room in the dining space for a kitchen expansion particularly if you had to move the refrigerator next to the window. Now removing that wall separating the "second living room" next to the stairs and the new dining room would have really opened up that space for a huge impact! Looking at zillow the very top of the market is about $700,000 so maybe they didn't do as bad sales price wise as I was first assuming - it was a tough project for sure!

@@scrow9 Hi! Thanks for the reply! No, my suggestion was to move the kitchen entirely, into the sunroom, taking the wall between the sunroom and living down entirely, allowing it to flow directly into the LR. You're right, the Dining Room was too small for expansion.

@@einatblackrose Yeah you make a fair point, I could see the NEXT homeowner after a few years making that kitchen design change and reaping the increased home equity - with 20/20 hindsight it looks like Austin Flippers wouldn't have a seen a return on that investment now and might well have lost money on the project or had to place it on the rental market

i think part of the reason they have not adjusted the layout so much is that the house was in dire need of structural repairs. also remember they are working with subscribers on this one. idk what that does for the budget, but it may have been a contributing factor.

Such a beautiful home! The profit was tiny compared to the sales, but with the water damage is understandable. If you had to re-roof, there would be almost no profit.

Beautiful home and finishes. Looks nice and clean! I wish the kitchen could have been bigger though. There's a ton of wall space between the pennisula and sunroom door. They could have moved the window/sink over several feet to the left and made it more of a galley kitchen.

The kitchen is a little too small for this house size. Reconfiguring the layout better by relocating the kitchen to the sunroom would have been awesome. But it turned out beautiful nevertheless. U guys made the most with the budget u had, plus spending a huge amount of it on fixing the leak and fixing every single room from scratch. Wished u had made more profit on this flip. Great job guys! More flips please and make it faster 😅

I'm always a little disappointed to see that tiny kitchen in houses like this don't get made bigger when you're doing such a big renovation anyway? Is there a reason for this? Is it just cost/benefit? There's so much space so it seemed to me a logical thing to do.

Given the low profit as it is, a larger kitchen probably would not have resulted in normally expected profits - I wonder, looking back, where they think they COULD have saved money. I can't think of any areas where they actually overspent - - a lower initial purchase price would have made all the difference BUT perhaps there was a bidding war on this property. UPDATE: I just checked on Zillow for houses of this size in Austin and I was surprised to see that it wasn't such a bad purchase price as I first assumed - of course the condition of the house was poor and I did see several properties listed under $421,000 that were of equivalent size AND were in similar shape to this house post-remodel.

Great job here. I know this is just an investment property but there's only 2 things I would have changed if it were a property I was doing for myself. Outside the only thing I would have done is widened the front walk and make it like 4 foot wide. Makes a more dramatic entry and people underestimate the need for wide walkways. Inside, I would have relocated that closet by the front door and open up the stairs. It could have been moved to the right in the corner where little access space under the stairs. Love the tile choices in the baths. And using the chrome is a good choice too. I'm wondering if the brass fixtures everyone is using might become dated soon.

Amazing job! I always wish that you showed us a bit more of the renovation work and some more problems/design choices you had to overcome. But, that said, pro quality video as always. I hate it when designers remove or don't include bathtubs. Baths are a simple luxury and essential to anyone involved in athletics over the age of 35. The thought of buying a house without a tub in my bathroom is unthinkable.

That formal living room could also work as a home office.. Love the overall transformation especially the pops of colors blue. But isn’t the profit a little too low? Especially with all the work & renovation cost. And for the size of that home, I expected a bigger & better profit..

I would probably use that sunroom as the dinning room and then what was staged as a dinning room as an office. I'm not sure what I would do with 2 living rooms though, thats kind of odd.

Agree but given it's a family home I think it could work to have one be a nicer more mature living room and then the other be the family room/playroom with the toys, video games, etc. That way when guests come over they aren't sitting in a pile of Legos and barbie clothes like at my house. 😉

After all the modern homes having mostly open spaces, I went to a friend’s house that had two separate living rooms. The kids were in the back playing video games and being loud and her and I were in the front living room chatting. It was nice in that moment to have two spaces. They are a large family so I imagine that happens semi-frequently. So a house that size might benefit from having a few separate spaces alongside the larger, open spaces 🤷🏻‍♀️

For how big the master bedroom is, they could’ve made the master bathroom bigger. Expand the bathroom to take some sqft from the oversized bedroom.

I enjoy this channel - the only issue I have is that the "flippers" higher all the work out - I guess that is typical with HGTV too...I would like to know what the houses sell for...and how long it takes for the house to sell?....

Most people would do the same thing. Even if you have the skills to DYI some of the work, it usually slows down the flipping process and any savings get lost in holding fees.

I think I would have looked at moving the kitchen...maybe to the sun porch or the small formal dining room. I would have liked to put a new entrance in the old kitchen to the back yard. A nice large windo wall. You could have kepr the old hot tub and used it as a raised planting bed...maybe herbs and strawberries.and edible flowers. even lettuce. It does look nice all opened up and the colors on the front really work. Are accent walls totally out??? I think if you had reoriented the entry to master closet you would have had room for a pretty soaker. I know yall dont care what viewers think...but.....anyway.

On the outside I think the porch lights are to low, the post should be square, being round doesn't fit the style of the home. Also the shutters look to narrow. Not a fan of the garage doors being blue either, sorry.

Hmm I think the profit reflects all the things missed here. That tiny kitchen for the size of house was disappointing to say the least with allll that extra space just sitting. Needed another full bathroom for this house size too. Beautiful design choices in the finishes though!

They had plenty of room to expand that kitchen. They could’ve expand into the dinning room (so to the right) and they could’ve expand along the wall of the sunroom (to the left). They wanted to save money

I would have enlarged the closets in principal bedroom. Too much living space v size of kitchen... Open kitchen into sunroom which becomes dining room. Extend kitchen right across into old dining nook. There's not enough cabinetry in that small kitchen. Formal dining room becomes closed off office space.

Are you guys available to hire for a home that is already purchased and closed on that needs a full renovation? So recently I’m living in a house we rent, and the roof Is leaking really badly. We don’t know how long it’s been leaking for as the attic is completely destroyed. Our landlords are refusing to fix it and I feel very unsafe in this house not only using the power but that the roof will collapse. We had a roofer come by, and he refused to go on the roof, because of how bad it was. Any advice as my parents aren’t doing anything, and we live in Canada Ontario and it rains a lot here.

I know it's a flip but they would have done well to open up the floor plan on the bottom floor. Too many walls chopping up the view.

I cannot believe they spent $440k on that. It is a wreck. I know Austin is expensive but, I am in north Texas, and for that price I would expect a house with proper plumbing, electrical and no roof leaks. Maybe they lots of money in Seattle. Also, that isn’t a Jack and Jill bath.

I would take the living room window out and put the front door there instead.

You did an amazing job!!! BUT the tile in the powder room is cursed. Unless the cameras didn't catch the glaze, those are the same matte tiles in a friend's bathroom. They will never look clean after people begin to use the room. Religious clean will do nothing. They will always look gross. The only positive about those tiles is they're not slippery when wet.
