It’s insane to me that people keep saying the price is high for a mobile home!!! I’m a contractor and I will tell you these homes are built exceptionally well in a controlled environment out of the elements. They have to “over” build these homes because they have to travel. Also this home is not a metal exterior like a barndo is. This home is fiber cement bat and board which is way stronger and more durable than the metal. To stick build this home with all of the extras it has would cost way more than $500000 I really think people should research this a little more before referring to this as a “mobile home”

Are they better than Clayton homes? Because they are constantly getting sued for quality issues. Mostly walls cracking during moving but water leaks, water under the trailer, cheap cabinets, drawers, fixtures etc.

First it's sitting in a parking lot...and unfinished.. and they want half a million dollars as a starting price. At $280k I could completely remodel the mountain trace house and still have a ton of money left. Kinda sad you don't understand that bud. Also there are plenty other homes under $300k for sale.

For example a very nice modular home with three bedrooms two bath farmhouse style might sell for 65 to 75,000 but with insurance and financing it cost well over $250,000. said this modular home trailer would be over a million dollars by the end of it and what kind of house can you build for a million dollarsAnd it would last a whole lot longerand not depreciate

your vents in the ceiling are the return air vents to your Airhandler for AC and Heat while the ones in the floor are your supply air vents. Thats for the main floor only... the upstairs is a blank canvas for the air as well. It would be interesting to see how they account for that in the plans..Personally?? I would just add a second unit that runs the second floor.

You could have a barndo built just like this for 60 grand. And do the finish work for a couple hundred thousand or less. A half a million dollars and you still need land utilities run to it taxes and a dozen other things I haven't listed. By the time you are ready to move in you have 600 plus into it.

On the venting.......Heat rises and cold falls.......so ceiling vents are for air and the floor is heat.

Absolutely stunning. But you can build this home for far cheaper. Barndos can go on a slab, crawl space, or basement foundation. A crawl space barndo with this space can be built for 80 to 90k with basic interior furnishings to be livable. For another 50k it could look like this. So the markup Trudy is outrageous but you do have to consider it’s had to be on a mobilized platform for relocation to owner which drives up the price a bit too plus it’s fully furnished. Just build your own. The siding to a barndo can be bricked etc. not just or only metal. I’ve been doing my research on these and have 2 family members one bio and one extended family member who have built these. Think of it like a modular or stick built home that is dried out but you have to finish the inside. So so many possibilities. The higher end you go, the higher the price.

As I already told your competitor on KZbin who also filmed this exact same house. I recognized same furniture and same stuff in closets ans same green trailer. Guess what? Saw that just 2 hours ago! I know its expensive and for a manufactured house? It perhaps cheaper to the same price as stick built. I would prefer fireplace by that wall than where they have it located. I am aware it can be altered. Many things I like it altered and if some things they dont.. I will personally change. As for going upstairs.. I prefer to knock that wall down to open up the stairs. I would make that room for my office and studio.

Since the upstairs isn’t finished would the house be considered complete or under construction as far as taxes would go? My grandfather built his home and intentionally never finished the second floor because he didn’t have to pay taxes until it was completed. That was in Washington State in the 70’s(?)

Screws and nails both have their specified application. Anything that needs to shift because of movement, be it due to expansion and contraction (as wood does with fluctuating humidity), or foundation mobility, needs to be built with nails to allow for that movement without shearing off from the force generated by an entire home that weighs 200lbs per square foot. Screws are great! but it's not so great when your studs start to separate from your plates completely because their only form of attachment no longer exists.

$500,000.00 ÷ 4,000 sq.ft. = $125.00 per sq. ft., the going rate for a site built home is $150.00 to $185.00 for typical home spec. home. So, with this in mind, not a bad deal at all ! And ready to live in weeks instead of 6 months.

Glad we got our custom built home before covid hit back in 2018 for $76.+ Sq ft.....front and back porch...upstairs was last min change and we completed the upstairs room ourselves....4 bed two full bath!! So if were to sell just house....it be between 350-500k...just for the house not including land!!

Lots of debbie downers commenting. Before you start talking about how these things will fall apart when the wind blows...do your homework. Stick homes are 2x4 and these are 2x6. I've been inside many of these new modular homes and I can tell you they are better built than MOST homes on site. As far as price...it's relative. The unfinished upstairs is the way I'd want it, but that's me. I'd enjoy finishing it out. Some of the features I'd forego which would bring the price down. But I'd be a player at $425k. Beautifiul home.

500K for an unfinished trailer is insane. No land, no garage, no septic, no water....It will be falling apart in 15-20 years assuming it does not get blown away in a storm. The upstairs has no wires, a/c, insulation or bathroom and has cardboard walls. There seems to be ZERO lateral support in the walls so yeah, very unfinished.

Why would they put pressed board in the attic? Why would they put it in anything? The floors being a different color looks very cheap. Floors should be the same color throughout the entire downstairs of the house.

I agree with you. There was a house that went up for sale here and every where you looked was a different floor and wall . It truly looked like a store display The kitchen sink looked nice with the stone counter and tile backsplash but look slightly to the left or right and it's a completely different counter and backsplash. The kitchen floor was 2 different kinds of wood and tile ( 3 different floors in 1 room 😖) Now imagine that chaos throughout the whole house.
