Good points but looking for more research on the number of homes fully owned by boomers looking to sell within the next 5 years. They won't live forever so look at percent of homes owned by boomers that will need to be sold (children won't live in most of them) and you'll the greatest amount of inventory ever forcing prices to go down on top of higher interest rates. Those properties bought very high will be exposed and will take a huge loss unless they hold on for another 50 years. Time is money and it's a matter of a few more years before boomer owners will need to sell. I know a few boomer family members looking to sell now before the housing prices drop further. I’m in DC and the housing market here over the last 7-8 years is unlike anything I’ve ever seen. Homes that were bought for $130K in 2015 are now being sold for $590k. I’m talking about tiny, disgusting, poorly built 950 square foot shit boxes in quite mediocre neighborhoods. Then you’ve got Better, average sized homes in nicer neighborhoods that were $300K+ 10 years ago selling for $750k+ now. Wild times.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes.If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

This is precisely why I like having an asset manager look over my day-to-day market decisions: with their extensive knowledge of going long and short at the same time, using risk for its asymmetrical upside and laying it off as a hedge against the inevitable downward turns, their skillset makes it nearly impossible for them to underperform. The investors are out of control, driving the entire society into madness and suffering. They do what they do with "good" intentions....but their awareness is so short sighted. How can you have a healthy, thriving or even functioning society with where basic housing costs are? Look at the suffering people everywhere... especially the ones whose work actually produces the goods and services that enable our economy to function. Citizens can no longer do these jobs and have a home... which is a requirement to have a job. Crazy! I will be hoping for the best and working towards it....but preparing for life to get much, much harder than it has ever been. Normal everyday people must come together and stop the madness of the few that are causing problems for everyone without the awareness to see they are causing it.

As a landlord, I agree with you. In Singapore, where housing is limited, people are only allowed to own one house. If we take away the ability of a corporation, landlord, or overseas investors who buy multiple homes just to keep them empty, I think it will significantly help with affordability. There are a population of people who are not great at managing money and would not be great as home owners. They will still need rentals. But it would make things much more affordable for everyone else.

Don't depend your market assessments and decisions on hearsay and rumors; I did it in 2020 and ended up with worthless market holdings. Before I started noticing any notable improvements in my portfolio, and I had to completely rebuild it. I've been using the same advisor ever then, and in just two years I've scaled up to $876k. Depending on where you look, a bullish or down market might both produce good profits.

I didn't become financially independent until I was in my mid 40s, in addition to owning a second house making money on a monthly basis through passive income, and I've also met some of my goals. We were those lucky ones😊 Got married and debated between an apartment or a home. With 6k in savings only we risk it all to got a 2500sq ft house 🏠, for 125,000 with half acres with Obama incentive 8k. Struggle after Struggle we made it work ❤ Paid my dad 5k back after a year and our home is worth today( 2023) around 620,000 Everyone told us don't buy, it's going to be 💯 disaster

I believe the housing market has been highly overpriced. There are different factors. Some of it is more buyers than sellers. People get in bidding wars over a home. Most homes sell within 2 weeks. Then if you want land in the country between the rich folk and China who are paying way to much for property they make it impossible for average people to purchase in the country. It's going to implode because all the people who paid a premium for house's are a paycheck away from losing those homes. Look at the trucking company that just went out of business. How many of those employees will lose their homes. Look at other big companies that announced layoffs. Housing will be taking a big hit and prices will drop

I bought a house with cash in 2021. The insurance and property taxes have doubled since then, and now costs more than I ever paid in rent in my life. I feel that I would be better off living in a studio apartment in a warehouse again and investing the money in anything else.

i advise you to invest in stocks to balance out your real estate, Even the worst recessions offer wonderful buying opportunities in the markets if you're cautious. Volatility can also result in excellent short-term buy and sell opportunities. This is not financial advice, but buy now

Overpriced maybe. However, a crash implies a repeat of 2008. While yes there are layoffs, I don't believe it will be enough downward pressure to cause the kind of slashed prices as the irresponsibility of '08 caused.

I buy small houses on large lots in towns where new houses are being built on small lots. Eventually the large lot will either be split or someone will want to build a mansion there. It’s always a “good deal/good idea” if it’s a good company/property etc. market fluctuations are just gravy.

