House Floor Plans (part 2) - Designing Floor Plans for our Open Concept Basement & Second Floor

We are building our Dream Home and in this video we walk you through the second part of our House Plans - the layout for our Open Concept Basement & Second Story floor plan, which includes the Master Bedroom and an office! We share our steps when creating our Custom Home design and layout, and explain our thought process for room placement and space planning.
When designing our custom home, we wanted to make sure that we really optimize our space, create a functional and open layout, and plan for all the rooms and spaces we need on our second floor and basement. We really laboured over the design of our new home build and wanted to ensure that we are thinking about furniture placement, sightlines, and the flow of traffic and movement between different areas in our new home. We discuss the trade-offs, considerations, and what to think about when creating floor plans for your new construction home.

I'm curious if you've been working with a designer or architect on this. I have been designing custom homes for just over 30 years now and I see hints of some professional involvement in the plans. What made you decide to give each bedroom its own bathroom, rather than going Jack and Jill like you did last time?

We decided to add an extra office upstairs between the two front bedrooms (which we didn’t have in the first home). Because of that we needed to reconfigure the Jack and Jill we originally had in that space. We ended up with a more optimized layout and more functional space with the new office 😊

Of course - the main floor has 10 foot ceilings while the second floor and basement both have 9 foot ceilings

How did you build 2 dream houses? Did you sell one of them?

Yes, we sold the first home to be able to move into our second one. Building the second custom home was a good investment opportunity for us and we had a lot of efficiencies by building on the same size lot, with similar plans and right across the street - it helped us save money while making improvements to the design and enhancing the quality and finishes even further.
