I guess I am spoiled. I live on a 119. acre ranch over looking the ocean and all my neighbors are on large parcel of land too so we never even hear each other. No human or animal sounds whats so ever. The thought of living in a HOA with someone telling me how to live is not even a consideration in my mindset.

Woodson’s Reserve is definitely a fantastic area! The combination of safety, great amenities, and access to trails and schools makes it a standout community. And you’re absolutely right-CISD is a top-notch school district, which adds even more value for families. If there are any specific homes or features you’d like to explore in that area, let us know-we’d be happy to help! 🏡✨

Property tax in HOU is 3.3% and HOA is $200/month plus insurance $10K for this kind of house. So, you have to have good income to affords this $2mIl house

You’re absolutely right-those costs add up fast! A $2 million house in Houston comes with significant recurring expenses like property taxes, HOA fees, and insurance. It’s not just about the mortgage; you really need to factor in those ongoing costs to determine if it’s feasible. Would you like tips on areas with lower property taxes or different HOA structures? It’s possible to find a home that fits both your style and budget without such heavy financial obligations. 🏡💸

How do you keep a home like that warm with such high ceilings? You could not pay me to live in a HOA.
@houstontexasliving33
@houstontexasliving33 Ай бұрын
Keeping a home with high ceilings warm can definitely be a challenge! Many of these homes rely on smart thermostats, ceiling fans set to reverse mode, and zoned HVAC systems to circulate heat efficiently. Without those, it’s easy for heating bills to skyrocket. And I hear you about HOAs-they can be a dealbreaker for many people. While they might offer amenities and maintain neighborhood standards, the rules and fees can feel restrictive. Are you leaning toward finding a home without HOA oversight? We can help explore those options! 🏡🔥

The one thing about a lot of Texas homes that I have noticed and am not the biggest fan of, is how the primary bedroom is usually isolated downstairs from the rest of the bedrooms. Where I'm from, the primary bedroom is generally upstairs on the same floor as most of the other bedrooms. They would probably be either at the end of a hallway or on the other side of the house on the same floor. But a two-story house with the primary bedroom being on the bottom floor is something I never really have been a fan of. If any Texans know why they do this, feel free to fill me in as it is a very confusing choice to me right now lol.
@houstontexasliving33
@houstontexasliving33 Ай бұрын
Great observation! This is a common design choice in many Texas homes, especially newer builds. The primary bedroom downstairs is often favored here for privacy, convenience (especially for homeowners planning to age in place), and to separate adult and kid/guest spaces. It’s also a nod to the open-concept living trend, where the main floor becomes a functional space for daily living and entertaining. That said, layouts with all bedrooms upstairs still exist-though they might be more common in older homes or specific architectural styles. If you’re leaning toward an upstairs primary bedroom, let us know! We can keep an eye out for designs that match your preferences. 🏡✨
@kjblade11
@kjblade11 Ай бұрын
@houstontexasliving33 thanks for your response. I'm more partial to the guest bedroom being on a separate floor while the primary (master) bedroom being on the same floor as all of the other bedrooms. I do like the idea of them being separated, I would just still prefer them to be on the same floor. There's also the element of safety as well, the master bedroom being farther away from all entrances gives you the most reaction time in case you were to hear a bump in the night! But I would most definitely reach out to you guys when I'm ready to make the move to Texas! 🙂

Toll Brothers need to hire a better stager. Some of the decor is not up to par to the type of home or they need to have more upscale bedding and decor. Well depending on the area the homes are or the customers they are trying to appeal to.
@houstontexasliving33
@houstontexasliving33 Ай бұрын
You bring up a great point-staging can make or break the presentation of a luxury home! Toll Brothers builds gorgeous houses, but the decor and staging should absolutely match the level of sophistication the homes represent. Upscale bedding, high-end decor, and cohesive design elements would elevate the overall impression and better appeal to their target buyers. It’s also smart to consider tailoring the staging to the area or clientele, as tastes can vary widely. Do you think a minimalist luxury approach or something more opulent would better match these homes? 😊

