My name is Maddie. I've been living and traveling across Mexico for almost 5 years. During that time, I spent a year living in Queretaro with my then-boyfriend. After a pretty messy breakup, I decided it was best to move elsewhere which landed me in Guadalajara/Ajijic, Jalisco for the past 9 months.
Since I'm still not sure if Jalisco is the right fit for a solo female like me, I'm still looking for my next long-term home base in Mexico. However, it occurred to me...maybe I should start looking for a house to BUY in Mexico instead of renting!
Of all the places I've spent extended time in Mexico, I felt the most comfortable in Queretaro. So today, I've traveled back to the city I called home for 1 year to start looking at real estate to buy.
The houses I'm viewing today range from $144,000 - $255,000 USD. I tried to see a variety of properties in Queretaro in various neighborhoods to get a better idea of how appealing or feasible it would be to buy a house.

@@SuiGenerisAbbie it is cold here. And these place are amazing. Have never been to Queretaro, but these place are similar in size and half the price here. And they have 5/6ths more sun. And none of the god damned TPS reports or Peter’s boss.

My suggestion pick one for safety, location and affordability. You can always decorate, paint, change however you can not change your location etc. You can paint tile, you can paint wood etc. DO NOT PICK ONE THAT HAS WATER LEAKING ISSUES. BLACK MOLD COULD BE BEHIND THE WALLS.

I think if you purchased the "wood" one you'd be unhappy Maddie. You are such a sunny person and it's kind of like a cave. The price was nice but so so dark. I liked the others but watch out for the leaks in the one with the pink accents. More important than how the leaks look is that they are 100% fixed before they paint them. I worry that there are too many leaks and wonder if more will pop up later on. Good luck on your search! It's so fun to see you get so excited about these houses!

Yeah that one was reeeally dark. Upon further reflection, I don't think I can get past most of the quirky features, like odd division of rooms, glass peep hole into the bedroom, and the strange combo of wood/brick/stone

@@MaddieGold #1 ( or any with jealousie windows - even upstairs...burglars climb walls well! ) is a no-no safety wise Maddie. You're asking to be robbed , especially in a 'rich' area.

My favorite was the most expensive one with the sunken living room and roomy outdoor terrace. I love having space for outdoor living. The house felt very cozy and had a nice flow to it. Good luck on your search.

The three most important things to look for in a home is: 1) Location 2) Location 3) Location. You can change most things in a home; however you can't change the location. I vote for Calesa! You are also making the right choice on Queretaro instead of Ajiijic. Go for it while the dollar is still strong. Make sure to have the home inspected.

@@MaddieGold Location is very important as your lifestyle will dictate where you will be the happiest, as your needs change you can always move up. Safety and proximity to places you enjoy to frequent, a house you can easily maintain and manage so you money and time isn't eaten up by it. I hope you find the perfect fit for you!! You would make an excellent real estate agent, you have a natural flair for it!!

@@MaddieGold Get it inspected ---- In Mexico City lots of people do buy the looks, 'location' and convenience at high prices (apartments), forgetting about the building structure hidden behind those marble finishes and any recent damage due to quakes.

@BettyAbsolutely Hi Betty, i will be able to answer your question partially - in Mexico City there's the 'Padrón de Directores Responsables de Obra y Corresponsables' (a list of licensed inspectors & other associated roles that know about structures and installations). Check the list, choose some building inspectors (you will find their email/phone#/address) and ask some initial questions as you see fit. The list does not report whether the inspectors are bilingual or not (but some have studied abroad).

I love the house in Calesa too. As for the fridge problem, I would remove the wall separating it from the kitchen and incorporate the pantry into the kitchen. Do get an inspection and make sure you get someone good to poke around. Here in the US there are lots of mediocre house inspectors who often miss problem areas. Good stuff Maddie!

You completely right,right now my sister in law buy a house here in California and right when she move in she have 2 leaks that create problems and just like you mentioned I don’t know how inspectors miss it,I think they only have so much they can predict.regarding the removal of wall is easier say than do,but that’s my first tough also,excuse my English.

We are currently in Queretaro toward the end of a ten day stay. You are among the influences that put this lovely livable city on our radar. Thank you. In regards to Las Almos. I thought about the extensive street and sidewalk construction as we waded through the dust of the neighborhood the other day. While the construction is ongoing, it might have a depressive influence on house prices in the neighborhood, but when finished, will add value. So now might be a good time to buy in this lovely treed walkable area.