I’m a Loan Officer from Northeastern Ohio. We have an intersting dilemma up here where property prices were so cheap for so long and now our area is being recognized nationally as an “affordable” place to live. It’s increasing demand and greatly limiting inventory. Investors and/or retired empty nesters with cash are winning and first time homebuyers are losing offers.

It's about to get worse. A lot of folks I know from the "sunbelt" region that have been shoved out of their homes by people from CA and NY are looking to move up to the rust belt, because they can't afford the places they've lived and worked all their lives anymore. It's how you tell if someone is from FL or not: they know somebody, are somebody, or both, who's been forced out of a rental when the owner decided they wanted to charge someone from out of state 3x what you were paying. I myself am planning on gtfo of FL and Ohio is one of the places I'm looking to go.

@@SkySong6161 ability to work from home is also a huge factor at play too. Being in mortgage financing, I can work from home and it rules! I live in the Canfield, OH area (about 5-10 miles south of Youngstown). I just recently purchased my 3 bed/3 Bath home on 5 acres of land for $300k. That’s pretty unheard of just about anywhere else in the US.

And my job is WFH. My employer doesn't realize that I'm quitting once I get a true "remote" position so I can get out of this hell state.

I think the housing market can only truly crash when everything else crashes beside it. Its quite simple really -- under what conditions would you sell your house at a loss or default on your mortgage payments? When you are out of work/not making money and are desperate to become liquid. This is what essentially happened in 2008. People want the market to crash without the economy crashing with it but I don't think that's possible. If things get really bad, no one will have the money to buy those houses at a discounted price anyways since money will be scarce.

The way to crash the housing market is for people to STOP buying houses! If no one bought a house, sellers would have no option but to hold on to their homes or drop the prices until they got down to the point that they were realistic. This unfortunately requires a combined effort from EVERYONE. You have to be able to get the entire population of a country to NOT buy any houses. In the meantime, people would just need to sit tight wherever they are and wait it out.

problem is now more than ever, large investors have entered the residential real estate market when before they were more in the commercial real estate side of things. Investors will sell at a loss to prevent larger losses. so the upcoming potential bursting of the bubble is a little different. Right now its a game of chicken with investors.

AirBnB's popularity is declining. People are starting to realize that they don't want to work on their vacations. The extra cleaning chargers that hosts implement now make people rethink their bookings. Hotels are back in business. You don't have to clean, you get your bed made, get clean towels and maybe breakfast every day. You will not get your booking cancelled 3 hours before arrival with no recourse, if you do at a hotel they will provide you with new accommodation. Soon enough investors going to dump those properties just like you predicted.

Airbnb is consistently 2x the advertised price when you get to the checkout screen now. I never use them in the US anymore. Only overseas where those BS fees are almost nonexistent.

I bought my house in 2018 for 225k and I had a 5.6% rate and refinanced in fall of 21 to 3% plus I put another 40k down and got my mortgage payment down to about a grand a month. My house now 5 years later is worth 375-400k. All this rapid inflation of the price has done is increase my mortgage payment every month about 50 dollars. They just keep raising the taxes and although it’s not a problem now it will be in the future. These governments just keep squeezing the middle class out of existence. Pretty soon you will either be poor and always rent or you will be upper middle class struggling to keep up.

You got lucky with the timing, good for you, not many can say they did. I also have about a 3.7 rate but my mortgage and taxes run $3k month and taxes are set to rise again next year. It's going to be a real shit show soon and I'm wondering who is going to afford this new future they are proposing. I make over 6 figures and I won't be able to.

@@eddieprieto1842 if you’re talking to me my mortgage is locked in at 3% but like he said in the video it makes me realize I am also mentally blocked in. No way I see rates going to go down to 3% again on a 30 year note so I’m not moving up or down. I could easily live in a smaller house hell I could live in an RV lol it’s just I’m a divorced dad so it was important to me my daughter had a home with her own room. The goal now is to get the house paid off before retiring but even then I’d bet by then I could have this place paid off and still have a payment every month of 800 to thousand a month. Property taxes have got to be capped or reigned in somehow it’s going to keep hurting working class folks.

I think the only way for the housing market to heal now is for it to crash. It NEEDS to crash, the corporate entities who are responsible for this NEED to fail and they cannot be bailed out again like in 2008. Only then will things finally get better for people at the lower end of the societal spectrum.

