Jamaica is experiencing a housing boom so nah worry yourself, lots of options available especially on the north coast just depends where you want to be. Be careful if you choose to build, long stressful process that invokes parish council approvals etc. also material are high, lots of unfinished houses. Big ups

You will find a house in Jamaica there is so many housing developments.

Trust me, a completed house in a secure gated community is the best and one with good facilities like a pool, gym and children's playground is the best. You can easily rent it out to holidaymakers. Building a house can often work out more expensive....I made that mistake. The builders tend to build the house far bigger than you wanted and use up so much expensive materials in the process! Never again!

Ok on a serious note be careful of those pre-approval for eg JMMB will preapprove you and when u pay u deposit, pay for survey etc when the document get to the real underwriters they tell u no.. NCB as well don’t have much risk tolerant. All the big name banks in Jamaica are really not for poor pple. I find VMBS the best and they work with pple. I spent 2021 doing homework and still got run around. Anyways leant my lesson and will forever request loans from VMBS.. when the main banks give u preapproval ask them if the under writers for these mortgages agree.. the front person will tell u crap and u can end up loosing $$ on survey lawyer etc .

We really like Happy Cove but they are sold out. We also like Gates of Edgehill in St Mary but not the drive up through the community. The model we liked was more expensive and when you add a few upgrades it’s over $300k.

Depends on the area. In the nicer areas houses will be more expensive, like any other place. This house was very reasonable. Spanish Town is not a tourist area. But demand will drive up the price.

So you don't get an appraisal before you bid on the house. That's backwards. So who sets the house prices. How they set a price and then come back with a different price. So why even set a price and then give a different amount. 🤔

The listing broker will recommend a price to sell based on comparables in that area. But this community rarely has any turnover. So the gist of it is if the valuation is less than the purchase price the buyer has to pay the difference. The bank is only going to finance 90% of the valuation. It’s a sellers market so the purchase price could go up considerably, which is why we didn’t want to overbid.

No it’s not any bigger in person. It didn’t really have an open floor plan and were “box” looking. Some homes had a “view” of the sea but not enough to be worth upwards of $300k. We cannot see ourselves living there.