Calesa wins in my opinion, and you lit up when in that house. I would also knock out the wall to the pantry and incorporate that whole area into the kitchen with the fridge fully accessible. Location and condition and layout were all awesome. 👍💃🇲🇽❤️

The pricey one is my favorite. Minus that weird fridge in the pantry thing. Looks move in ready with no renos needed. Quiet area is a plus too. I'm so excited for you whatever house you choose! 🤗

I definitely liked the sunken living room house! With a terrasse and a yard, you could easily add a raised dip pool. So much potential, I had to rewind and look at it again! 🤔🤗😍🇲🇽

I love when there’s small rooms off of bedrooms, so handy as an office, a small reading book, a writing desk area, a gym, you could make it a bougie closet room, I’m a painter-so a painting room! The wood one is pretty interesting! I love the wood but only when the house is bright, from bright floors and lots of windows for example. Hands down the calesa house is amazing!!!!

I like the sunken in living room with the built-in sofas. The rest of the houses seem cave like, especially that wood/brick obstacle course one. The last house wasn't bad, but it's far from the town center and the design is all over the place with mix and match from French windows to 60's block windows, etc. It's not cohesive. I'm sure you know the house that fits everything you are looking for and dreaming of your future in.

Hey Maddie another great video. You are natural when it comes to real estate. I know you love the White House with the bodega but coming from someone who has studied Structural Engineering I would be completely worried for you. If you see the efflorescence at the bottom of the bodega that means that water is getting inside the structure. Taking care of it and painting it will not remedy this issue and I believe the structure has problems. The outside noise is also a problem. Location location, location. I would not have fun sitting out in the outdoor space listening to the traffic. I know you love the house but I would walk away

I live blocks away from a freeway, not as close as that house, and hearing the freeway 24/7 gets old. I'd choose something not close to the noise.

Be careful of any water seeping into the house, that may be a sign of some serious damage and issues that will really cause problems and mold. Remember all homes come with maintenance and can be costly, living in a place you have to remodel is no fun. Kitchens and bathrooms are the most expensive to remodel.

I hear some comment they don't feel well in homes with these issues. I'm sensitive to mold and with several chronic conditions that would definitely be a concern for me.

Love the last one for it's traditional features. If you add water features and more plants, it will cut down on the traffic noise.

Writing a second comment because I can’t modify the last.. just adding, that the calesa house is amazing but also expensive, so in the lower priced range homes, the white interior one with black counter tops is so sleek and fancy and I really liked it!! And the last one with the bovida ceiling, call me crazy but that place stole my heart ^__^ love the blue kitchen ( though I would change the pink arches everywhere to a blue or something and do blue throughout the whole house.) it’s backyard is gorgeous and so much character!!! I know it’s a boring thing to hear but location is most important!! A perfect house in the middle of nowhere, far away and noisy, will never be loved as much as a shifty shoebox in a neighbourhood with endless activities and around people you like.

I think so! Safety has been an ongoing issue for me and I've never felt unsafe in Queretaro, even walking around at night

If I were to consider buying a home in Mexico seriously, Queretaro would be it. The modern city and some of the neighborhoods remind me of areas I'd see in the wealthier parts of San Diego, and also with mild weather. Smart choice

We built a custom home in 2004. When the solid wood cabinets and doors were installed it really improved the sound quality. Adding granite to every room also improved the natural ambiance. I didn’t want to spend the extra money for solid wood and granite but my husband insisted. If I built the home today I would add as much wood as possible. I LOVE❤WOOD😊 Namaskar Dear Maddie:)):)):))

Maddie, whatever house you decide on, check to see if it shares a wall with another residence because you will hear them through said wall.

All the houses you looked at were really nice. You could not get anything for those prices here lakeside. Watch out for water damage as we have walls that are crumbling all the time during rainy season. The fit in this town seems more you than lakeside. Town seems much cleaner less traffic Streets where you won’t break your ankle trying to walk on the rocks that they refer to as cobblestones and you have friends here already and seems to love the town from all you have mentioned in the past. Not to mention the outrageous prices for things here lakeside. The town looks quaint and pretty. Major stores closer there than at lakeside. Just our opinion. Good luck in your search. Don’t hurry. Mostly stay away from silletra (wrong spelling) it can NEVER be fixed no matter what they tell you. We have been dealing with it for 20 years!