I like how you actually admit that investors buying up homes is the problem. All these other finance KZbinrs are extremely conservative to the point they have their head up their own ass and unable to admit there's problems with the system and instead say "you're not working hard enough" like a broken record.

@cloudbloodmusic you have it wrong too. Investors are not the problem they are just trying to get yield. Since the Fed for over a decade has been dropping rates "artificially", they all have been pushed into riskier assets and even though the price of homes has reached unaffordable levels for regular folks, its just a function of current options for everyone. Just put your money into the safety of treasuries, one year duration = 5.36% two year duration = 4.88% today, and wait it out. At some point things will normalize and you'll be able to get a home for a "fair" price compared to your income.

I have been stating this to all these so-called KZbinrs that we know what the problem is Zillow is being sued because of all the homes they’ve bought these investors are holding onto multiple thousands of properties and they’re releasing them slowly but surely because they’re trying to create bidding wars they’re trying to make up for the thousands dollars that was lost doing the Covid 2020 shut down this is ridiculous so if people if they can stop buying homes stop buying homes because this will force these investors to start releasing some of these properties and will bring down the cost of these homes if we continue to buy at these exorbitant rates we’re gonna be back were we were in 2008 with a huge huge explosion and people who bought overvalued homes will be caught with their pants down

I suggest you offset your real estate and get into stocks, A recession as bad it can be, provides good buying opportunities in the markets if you’re careful and it can also create volatility giving great short time buy and sell opportunities too. There's so much pent-up demand for attainably priced housing that it's hard to see how a "crash" is possible. I would see it as more like a sensible deflation. Sure the investor class might start dumping inventory but the current bubbles has kept so many potential primary homeowners locked out that is soon as prices start becoming more reasonable they will fall into the eager hands of this cohort, easing the rate of the price correction.

I think a housing crash will happen because all those people who bought homes over asking price, although it was at a low interest rate, they are over their heads. They have no equity if the housing prices continue to go down, and if for whatever reason they cannot afford the house anymore and it goes into foreclosure because even if they try to sell, they will not make any money. I think this will happen to a lot of people especially with the massive layoff predicted for the future and the cost of living rising at a high speed.

can't agree more.... people think there would be a crash when COVID comes, then think there would be a crash when the first crazy rise in 2021, then 2022, now 2023..... now it's certainly not the best time to buy for investors as there're so many unknown in today's market, but as a regular people who needs a home and will live there for 10+ years, really doesn't matter as much, the most important thing is to find one that fits your need financially and the bank is usually "good" at doing it these days as they don't want same thing happens as in 2008.

And plenty of people didn't buy in 2020-2022 waiting for the market to crash. I know buyers that listened to their parents and family that told them to wait...ended up spending 200k more. The best time to buy is NOW because you're getting a lower price and locking it in. You can always refinance or recast your loan later. You marry the mortgage and date the rate.

It's hard to say we're on the verge of a housing crash, when in many markets, including mine in Minnesota, buyers are outnumbering sellers. Yes, inventory is low, and that may be part of the cause, but as long as there's more buyers than sellers, it's hard to see the market fall.

Despite the prevailing fear and predictions of an impending crash, there is already a significant amount of demand waiting to absorb it, which diminishes the likelihood of such an event occurring as anticipated. This forecast contrasts with the circumstances in 2008, especially regarding public perception, which I will elaborate on below. As mentioned in another comment, the homeownership rate reached its highest point in 2004. Currently, we have reached a peak in the second quarter of 2020 and are now at a more moderate level. Between 2008 and 2012, the homeownership rate declined by 3%, and in the second quarter of 2020, it dropped from 68% to 65%.

The reason demand is so high is because as of 2022, investment companies own about one fourth of all single-family homes. Corporations SHOULD NOT be able to own single-family homes.

This is really interesting! I live rural and affordable rent is almost nonexistent in my city. Mortgages are about 1/2 to 2/3 the cost of renting a house of equal size. As it's a college town, my theory is that there's way more demand for temporary living, and so they can gouge the prices for students who have no other choice. I've been trying to rent, but it's insane. There was an open house on one rental property, and all but one of our other picks rented before we could even get a showing.

