good information. The one factor that you didn't mention though is that most of the condo units built in the 70's and 80's are experiencing assessments for major repairs. If you are on the West side, your water front unit will definitely be having a sea wall repair if it hasn't already been done. This leads to either HOA's well above the one mentioned here, or cash out of pocket to pay for it. I think some of the people buying these units at the prices currently being closed on are going to be surprised when they realize they are feeding the unit every month.

Thanks for the comment. Yes, some properties will have sea walls and/or special assessments, but not all. Locations on the West side like Kahana and Honokawai are likely to have sea walls, but there are definitely locations on the West Side that are set back and elevated from a beachfront or they have a rocky shoreline protecting them. A good Real Estate Agent / Broker should know which properties to stay away from if Beach Erosion is a concern.