Hey Maddie, I love your videos. I’m a little bit of a real estate investor. Have had rental houses and now flipping one or two houses per year. I like the idea of you getting a big house and closing part of it off to rent out. Even if the two areas are closed off when you are out and about, they can keep an ear on your space and call the authorities if needed and vice versa when you’re home and they’re not. ❤️

Why MX is different. In MX "Squatting" has a more privilaged status than in the US. In MX you can fail to pay rent and not be evicted for a VERY long time. In addition, renting out property can be viewed by the MX court as conducting business, and you Visa can be revoked. If you need to know the facts about MX real estate, you need to consult a licensed MX legal council.

Love your videos, I follow for more than 2 years. Congratulacions Queretaro has it all, I lived there for few years, know I'm back in state of México. I want to share my experience in Querétaro as a single woman at the time. I bought my first little house close to costco in a Coto with few amenities pool, salón de fiestas, all simple. The mantenimiento was cheap and the Coto take care of security and maintenance. So maybe if you can explore that posibility. dime years laterI bought a terreno and built a house in a nicer Coto. I keep this nice house. At the beging I rent by Airbnb, then a long term rent. Anyway, I think that beside the house you have to think a long term Profit. Nice home tour. Keep in mind. that the square area of a house in Mexico is different than the way it's measured in the U.S. in Mexico they include more area like patio area isn't included in the living space in the U.S. but it can be here in Mexico. Also you get to pick which Notaria you sign the escrow type of paper work in which is important because you need to shop Notarias because they will charge you anywhere from 3 to 10 percent of the sales prince of the house to complete the sale and make it legal. We paid 3.5 percent but we know people in Queretaro that paid 10 percent. -Marc

Maddie all the houses you show are to big for a single person. Maintenance would be costly! A reasonable nice, warm, cozy, inviting place would be what I would pick being single

I liked the alamos it was all white withe big patio yard and nice car area and being quiet and close walking distance to restaurants etc I also liked the sunken living room one where you could close off your living space from rest of home. Well Ty for sharing can’t wait to see your choice and what you do with it afterwards

Hands down the house with the upstairs terrace and the first floor mini courtyard with grass! it's light, bright, modern and seems to really fit your personality. The others are a fail; dingy, and/or chopped up and weird. As far as the fridge; take the door off of the pantry; a lot easier than knocking the wall out as somebody mentioned; and you could put up a curtain or blind. The ceiling was beautiful with the timber look. I agree with the investor, as I am as well, renting out the extra rooms or guest areas. That would be a huge win. Takes the pressure off video making and is easy cash. Hated the colors in the second to last house, even though that's changeable; the dog area you mentioned - looked beat up and fugly and dirty. the last house -the red, uggg, and the blue in kitchen, ugg, cheapens it, although can be changed. No sun in the terrace space, which would throw me back to the house with the two courtyards and fridge in pantry, so much nice bright cheerful spaces. DO NOT GET A HOUSE WITH MOISTURE ISSUES. Mold is a killer. It will wreck your health.

That house on day 2 1st house was SO NICE! Loved it. I would see about closing off that outdoor door from the kitchen cuz there was one by it and putting the fridge there. There was so much space there to extend the kitchen. Still the best one you showed.

Couple points of advice from someone who has made mistakes: 1. Don’t buy any more house than you need, with emphasis on NEED. You want to spend your free time and money on living your life, not maintaining a house. 2. If you see any sign of mold, RUN!!

I love the one with the pink doorways and blue kitchen. The stained glass windows make it even prettier to me. Do you like this town better than Ahihic? Spelled that wrong for sure, lol. You’ve gotten so classy looking lately, really coming into your own. Live the hair pulled back with the dangle earrings! Looks so classy! Get the one that makes you happiest and live close to friends.

I really like the red kitchen house! I know you don't dig that color BUT it's such a minor detail that one day could be re-done. Also love the sunken living room house! Absolutely do not like the weird laid out wooden everywhere house, makes zero sense and...ya don't like anything about it. Wish we could have seen the two you weren't allowed to record. I don't mind the house on the road that is being construction on, not much character though but actually love the wood that you're not a fan of lol. And the last house with the blue kitchen, I love and I can tell you love it too. I personally think more yellow added to the blue would look so nice! I'm so excited for you and can't wait to see which one you buy!!