In my neighborhood around Austin,TX, all of the houses are being bought by huge investment firms and rented out. This shouldn't be allowed. Also a lot of people from outside the USA buying up land in Texas, which should be stopped and reversed.

I work at a bank and just bought a small house with only 30k down. Its old but in good condition. The interest is high too but since the housing price is much lower than what we could actually afford so that the high interest doesnt impact us and is in fact about 1k cheaper per month than the house we were renting previously.

I remember my income goal was 80k, then 100k, I now make 135k in SoCal Riverside area and there is no way I can afford a house. Ridiculous, basically too poor to own a house. Oh well...oh yea forgot to add this I am debt free with no car payment. Still unaffordable and even if it was it wouldn't be worth it.

This is SOOOOO helpful!!!!! The data is easy to follow and you describe it well enough for a rookie like me to understand. We've recently gotten to where we can save up money for a housing purchase but getting a good idea on when is the best time is a challenge for someone like me. I don't have a clue what factors to consider but this video has helped give me an idea of what to look for. Getting into a bidding war and paying over the asking price seems so stupid to me so hearing that the housing market may be shifting in the year ahead is encouraging. Time to set aside some money and be ready when the right opportunity presents itself! Glad to find this resource!

I hope you're right. In my area listing prices are 1-5% higher year over year, but a lot of price drops on listings that haven't moved. It's a mess. I think too much of the inventory is being controlled by investors, corporations and real estate brokerages, which is how they are controlling supply and inflating prices. Without legislation, they may be able to do this indefinitely.

Thank you Larry for your well thought out and put together video. I appreciate your input on the Airbnb and VRBO shadow inventory. This newer (past several years) way of utilizing what was normally residential RE has gobbled up inventory and made renters have to chase dwindling amount of affordable rentals like a game of musical chairs. Its unfair to both ppl who want to either buy or rent affordably. So let's see how things pan out.

Yes, the home "crash" has been on the way for about 2 years now. Glad I didnt listen to these people. I bought my home and my mortgage is significantly less than rent even with taxes and insurance. Best part about it all is no yearly BS lease renewals where I get smacked with a 200$ increase arbitrarily.

Crazy how people are still waiting for the "crash" and are now paying more renting. Every month, I'm paying less than I did on an apartment half the size.

@@moniquemadrigal1568 Exactly, they were saying the same thing 2 years ago and TBH, renter advocates always say this. But they are comparing only year 1 of home ownership to renting. The prime difference is that people that buy actually live in the same areas that they bought the first homes for a long period of time, even if they trade up in homes. But if you have bought you were protected from inflation that effects rent severely.

I wouldn’t buy a house now. The rates are high and you probably won’t be able to refinance later because you probably won’t have any equity if the prices drop. So you’ll be screwed if that happens.

Even it you're an all-cash buyer, it's still the worst time to buy. Why buy at the top of the market, where you'll pay the highest closing costs, taxes, and have the most to lose when prices come down?

It could be "rich people" (however that's defined) simply don't care about any of those things, and if they take a loss if house prices fall (so their house is wroth less than they paid for it) they can absorb the "discrepancy" as they have PLENTY of money and again, don't care. But really, it's still true house prices will go UP over time -- they always have -- not down over the years, so the "temporary" ups & downs seen presently (and often before) in the housing market are much like they are in the stock market: If you buy a house NOW, be prepared to stay with it for the long term, not short, and you'll EVENTUALLY get caught back up house value-wise...and get some equity back. That is, if you buy NOW knowing the house is overpriced. As for interest rates, you don't care about the high rates because you pay cash (don't need a mortgage). This is just my guess though -- not being rich -- as I am "MOST PEOPLE" and DO have to worry about the things you mention -- the costs directly related to house-buying. So in my case, I'm NOT buying until late 2025/early 2026 -- have to wait as I'm not financially ready/prepared yet -- when I will have the best mortgage pre-qualification "portfolio" I can, and the only thing limiting me will just be my income...but not any auto loans, CC debt or any other such debts...OR low FICO/credit-scores. And in due time I SHOULD be able to build-up enough "assets" (cash on hand) to cover closing, etc -- those things lenders want to see (as *I* won't be paying cash and WILL need to get a mortgage). However, I need to see the mortgage interest rate fall big time: I refuse to OVER-pay ($1000-1700 more each month compared for just 2 or so years ago) on a mortgage so I wouldn't buy NOW unless I absolutely HAD to. I don't, so will remain a renter for the next 2.5-3 years. And if home prices/mortgage rates STAY high by then -- or go even higher (!!) -- will STAY a renter. Or maybe get a nice Class A motor-home or yacht to live in instead -- THEY will probably be WAY cheaper in comparison. ;-) -- BR

