we did the same in my house in India, we build a small apartment on the top of the house with all the equipment, water tanks etc

I really like your house. Unlike Bollywood self claim interior designers wives Suzanne and Gauri your mom has got better taste. for the empty space, you could put up a pool table something like that of a vibe or a small bowling area as well, basically an extension of the game room but an outdoor one with like seating and lights, you could also cover it up as well with a full glass.