Well Maddie, they are all beautiful, but where's the bathtub? ☺️ I mean you could always put one in, but I would imagine you would be looking for that option. Probably not a common amenity. I love the one with the sunken living room, and the one with stained glass too! You have to feel right about a house. Take that into consideration. When you walk in, is the house welcoming? Do you see yourself living there? Does the walk thru feel comfortable? It's something that you will have for a long while, so you want to look forward to coming home over the years. I just watched your video on House-hunting in Phoenx... I realize this was a year ago, but it would seem that you get a lot more bang for the buck in Mexico! As you pointed out, however getting a loan is kind of a NON-option here in Mexico. So terrific to see the contrast of the two areas... GRACIAS!! You should definitely get into Real Estate video services, as you do a great job showing off any place you happen to look at and your videos are complete and short... As in NOT boring! :)

Water in the walls is a major problem.. This means there are leaks from the outside and that can be expensive to fix.. There can be more damage than you can see

That pink arches house is so inspiring - you could make it so beautiful. Neighborhoods are so important though darn it! That's definitely the house that I could actually see you in. But there's nothing like rolling out of bed and walking to your favorite neighborhood or street. ❤❤❤❤❤

I like the last one the most! Are we ever going to see some that are less than 100 000 USD? It would be nice to see something cheaper, even though you're not into smaller places. Also, it's super weird seeing a maid's quarters that are like 10 m2 in a house of 300 m2, it's super sad. Btw you are super talented for real estate, love the flow, I would love to watch you house hunting all the time

You are an inspiration/role model for many single (unmarried) women. This is a great time for you to buy a house now that you are single. Congratulations on making the best financial decision of your life. It is better to own your own place as an unmarried woman because if future relationships don't work out, you will not have to give up your house/apartment you rented with the ex. Keep up the good work. Just an idea for future videos, can you share what is your impresion of Mexican career women and how they manage their family and professional lives? Also, studying in Mèxico for nationals vs foreigners. Many people from all over, specially Central and South America study in Mèxico. Americans study medicine there as well.

Not trying to be mean Maddie, but these are all WAY OVER PRICED. Don't pay more than (USD): 1) $205,000 (if it comes with all furniture) 2) No idea. I didn't see it since you couldn't show it. 3) $182,500 (with all furniture), has water damage for sure! 4) $138,900 super simple with terrible lighting and a lot of walls. They were close in their selling price, but they want to get out of it, so that means something. 5) $158,799 not much good or bad about this place. Kind of a weird setup in general. 6) $179,000 this place is "more you" and something that you woukd like, but the price needs to be negotiated for sure. Needs some paint and TLC, but shouldn't cost you more than $5k to accomplish. If you pay any more than those figures, then you'll be underwater on the price you paid, or had loaned for. All in all, if you know that the housing market is in decline, it is best to rent for now. Buy in the next year or so. The places you looked at will likely still be on the market, and you'll be able to buy for A LOT CHEAPER. I bought in 2012 (4 years after a real-estate crash), so I know that you have plenty of time to find your "perfect" place for much less than what they are asking now....

Love the last house. Lots of open space and definitely paint the entire inside a soft color. The back yard is awesome just add a pool. 2nd choice was the red kitchen or the house after that.

love the sunken livingroom house (most expensive). The next lots of wood ..you can always paint wood, the master "book cases" could become a great walk in closet, id remove some of the doors like sliding. the pink trim house is cool , love the arches and "cupola" upstairs, its all about location location location. Didnt see the other two so cant comment except perhaps better located to town ? Also love your hair tied back, looks great.

I like the last house with the dark blue cabinets the best. Not fond of the blue cabinets and that pink trim throughout myself, but the rest of the house appeals to me. It has a lot of charm to it.

Hi Maddie, nice properties!I want to recommend you to look some "casas in condominio"which are houses in gated communities, most of them with private security paid by the homeowners. This communities are often secluded and with amenities.

We have same problem it's from concrete getting no sun.its very hard to get rid of moisture unless you use water block. Paint will not kill it.its a band-aid.

Courtyard? Sign me up! My mother once had a place like that and for privacy, she installed long bamboo poles in the corners, and draped a beautiful multicolored cotton cloth for privacy. Good luck! Man oh man, does a buck go a long way. Here in the SF bay area, a GARAGE recently sold for 1.3 MILLION.

I really love the Calesa house❤️I could see hanging chairs coming down off of the huge beams over head out on the back patio, and you could totally close off the bottom and run an airbnb there! I really wish that homeowners would build a maids quarters that reflects how important they are in the home, as if it were for their own family. Lovely!!!! Remember this is not your forever home most likely. Pick one you really like that’s the best investment for rentals. Look at historical flooding and quake issues. Also in case of government/riots possibilities something that’s not too close to city center where you or your home would be in the middle.