Agreed. I am looking for a home and will be an all cash buyer. I do not want to purchase now and take a big loss when the prices crash. I have already been through that when I purchased in 2006. It took 10 years to get back to even. Not going to make that mistake again.

Thank you for your well presented insights on the market. The median home price where I live on the Northern California coast is $1.7 million. The Airbnb and vacation home rental market has destroyed our community. People that work in our restaurants, etc. cannot afford to live here and commonly travel nearly an hour, one way to get to their job. My community is a bunch of old rich people with wealth of their own, but also familial wealth. It’s also disturbing to me to see how many second and third homes people have here. There are a number of them that just sit unused. 🤦‍♀️ Houses are so grossly overpriced here it’s nauseating. Can’t wait for the bottom to drop out and investors to bail. Hopefully this will make room for families and others that need a home.

hobos need to start squatting more in vacation homes and vacant foreign owned houses. Used to squat in a community where the landlord lived out of state, he refused to lower rent and would just collect money from application fees but never let any applications through, lotta vacancies, when he realized that his property was infested with hobos he did a quick 180 and afaik he didn't hold vacant inventory for longer than a month afterwards. If you're going to let a house sit empty you deserve a gutter goblin invasion tbh.

This is a really fascinating discussion. At the local level I have a real estate agent who always puts his listings on his windows. In the past all four windows were plastered with the various listings, he and his five agents have at their firm. I stoped by the other day at the restaurant next-door to have lunch with my sister and mother. My sister asked me how is real estate here? I said well I don’t really know. We can go next-door and look at the listings that the realtor there has pasted to his window. Well we did and there was one listing. That’s right one listing. There is no inventory where I am at and very little building. Never really seen anything like it. Be interesting to see what happens in the future.

Idk. I’m about to buy a home now with a higher rate and plan to refi when available. I think waiting for rates to come down and prices to come down will result in more bidding wars and competition. It will take years, possibly even over a decade for supply/inventory to catch up to demand. And in the long run, real estate always appreciates.

Especially now that prices for renting homes and apartments are skyrocketing, so you'd be paying all that money into a place that you don't even own. And then there's inflation too

I live in California, as of May 2023 the median home cost is $836,110. The median household income is $84,097. That's $7,008 per month BEFORE paying taxes. After taxes that is roughly $5,957 of "disposable income". 20 percent down payment to purchase a new home would be $167,222 (which idk a single person who just has that kind of money just lying around to begin with). 30 year fixed rate mortgage of 7 percent means your monthly payment will be nearly $5,200, including property taxes and insurance! Which means you have a whooping $757 dollars left in the month to purchase groceries, fuel, phone bill, utility bill, car payment etc. On top of that the feds are going raising the interest rates again at the end of the month. There is no way anyone is going to be able to purchase homes like this. The only thing that is keeping the market up is the fact that most people who already have mortgages, are on a fixed rate rather than adjustable. Buckle up folks, the housing market crash is coming real soon!

I also live in California. It’s rough out here for sure, but it really has been this way for a long time. California real estate has always been brutally expensive. As Californians who live on a wage of $100,000 or less really need to start embracing other avenues of saving and living. We should not be thinking all we can buy is a single family home in a nice neighborhood. It just isn’t going to happen for most of us. I bought a 1b1b condo for $400,000 in the Bay Area and it isn’t perfect by any means, but it gets me to ownership faster. I would love to grow out of this place at some point in the next 5 years or so, but we Californians need to remember that most of us can really only afford a 1-2 bed condo, at least as a “starter” home. Good luck to you! It’s tough out there for sure, but you can do it! Don’t wait for a crash. These “experts” don’t look at reality. People have been calling for a crash since 2017-18, and strongly again since the pandemic. It just hasn’t happened, and people continue to buy and buy. The longer you wait, the more you lose. Don’t be fooled by this “data.” Look at reality. You can do it! Good luck!

