He mentions building smaller, entry level homes and puts it on the builders to do it. The biggest hang up in most areas is the building commissioners, zoning regulations, HOA rules, etc. We need those people to open the door for builders to build entry level homes, and I 100% agree.

Can you help me a little? I’m struggling to see how to get my first rental home. My mortgage is enough to where I have a little left over but not enough to pay a double mortgage for the rental. Is the idea to get the second home mortgage and try and charge more to the renters to more than cover my mortgage? Is that how it works? And you keep repeating it and eventually own multiple homes with the rent money from the renters? Sorry I just get confused and was always raised to be super careful with debt and risks etc. it kept my credit very good but the downside is I’m so cautious. Could use some basics thanks

Eventually youll start understanding RE a little more. Figure out how to keep saving money while you're learning the game... It'll take a while, be patient

If think the other way around and try to buy a house with a mortgage then just charge your rent above that, it's not going to go very well.. That's Not how it works. Tenants have choices. Your job is to find a property where the rents cover the mortgage, maint, repairs, utilities (if you cover those), property management fees, other expenses and still have money left over.

I had two properties when I started watching Zuber's content, but I admit I was lost in the real estate journey. I had no direction to were I was going nor did I have goals. Soon after watching him for a while, I knew exactly what I wanted and what direccion should go from there on. That led me to four properties, and soon will be getting my fifth. I started watching the OneRental at a Time channel a few years ago mostly for the daily financial news. I have learned so much from him! And he has made a safe space where it is OK for the normal (W2) worker to do RE investing the simple way. Save money over a period of time and buy a new rental, one at a time! We benefitting from the pandemic and were able to buy multiple properties with a cash out refi, but after that, we bucked down and saved and are in the process of purchasing our 10th rental property. Pretty straight forward😊 thanks for bringing him on and for always asking great interview questions. I love watching the IcedCoffeeHour content here and there as well ❤

I’m a stock / boggle head guy and when I was exploring RE for the first time 6 years ago I came across Zuber’s channel. He was just starting after quitting his sales job. I’ve stuck with him since (even took his stupidly cheap course which he never advertises) because it was so, so obvious he was in it for having an impact and didn’t need or want my money. By taking his course I learned investing here in the Bay Area didn’t make any sense, but I learned the tools for evaluating what a good or great deal looked like vs. bad deal or alligator as he calls them. It all starts with one 3-4-unit multi-family property: owner occupied with a 3.5% down FHA mortgage! An FHA underwriter will take 75% of the rental income from all the other rented units and apply it directly to your reported income from a J-O-B. You rinse and repeat every two years as a new first-time home buyer until you accumulate 5 rental income properties over 10 years....why five rental income properties you ask? Because under FHA underwriting guidelines, you can only own five FHA mortgaged properties at any given time! After that, you should have enough rental income to qualify for a 15% down, non-owner-occupied conventional rental income mortgage to be able to buy MORE rental income properties! And the beauty of it all, ANYONE can do it! THE BARRIER TO ENTRY FOR REAL ESTATE IS LOW & DEFINITELY DO IT IN YOUR OWN NEIGHBORHOOD/CITY! LOCATION! LOCATION! LOCATION! RUN THE NUMBERS & RUN IT LIKE A BUSINESS FROM THE START!!!!!!!!!!!

Unfortunately, not all of us were financially literate early. I was 35 when I finally educated myself and started taking steps. I went from $176,000 in debt with zero savings or retirement to now, 2 years later, fully debt-free and over $1000,000 net worth. I know that doesn't SOUND like a lot, but I'm incredibly proud of it. Now I'm fast-tracking my wealth building (investing $400,000 annually) and don't owe a dime to anyone. It's a good feeling!

In 1995, when we bought our first Silicon Valley house, we got an Option ARM (what he calls a pick-a-payment loan). IT WAS AWESOMENESSNESS! Started out at an insanely low rate, like 1.25% for 6 months, but the true rate was like 4%, then negative amortization, but the payment went up 10% each year and the interest rates were slowly coming down. When we refinanced to a 7/1 ARM, it had moved to where we only had one payment Option. No regrets!

Best advice you can get off of KZbin. Learn to read signal charts, preferably MACD, and an RSI. If the month chart is at the beginning of signaling buy, and you check the 4 day, and week and they’re good, pull the trigger. So yes, sit out, invest in stocks. If you have a stop loss in place, you should be perfectly fine. Buying a house now, with how bad the interest rates are is pointless, you gain nothing in 5 years because your payments won’t give you any equity.

It is difficult to make exact projections for the housing market as it is still unclear how quickly or to what degree the Federal Reserve will reduce inflation and borrowing costs without having a substantial negative impact on demand from consumers for anything from houses to cars.

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

The new mortgage rates are crazy, add to that the recession and the fact that mortgage rules are getting more difficult, and home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. For now, get your money (as much as you can) out of the housing market and get into the financial markets or gold. If you are at a cross roads or need honest advice on the best moves to take now, it is best to seek an independent advisor who knows about the financial markets.

10 minutes in. Main thing, live on less than you make. He was just fine at his "9-5". He spent way above his means. I did the same thing. Then I realized I could give myself a raise if I stop worrying about what other people think. Sacrifice for 4 years to enjoy the next 60 years.... Everything else is easy. Had he didn't spend more than he made from the get go, he could've gotten to where he is much faster. That's it.

Yeah listening to Michael like this and watching his channel is completely different. When watching the channel you don’t get the feel of the massive amount of wealth that he has. You feel like he is grinding with you. This video actually truly shows the wealth he has, which is pretty incredible. I love that he keeps it close to his chest on his channel.

Jan ‘07 I am buying a house. It’s my 2nd primary. I know a little bit…was not into real estate. My loan officer calls me and says great news, your appraisal came in 75k more than your loan, would you like cash out at closing? I’m like, I thought I had to bring 10K at closing, answer, nah you’re good, we can loan the down payment back to you in your loan. I said nah I’m good. Something doesn’t feel right about this…

Great podcast, I didn't know about Michael but it's clear that all his knowledge is hard earned. It's interesting that Graham is still worried about running out of money. I don't think looking at it logically based on odds (like an insurance would) as Michael suggests will help him though. What helped me is the understanding that I can be successful at a W2 job, know how to buy/rehab multi-family apartments and in the past did build my own small SAAS software. Unlike money, all that knowledge can't be taken away - so even if I need to start with 0, my knowledge of all these things will allow me to earn it back. I think Graham has a lot of knowledge too, being a realtor, content creator etc. - would it suck to start from 0 - yes, but it would be much easier the second time around.