Beautiful homes, prices are high though, problem is the only people that can afford this stuff are folks from New York or California that sold their little house out there for the same price and can afford these. Us Texans are getting priced out of our own towns because of this migration of lucky people who didn't do anything but sit somewhere long enough to sell it for a lot more than they bought it. I guess we will have to build some new cheap towns somewhere, but you builders will get in their jack those prices up too.
@houstontexasliving33
@houstontexasliving33 Ай бұрын
You’ve touched on a topic that’s been on a lot of minds here in Texas! The influx of people from higher-cost states like California and New York has definitely had an impact on housing prices in cities like Houston, Austin, and Dallas. When they bring equity from selling smaller, high-priced homes, it shifts the market dynamics, making it tougher for locals who haven’t had the same windfall. There’s no denying that builders often adjust their prices based on demand, and unfortunately, that can drive costs up across the board. On the flip side, Texas still has plenty of affordable areas, especially in smaller towns or developing communities. The key might be to look just outside the main hubs for areas that are still under the radar but close enough to enjoy the benefits of the bigger cities. What do you think would help keep housing affordable for long-time Texans? Maybe a shift in focus to affordable housing developments or incentives for local buyers? It’s a tough situation, for sure.

What do you think about the bammel area
@houstontexasliving33
@houstontexasliving33 Ай бұрын
The Bammel area, located in North Houston, has a mix of residential neighborhoods with a range of home styles and price points. Here are some points to consider: ### **Pros:** 1. **Affordability:** Homes in Bammel are often more budget-friendly compared to other parts of Houston, which can make it appealing for first-time buyers or those looking for a good deal. 2. **Accessibility:** It's close to major roads like FM 1960 and I-45, making it relatively easy to get around the city. 3. **Amenities:** There are plenty of local shops, restaurants, and parks nearby, catering to day-to-day needs. ### **Cons:** 1. **School Ratings:** Depending on the exact neighborhood, some schools in the area might not rank as highly as others in the Houston metro area. 2. **Safety:** While parts of Bammel are safe and family-friendly, others have reported higher crime rates. It’s essential to research specific neighborhoods and talk to locals or a realtor for up-to-date information. 3. **Traffic:** Like many areas in Houston, traffic can get congested, especially during peak hours. If you’re considering Bammel, visiting the area during different times of the day and checking out specific neighborhoods could help you decide if it’s the right fit for you. Would you like help finding homes or amenities there? 😊

It’s a fair point-terms like “affordable” or “budget” can be pretty subjective and depend on individual perspectives, local markets, and income levels. This s NOT Houston! This is in Spring, 40 mins away, without traffic. So why the deception? I see this on so many house tours that are not located where they say they are.

@houstontexasliving33 Ай бұрын
You bring up an excellent point, and it's a totally valid concern! Many listings and tours can blur the lines between Houston and its surrounding suburbs like Spring, The Woodlands, or Katy, which can be quite a drive depending on traffic. We try to be as transparent as possible about locations and always appreciate feedback like yours to keep us accountable. Suburbs like Spring have their own charm, but it’s important to know exactly where you're looking when making decisions about a new home. Thank you for pointing this out! We’ll make sure to emphasize the exact locations more clearly moving forward. 🚗✨

Haha, I hear you! Some of these "on a budget" homes can feel far from what many of us would consider affordable. In areas like Houston, though, you can find a surprising range of homes at different price points-even with luxurious features. If you're working with a more modest budget, focusing on smaller square footage, different neighborhoods, or older homes with potential for upgrades can offer great options. why those ugly wood fences between houses? in a few years they look like shit. and they’re common in every neighborhood 🤦🏻‍♂️

I get it-those wooden fences are everywhere in Texas neighborhoods, and they don’t always age gracefully. 🤦🏻‍♂ Many developers use them because they’re cost-effective and quick to install, but maintenance can be a pain. If you're looking for alternatives, some neighborhoods allow wrought iron, brick, or composite fences, which last longer and look better over time. Would you prefer neighborhoods with those options, or are you considering upgrading the fencing yourself in the future? 🏡✨
