If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

I am sure it is a private equity company behind these developments. It is a bedroom community to Phoenix and a handsome commute to the city. The percentage of billionaires to GDP increased from 14% to 21% over last 4 years. How’s that for corruption? The majority of Trump’s 2018 corporate tax cuts was spent on stock buybacks (illegal prior to 1982). And, he’s planning on cutting it to 15% from 21%. Meanwhile, corporations had record profits and margins over last 4 years. Now they are going to rig the skilled labor market with H1B Visas, claiming the U.S. doesn’t have enough skilled labor? We have the best universities in the world by a long shot.

At 36:00 when they are giving their forecasts they fudge a great deal. They don't give any perspective on where real rates are going to go, so they just say stay in money markets and short term treasurys. But that's a cop out. They imply they think nominal rates are going higher. But if they wanted to put money on that, they would say take out fixed home equity and long-term debt. But they do that so essentially they just say "We don't know." Why not just be honest?

@@amandabrau-v6w definitely more attempts to salvage their home before it goes to Foreclosure sale by applying for a short sale but honestly I dont know how many of those are successful, my guess is not too many as its a process in which the lender needs to authorize depending on the amount of the net theyre getting back. Another detail is very few people are buying these homes in fc sales, whether its because theyre overvalued or overpriced even after the haircuts or some other reason. Its starting to look like that the last GFC all over again.

Sub prime started the crash.....prime loans weren't so prime and lost value in homes and the cards came falling down. The prime market walked away and hit 2008 hard. This time will be worse. Canada real estate centres have NO INDUSTRY! For example, what is the industry in Vancouver BC where you can't buy a doghouse for under a mil five! Ratty old green Monopoly houses sell for that much only because of the land! Developers collect 3-4 properties in a row and build an ugly 4-rise condo block All Over the City! But most people are in service industries. Hence, they pay over 40% of incomes in rent. Food costs are up by one third! Old people whose rent goes up because property taxes are insane and rising (10%), they have to move to a remote location, leaving their familiar trapline behind. It is crushing! The mayor of Vancouver is a developer, and has already agreed to a 15 minute city transformation. Centralized control IS the plan.

@Melony. My understanding as a retiree is not correct probably. If the real estate investor allows the bank to lend me the money to buy a home, and later that same investor gets into financial trouble, it seems to me the mortgage I signed is at risk of seizure because the real owner might be considered the real estate investor. Not me nor the bank. Moreover, if the lender is a regional bank then my mortgage is at a higher level of risk. What am I missing?

Canada does not have 30 year mortgages. They have 3-5 year. Those who bought 3 years ago at 1-2 percent will have to refinance at 5-7%. Assume a 500K - 750K existing mortgage. People will have a $500 - $700 dollar (Canadian) monthly increase.

SOFR 30y Swap Rates have been compressing to very low levels. Lower long-term swap spreads mean lower for longer interest rates Jack. We live in a globally synchronized world on interest rates. Divergence happens from time to time, but expect long dated US Treasuries to resynchronize with the rest of world. We are not an island that is not affected by global trends. The value of the DXY should tell you that global dollar providers are becoming more risk adverse and that means the economy is shifting to a slow down.