@@kg2293 Oh I have a home already. This is just the facts of how things currently are. If I was trying to buy a home now this is the battle we would be fighting. Now I have to ask, I'm 30 years old. How do you expect the next generation, say the 40 year old's and under to afford this kind of living? They are the generation with the most student debt as well. Which is coming back in a couple months. A 1B1B condo might work for you but people who have kids or want to have kids shouldn't have to be stuck with renting or a 1B1B condo as their only option. You can change your mindset about it all you want. This is not a sustainable future. Plus, I would also like to argue that the homes being bought currently are being bought by foreign investors and massive corporations who don't need a housing crash to afford homes when they can turn around and rent them to cover the mortgage until it's paid off. Then the politicians will raise property taxes on us and pretty soon our kids and grandkids won't own a damn home in this state.

I guess I’m in the camp that says it unfortunately doesn’t matter, because that’s how it is. I’m not condoning it or agreeing with the idea of it, but it is just that way. It’s up to us to educate the next generation to understand what their struggles will be around, and to make sure they don’t get student loan debt unless they have a degree that can actually bring in enough money to offset that cost. Also to avoid the horrible pitfalls of consumer debt. When it comes to housing, you absolutely can have a family in a 1b1b condo. Just because we think we need more or deserve more than that, doesn’t mean we can’t do it. People in underdeveloped countries make do with substantially less than we do here. Many of them would be over the moon about raising 3 kids in a 1b1b. We just have a higher standard of living here so we assume we should be living in bigger homes. Even here, some families live in cars. I’d rather raise a family in a 1b1b condo than a car. I’m not saying this is good, or right, but it’s how it is whether I want it to be that way or not. We either adjust to our new reality or we fall behind. It’s very likely the next generation will have to settle for much less home in order to be able to afford ownership. I hope that’s not so, but at this rate, it most certainly will be so. Most Americans are also atrocious with their money as well, so that lends itself to the disconnect between real estate prices feeling out of reach. Someone saving diligently on a reasonable income level for their specific area should be able to save for a down payment at the bare minimum within 5-10 years. Most just spend it all on crap though. We will see how the next generation goes though!

We definitely agree on that as well. Unfortunately it will continue to be that way though unless something changes. I’m not banking on that though. To many lobbyists working for them to keep it that way. It’s an unfortunate hurdle we must all deal with.

It's amazing to me how bad it gets for the average person (of which I am one, and pretty much have no hope now, which is really an unusual experience for someone who always had it regardless of what life serves up), and yet there is almost no substantial political change. Just changing the labels around every couple of years. I guess people wait for the news media to tell people what's bad, and what to do about it, before people do anything. And even then, it's just a label change. How can anyone say there is an "American Dream" at this point, when the average person can't afford a house to live in, in an area with a decent job market? With 9% inflation rates, and housing prices that go up over 30% in 2 years, how are we supposed to know what anything is even supposed to cost? It's like the very concept and meaning of money is broken. The last time rates were over 6%, in 2000, the average home price was around $140,000 ($240,000 CPI adjusted). Now it's $400,000, at the same interest rate. Nothing is making sense now.

We are already in the big crash, Inflation is a catastrophe. This CPI report is a colossal failure. To bring the housing market to a halt, the FED will have to pull all the stops. The unfortunate issue is that other markets are being decimated.If you want to stay green, you have to rely on a lot of diversification. Currently up 14% and being careful. Still a better deal than leaving it in a savings or checking account yielding 0-1 percent interest.

There are only 2 things that will bring prices down significantly: High unemployment across all sectors of the economy, or a massive uptick in new builds. We have too few homes (by roughly 2.5 million units) to quench demand.

AKA - This isn't going to happen. A lot of these videos / posts are just young people desparate to get in on housing and praying it's doomed to fail, but 2008 isn't going to happen again, low interest rates have people unwililng to sell = demand rises and prices follow, especially in HCOL areas.

@@HugeJackedMan798 absolutely correct. I mean, I’d LOVE for 2010 all over again because I’d be snapping up properties like crazy and make a few million within 10 years…but it ain’t happening. We’ll get a modest pullback to the mean price in the areas that had the hottest markets over the past 3 years. That’s as good as we’re gonna get.