The house in Calesa is the best and in the best shape. It's a polished presentation and proportions are aesthetically pleasing. It looks good on video and has many different sets for in-house production, literal pun intended. The 25 year old houses look like they've had some issues -- and 25 years isn't that old. More recent construction and all the nice features of the Calesa house will serve you well in the future. I still like that little house in Ajijic, but this one is much brighter and more modern, and you seem most at home in Queretaro. :-) Think also about earthquakes! The repair in the bovada (spelling?) is troubling. I'd feel uncomfortable sitting under a dome of bricks, especially in earthquake country. And just as they prevent thieves from entering, bars on the windows can prevent occupants from escaping in an emergency. It seems that barred windows are present in all of these houses. Make sure they won't limit your escape. Get the best you can afford, even if it's a little bit of a stretch. It will pay off when/if you want to sell. Up until the pandemic, you could easily spend $250k on a parking space in San Francisco. So it seems like a bargain for a house like that. Higher prices are happening everywhere. So it's good you're getting in before things get out of hand. Happy hunting!

I thought Queretaro was generally safe from earthquakes. Is that a problem there? I've been looking at earthquake maps and it seems to generally be free from them.

@@helloworld8492 I wasn't saying it has earthquakes, I was saying one needs to find out about the area and take them into consideration if it's seismically active. There are plenty of earthquakes in Mexico -- just look at Mexico City. Some of the houses she looked at might not fare well in an earthquake. If Queretaro isn't seismically active, great!

All the places have their pros and cons….it depends on your priorities and plans? Are you planing on settling in for the long haul? Short term and are you more interested in resale value? Also are you into renovations and the inconvenience and expense involved? Or do you want turn key? I would say one of the biggest red flags was the places with obvious water damage, this can equate to costly reparations…It’s hard to say what the best fit for you would be not knowing what the total picture is. …Having said that, I loved this video and almost wish you would keep doing house tours all through Mexico. Love your channel 1000% (not a typo) Good luck on your search, when you find the right one you will know!❤️

I would pick number two because of location, it would be great as an Airbnb so you can continue your travels when you wish and still be making money. Also being in centro or close to you will never be bored, you open your front door and you are in the heart of it, close to restaurants shops cafes bars so many places to meet people and friends. If you are too far from Centro you will always need a vehicle to go back and forth. Make sure things are convient to you. I would hate to see you get isolated. As far as the tippy tapi floors if you just remove them it is probably tile underneath if you are lucky it is pasta tile. Make sure you think about this very carefully this is a lot of money you are putting on the line. I wish you all the very best.

Went to Cozumel last month 02/23 and like always I came home wanting to buy a place in Mexico. I've got almost enough $ saved for a small place there. I'm 54 yrs old and can retire with a pension anytime. Started watching your videos way back in the Tangerine days, nice to see you doing well. I'm really enjoying the house shopping videos, very helpful so you've earned a sub from me once again. I liked the place with the sunken living room and didn't really care for the one with all the wood.

Just wondering why you (a single, not wanting a family) is not looking at 2 BR, 1-2B? Maybe money is not an object, but as my wife points out, a smaller house is easier to maintain and all that extra cash can offer so much more opportunities for travel, etc. Sounds like you are also thinking about a car; and' as my wife points out, we never bought a new car, but always at least 3 years old, so that we could enjoy the benefits of all that saved money for travel, etc. Just a thought.

She can rent the extra bedrooms out, thus having extra income, plus there will always be someone there to watch over the place when she is traveling. She also has said she'd love to have a dog or two so the roommate(s) could petsit while she is traveling.

Wow, you get so much more for your money in Queretro compared to Ajijic. Personally, I need a lot of natural light , quiet neighborhood, and yet close to shopping/dinning. My advice: Take your time - patience pays off! Other properties will come on the market. If you're not 1,000% in LOVE with the home then pass on it! Don't pour money into it to make it work. The house with the sunken living room is by far the best. The walk-in closet is a dream, and the rest of the bedrooms were large, too. The house looks like it's been well maintained. I would stay away from the homes with water damage. Scraping & painting it will not fix it. Major renovations always cost way more than you think they will. I would opt for something that only has cosmetic fixes, like changing out a floor or the colors. I'm in my 4th home and my 2nd home was an old Victorian that was totally out of date and ended up having electrical, foundation, and water damage issues. My current home is a farmhouse built in 1900, but it was well maintained. All we had to do was rip out all the carpet, install hardwood, and paint it inside. After a few years, we also painted the outside, not because it needed it, but because we wanted to. It's been so nice not having a bunch of cans of worms open every time we want to do something.
