I encourage you to rethink the ‘no pool’ thing - as someone who was born and raised in Phoenix, it’s really essential for spending time outside comfortably in the summer. We bought a house without one and cursed ourselves every summer that we lived there.

Yeah. Our first home in Phoenix we didn’t want one, huge regret. We now have one at our new home in Phoenix as well. Game changer for life. And we have young kids--we have lots of barriers of prevention plus swim lessons. We have 6 kids

I would be curious to see what items aren’t included with the build that you are budgeting for in addition to the home price. You mentioned landscaping, an appliance (or multiple), usually window coverings are needed. Sometimes people add patios or improve on what is provided with a basic build. We have discussed building, but it’s all these add ons/things not covered I’m concerned about. I’m guessing you didn’t include those when referencing the $50K less price.

Hey Melissa question genuinely…. Is using money from the sale of your place a wise choice for a car? In terms of the math? I am sure you have run the numbers. I and just providing additional prospective because WHAT if no one has played a sound board…. if a loan of 450k vs 400k at around 6.6% is the difference of 115k in interest over 30yrs. Would likely be more than that and 3-500$ a month in a payment…. Given the 450k loan example. When I was talking to my husband about this scenario he was like a loan on a car is typically 5yrs…. And if it’s a new car the depreciation of those dollars…. That car could cost A LOT more in the long run than waiting saving….. but adding value and landscaping in the property makes total sense because it goes directly towards the actual value of the house the money just basically moves over … but the car while ‘worth it’ is it actually ‘worth it’?

Hey! The way I look at it is that we need another car so we could either pay in cash from the sale of our home or take on a car loan. You’re right that either way we’d be paying high interest! But having a higher mortgage loan (by paying for the car in cash) only increases our monthly payment by a couple hundred dollars. We plan to refinance if/when rates go down and will be working on paying off the mortgage early with rates this high. But right now this option is giving us a better cash flow by paying less each month. But we’ll work to pay it off sooner. Another factor is that we don’t want to take on a car loan while also closing on our new house. When you get close to closing, financing normally reminds you not to take on any other debt because it then changes things for the mortgage underwriting and credit scores.

Definitely needs to keep that in mind!! Everyone I know there electric bill is like $400 or more in the summer! Which can be from March-September it’s definitely not only hot in June or July! Some years it start sooner and ends pretty late!

My son just bought a condo here in northern ca and interest rate 6.8%. He was concerned it was so 'high". I told him 29 years ago our first house had a 8.5% rate. 6.8 isn't historically high. Its just high compared to the crazy low ones of the last few years. And yes if rates go down then you re-fi.

LOL 😂😂😂That reminds me of when we were trying to move from our old house in Yukon. Still in the same state but just wanted to be closer to hubs mom & dad & brother & his family but we were just moving towns ~ We used to live about an hour or so away from my in-laws. We are now about 20 minutes away from his mom & dad, & until this past May when my BIL & SIL moved to Colorado so they could actually live together now that the kids had graduated high school ~ he’s a pilot & traveling home to see his family but being stationed elsewhere in a different state. Sometimes BIL was here MAYBE 24 hours before he had to hop back onto a plane to go back to the town he was stationed at ~ can’t remember the correct terminology but that’s basically what it was/is… but for over 8 years we lived 2 STREETS away from my BIL & SIL & their kids!!! It’s so weird them not being just around the corner anymore. Sorry. Rabbit trail. BUT!!! Hubs cousin & his wife had friends from their apartment living days that were trying to move out to Yukon & we were SO SO SO not ready to move… wasn’t planning to move until after our 18 year old GRADUATED HIGH SCHOOL but… yeah. WE NEVER EVEN LISTED IT. Their friends got our house that had been newly renovated. Could we have gotten way more than what they gave us? Actually yes, but we were super happy that they were able to buy the house from us. I’ve gotten to see inside after they moved in & made changes to it & O MY WORD!!! I LOVE IT!!! But yeah, your story reminds me so much about when we moved to our new house here in Edmond from Yukon. 🤣🤣🤣 & to top it off. My dad’s old house that we had turned into a rental property, we sold that one (CASH SALE) to a friend of a friend of ours from our Sunday Bible class. NEVER listed it. NEVER had to fix anything on it (except trying to get all the many layers of wallpaper off a few years before we sold it 😂 THAT was a jacked up mess 😂😬🥴). Between the sale of the 2 houses, we were able to buy this one free & clear within less than a month of buying this house.
