IN a market bull run, it's always the same. the 3 bedder run up, then people realise it's way too ex (affordability issue), then the smaller units like 2 bed will run. Meaning to say, the smaller unit (2 bedder) transactions will come in a spurt, after the 3 bedders become "unaffordable". After that, all transactions will dry up for a while (market consolidation).... Interesting point you noted, which not many property "expert" mention the psf of 3 bed vs 2 bed during the past year. Indeed, last year and early this year, the 3 bed psf is even higher than the 2 bed psf, which should generally not be the case. I think those who saw this phenomenon will "know how to bet", so to speak. cheers!

That's because ppl don't have enough money for their 2nd property before absd. And also this ppl that bought this studio and 1 bedder didn't make much also. I dare to say many lose money too. Its not about what you can afford when it come to investment. It's what that earn money

For HDB sellers to lower their prices, condo sellers have to lower theirs first, because if HDB sellers want to upgrade but the price gap to condo remains high then these HDB sellers will likely just wait until they get their price, since now in heightened interest rate environment most people wouldn't want to overstretch on mortgage. Entire market moves in tandem, except for private landed property, especially in non-mature estates where the condo relies on HDB upgraders to sustain its price. It's a game of who can wait longer, the buyers or sellers, the ones who bite first loses.

Once buyer slow down. Seller will start to drop price. It happens in 2013 and it will definitely happen again.

Hi Aaron, I have 2 colleagues who are still motivated to sell their flat to upgrade to condo or EC. 1 bought 3.5yrs back an old EA at Tampines for $400k+ and now the flat can fetch $700k+ and another colleague whose 5 rm flat will MOP in few months time, bought as BTO for 400k+ and now can also fetch $780k. Looks like the latest cooling measure hasn't really affect the 5 rm or bigger HDB flats yet 😅

Hi Aaron new subscriber here, love how you talk about it rationally. Traditionally like you say housing prices will slow down quite a bit from now to CNY. Now with the cooling measures will be even worse. However… I can’t see rental rates coming down any time soon. Which also can make housing prices stay elevated long run quite frankly. I am no guru like how Aaron Lin is, but I know Singapore mentality, can’t sell won’t sell lor. Then you think how Singaporeans get rich lol. Let’s hope there is no more black swan event coming if not… Ho sei Liao.

This is indeed very true… my previous neighbour who upgraded from hdb to resale EC during covid, told me tat it was becos of covid & his entire family got stucked in a 3-room HDB home, he kept quarrelling with his wife & entire family very unhappy as they felt very squeezed when everyone was at home. Prior to covid when they travelled to work or school, they dun stay nor meet lesser at home.

They will still make their profit but they cant downgrade to hdb immediately. there a 15month rule on them.