Currently working overseas but will return to my home country in the near future. I'm a landlord. I invested in property at the age of 22. Value has soared and renting out. Will live on the rental income I receive and live with my aging parents for the time being. At 60 I can withdraw from my superannuation (401(k)). Have savings and eligible for the Australian pension at 63. In the future I may downsize, sell the property and buy cheaper property and add the left over money from the sale to savings. Lots of options for me. The way I see it if you have $1m at some point, that’d be enough to create a portfolio that would pay you between 50k-70k in dividend income...

I've been saying the same thing for years as you age time gains value and money loses value. I retired at 62 and moved to the Philippines after I recovered from a work place injury. No stress, no rent/mortgage/debt, cheap to live here, eating healthier and the wife here treats me like gold. @bezosjesss I completely agree; I'm 60 years old, recently retired, and have roughly $1,350,000 in outside retirement funds. I have no debt and very little money in retirement funds compared to the total value of my portfolio over the last three years. To be honest, the Fin-advisor's can only be neglected, not rejected. Simply conduct study to identify a reliable one.

There won’t be a crash. The only reason why we had one in 2008 was because of subprime loans - that’s not the case now. Once rates go down you’ll have more sellers in the market, in addition to buyers that have been on the sidelines. Prices will go up, but the lower rate will somewhat balance it out. I worked in mortgage banking in 06, now a buyers agent in SoCal.

beautiful and well explained. The US stock and real estate market is something everybody should exploit. There's a lot of potential and I am seriously considering going into one of them. In New Jersey even though sales dropped by 30% prices continue to rise.That is largely due to the low inventory available in the market.We have checked quite a few houses to buy but almost all went 1%-10% over asking.

Affordability is relative. No one says that the price of a Maserati or fine art must go down because it's unaffordable for the average American. It is affordable for the type of person who can buy them. For decades, the only housing I've seen built are high-end luxury apartments, condos, and homes. These are not targeted to ordinary people, which is why half of buyers these days are in the top quarter of income earners.

Yep. Look at the average size of a new home today, vs. the 1950’s or 1970’s. When I owned an older home in Southern California, a nearby newer home (4 bedroom, 3 bath) had a monthly electric bill larger than my house payment.

The housing market in my opinion is being affected more by realtors and lenders. First time home buyers are being encouraged to bid over asking price just to secure the purchase. As a result of this house prices are going up not by intrisic values or fundamentals but by emotions.

You have no idea how the housing market works. It isn't realtors as much as it's the sellers. We can only list the houses at the price that the sellers want. We don't have any control. I have several sellers right now that want $20,000 - $50,000 over what the property is worth. They won't listen to reason or the supporting data. It's all greed.

The fact that allentown, where i lived was mentioned blows my mind but youre spot on. It all sells for cash after a day or 2 in the market. I have 80k cash for a down payment to get my first home and everyone always buys me out in full. It sucks

We bought our row home in 2016 for $85,000, it’s now valued at around $195,000 at least. Our old apartment was $695 a month, for a 2 bedroom, it’s now renting for $1250 (the landlord sold to a property management). Who knew? Grateful we bought when we did. Ironically, it was on the market for years!

Crash depends on region too. In the SF Bay Area, it is unlikely to see a crash because buyers are so cash/asset/stock rich. Seems everyone here is holding onto cash and waiting to buy as soon as interest rates start coming back down. Home owners have no reason to sell right now (locked in at low mortgage rates) hence low inventory. It all comes down to unemployment. As long as unemployment is low, housing inventory will remain low, and home prices will be stable. All barring a black swan event...

@@thesummerland6165when you say declines, what do you mean? A decline in growth, or decline in actual price? An actual noteworthy price decline (like 10%+) is really unlikely. The Airbnb sellers will just be bought by someone else who will either live there, or use it for long term rent. People have been calling for a crash for 7+ years now and we just keep seeing prices go up. Data evaluation and reality are two different things. We could all do better to look at reality more than data. Reality shows absolutely no reason for a decline in price, other than unpredictable circumstances like a war or something along those lines. I say if you have the ability to buy a home, you should buy it. Absolutely no way to predict a crash, and even harder to predict the bottom. Just buy and hold. It’s the only apparently guaranteed strategy to this point.
