I'm so happy I made productive decisions about my finances that changed my life forever. I'm a single mother living in Birmingham uk, bought my second house in August and hoping to retire next year at 41 if things keep going smoothly for me..

Congratulations dear. You're really doing well for yourself, I'm 48 and my financial life is in a mess. Any great tips would really go a long way in shaping my life. I want to buy my own house, that's really a big flex

As a beginner in this, it’s essential for you to have a mentor to keep you accountable. Jihan Wu is also my trade analyst, he has guided me to identify key market trends, pinpointed strategic entry points, and provided risk assessments, ensuring my trades decisions align with market dynamics for optimal returns.

See ya in a few years family! It would be insane to pass up the 450,000 salary. Especially only 4 days a week. When you have a huge down payment and/or cash for your first home, you’ll never be sorry! It’ll make your pay cut on the return feel ok.

George and Rachel are exactly right with the first call. There is little in life that puts you ahead as much as paying off a house. While a house has taxes and maintenance, a roof over your head means if someone become disabled, you still have a place to live where the cost is not going to rise. And it's amazing what you can cash flow once you don't have a mortgage and can put money aside. I've never yet met a person who said, "I really regret paying off our house."
@myoldvhstapes
@myoldvhstapes Күн бұрын
I agree. However, there IS a couple who are relieved that they did not pay off their house. KZbinrs "Living On a Dime to Grow Rich" had a sudden emergency with a relative across the country which cost them a lot of money. They told viewers how happy they were that they had NOT just paid off their house. They didn't give numbers, so I can only assume the money they spent was either far more than their emergency fund or would have wiped out the fund and left them with nothing.
@Trustbutverify2651

@@myoldvhstapes In that case, though, they could have taken a HELOC and likely would still have been ahead if they paid it off quickly.

I’m sorry, but Rachel is absolutely wrong about including the wife’s POTENTIAL income in the calculations of what house to buy. He states in the call that they want a house so they can start a family and that he’d want her to stay home if they start a family. There’s absolutely no reason to include non-existent income in your calculations. Especially when you plan to eliminate it when you start a family. Which is the exact reason you stated you wanted to buy a home.

Something I've noticed in the past several months is the different personalities, all of them, seem to answer the callers' questions at face value. If it's an investing question, for example, they answer that specific question. That's great, don't get me wrong, but they rarely, if ever, ask the financial status of the callers. Let's say it's an investment question, they rarely ask if they're debt free? If not, how much debt do they have? Then instruct them on how to get out of debt, then save up a 3-6 month EF, THEN put 15% of household income into retirement accounts. At that point, you can start saving up for "fun" expenses (new motorcycle, vacation, etc). It's boring to listeners, but repetition with the BS is more helpful than not checking to see if the caller is on the proper BS for their question.

We can differ on this, but I think manually entering on the Every Dollar (or another system) as you go makes more of an impact than money just coming out of your bank account. Melissa's call - if she needs to not spend as much, then either join a good group at church or volunteer at a non-profit to fill the emotional "hole".

You can sell For Sale By Owner.. My friends sold there's in Algonquin illinois for a 2 % commission.. Talking to an agent about whether not to use an agent is like talking to a bankruptcy attorney to see whether or not you should file bankruptcy of course an agent. Is going to want you to use an agent..crazy

Expectation versus reality. People has and always will feel entitled to things they can't have or afford. "But I want it now!" in a child voice. Making $100k and $100k saved is excellent. However, more than that income and $100k, is needed to get a home in San Jose, CA. You need to move! Your family can always visit and be visited. Why struggle to live close to family and friends? Try to transfer your job or change jobs with a similar salary but in a more affordable state.

With Rafael saying he was going to pay off his motorcycle by getting a personal loan, I am surprised that George or Rachel didn't point out specifically that all he was doing was to trade one debt for another. Dave would have zeroed in on this and nicely admonished him. Dave would have pointed out that trading out one loan for another was useless. Dave would have said that buying another $5000 motorcycle before all his and his wife's debts is not wise.
