We all have mad respect for Melody. She is the only person who has 100% access to 100% of the loans out there to give us the true delinquency. These other companies are just phonies since they only look at sample sizes. I do have to say I don't agree with her on a lot of things but she brings a great look at things. For two and half years its been a broken close people keep saying housing crash, delinquency, short term rentals etc. Here are some truths: Most investors do not buy for the passive income, most are for wealth or tax benefits or capital preservation. One of my rentals in Sevierville did bad this past year but I am perfectly ok with it. When you look at how much it saves me with tax benefits I am making money and building an asset. I never understood why people bring on people and ask them questions they have no business answering. When you ask people who are very negative on housing how to win, you never get an answer because they aren't experts. There are a ton of people winning right now just like a ton who won in 08. 1st- Housing hacking is an amazing tool to build real estate empire. Buy a primary at 100% financing no MIP/PMI, fix it up then after 12 months rent it out and go down it again. Or instead of renting offer it lease to own with a down payment and use that down payment for your next repairs. 2nd- Hyper local, in her area which is where I own rentals and invest, many of us are building new affordable homes and we are making money. I am about to do one where I build and then refinance out. Again, no money down I will then have an asset without my funds. 3rd-If you are scared for real estate then become the bank. You have 25k or 50k start loaning it out as private money for flippers, builders etc. Many people in the Smokys are doing this and they are getting their money plus 50% on top in 3-6 months. 4th- A ton of people follow crash bros and panicking. Those are the best people to buy from because they can't think for themselves. They are willing to sell way below market or on creative. There were a ton of people end of the year buying cabins in Sevierville 20% below appraised value, basically 100% loan to value and the seller was very happy and buyer happy. Even if you have a 25% decrease in values those people are still going to win because they are fixing up properties. Short Term rentals have been around for ever, its only during covid people got rich off teaching it and want to be investors got into the game. Most investors are still winning right now! Again, if you are going to ask people how to win and they say there is no way, always ask what makes them someone trusted to answer that. most the time they don't know how to win. Just my two cents! The empty Big Lots down the street ain't gonna a new tenant for years. Same as 2009. Gonna take at least 6-7 years just like all the other vacant commercial property on this street. I watched it happen and it will happen again.

Steve is right that essentially Russia has already won the Russo-Ukrainian War. If a peace is negotiated soon, Ukraine will have to give up the four oblasts Russia formally annexed in 2022. There is no way that any Russian leader would settle for anything less. The Russian constitution would have to be changed to do so, and that's probably more difficult than changing the Canadian or American constitution. If there is no agreement, Russia will go on expanding the territory it controls at a huge cost in both Ukrainian and Russian lives. It could annex more oblasts. Kharkiv would be the most likely target, as Russia already occupies part of it, and it has the largest Russophone share of its population of any oblast Russia has not already annexed. After 2014, rump Ukraine should have faced up to reality and done its best to reconcile with the Donbas rebels and to let Crimea go. Today an even smaller rump Ukraine should face up to reality again, and do what it can to prevent further shrinkage. Skillful negotiators should work on a guarantee for the respect of Ukrainophones' language rights in the oblasts Russia has seized since 2020.

I can't listen to the BS coming out of these mouths. Bitcoin is the best performing asset in the past and into the future. Do your research and realise that Gold is the speculative asset trying to survive in a digital era. This poxi broadcast is Gold business owners trying to keep their meal ticket alive to the detriment of their listeners. It's disgusting on so many levels with the lying similar to the fiat overlords spreading false narratives to trick the masses into holding the weak asset. Do your research to realise Bitcoin is superior on every level and it won't be long before it makes another move to the upside leaving Gold worth even less when finally realise you have the wrong asset in a world that is going more and more digital. I’m closing in on my retirement and I’d like to move from Minnesota to a warmer climate, but the prices on homes are stupidly ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%) do I just invest my spare cash into stock and wait for a housing crash or should I go ahead to buy a home anyways?

If anything, it'll get worse. Very soon, affordable housing will no longer be affordable. So anything anyone want to do, I will advise they do it now because the prices today will look like dips tomorrow. Until the Fed clamps down even further, I think we're going to see hysteria due to rampant inflation. You can't halfway rip the band-aid off.

Apple has 35-40% operating margin business that grows 3-5% in top line and 10% in bottom line. So a 10x sales is really speaking 33x earnings and 27-28x earnings fwd earnings with 10% growth in earnings. Is that “crazy?” Hell no, but that’s what passes for “financial expert”

Main takeaway: stay out of real estate and stocks, and keep surplus cash in short term US Treasuries. Just wait patiently for a year or longer for likely violent market corrections to play out after Trump takes over.
