My journey in property investing began with buying a run-down one-bedroom ex-council property in Battersea Park, London. Using the buy-to-let strategy or BRR strategy, I transformed it into a two-bedroom flat, modernizing it along the way. Once refurbished, its value jumped to £320,000. I refinanced it based on this new value, pulling out most of my initial investment using the bridging finance strategy.
This strategy of buying, refurbishing, and refinancing, allowed me to recycle my initial funds into new properties. I repeated this process with other properties, gradually building up my portfolio. Alongside this, I also utilized the serviced accommodation business model, renting properties from other landlords to offer on Airbnb or Booking.com and making substantial profits from holiday rentals.

Buying a stock is easy, but buying the right stock without a time-tested strategy is incredibly hard. Hence what are the best stocks to buy now or put on a watchlist? I’ve been trying to grow my portfolio of $260K for sometime now, my major challenge is not knowing the best entry and exit strategies... I would greatly appreciate any suggestions.

I agree , I assumed I had a hang of the market at first, I gained $50k one year and I was super elated, not until I stumbled upon a portfolio-adviser whose been guiding me since the market's been sham after the pandemic, to my utmost surprise I netted a whooping $280K during this dip, that made it clear there's more to the market that we avg joes don't know

Remortgaging a property is the same as taking out a loan. A loan is not profit its debt. Profit happens when the property is sold for more than the loans you took out on it.

Do I miss something ? How can the second bank finance a new property assuming the first one still in theory the ownership of the first bank ( the mortgage) ?

And what was your learning curve like for the serviced accommodation, how long did it take you to become profitable and start scaling?

how can you refinance so quickly after buying and refurbishing the property - do you not have to wait until the fixed term expires or is that what those financing costs were that you referenced?

He specifically targets ex-council flats. Ex-council flats typically include a seperate kitchen, whereas most private / newbuilds already have an open plan living room / kitchen.

Great and informative video as always Ahmed, thanks! Got a few questions with regards how you initially raised the capital. You mentioned that you had passive investors and would give them a fixed 8% return for ex. I'm assuming that was a yearly return you were referring to right? Also, that is assuming your property business did well? what happens if you couldn't meet the 8% return? I suppose when the legal matters were being discussed, it wasn't a 'guaranteed' 8% return?

How can this work given the mortgage rates have now skyrocketed? So you'll be re-mortgages at a much higher rate like 5/6% which means you'll pay much more than your original rate?..

That will impact your cashflow but shouldn't impact refinancing (unless the stress testing no longer works at that LTV)

Yep it's integrated. Boiler changed to electric and put in a mega flow unit

You need to explain more on the bank terms and agreements and interest rates , THE “RE-FINANCING” is a LOAN too !!! You get charged interest on that LOAN

The income from the property will pay off the interest and give a monthly profit (although with current rates it is tougher).

1. If you have a cash generating business e.g. Airbnb 2. Work with other investors on loan agreements or JVs 3. Once you get to enough properties, it should be self sustaining

The problem with these videos is the average person doesnt have £100k lying around to invest in property so this video is USELESS to everyone except people who are already wealthy lol ...and dont even get me started on why doing BTL in London is a terrible idea 🤦

You know. You might need to get a job and take some short term pain (really cut your expenses) to save 100k. If your mindset is you can’t get to 100k then why bother watching and commenting on this video?

Am I missing something here? You have a £1 million portfolio but have debt to the bank of almost the same amount? That’s not equity it’s debt. Lol
