Can I just check you do need to pay if the original finance as that’s not mentioned? When you use a bridging loan get new value finance re a new mortgage the outstanding amount is still owed? So the numbers aren’t right are they as no where does it mention this? Pls help

Cool video, Ahmed, thanks for posting. Have a couple of questions: - With council property conversions like these, how do you get change-of-use permission to convert a 1-bed into a 2-bed? Councils wouldn't normally allow this, as there's legislation about the min amount of space required per person, right? - Also wondering if the strategy works with privately owned properties. How easy is it to get permission from the freeholder to do the conversion, before you buy? Also, surely the freeholder would want to charge about half of the property's increase in value from the conversion?

Hi Ahmed, good content, I do property in the NW, flip houses and rent out a HMO, I cant get my head around London prices, at 1.05 that 2 bedroom flat sold for £450k? that 2nd bedroom was tiny I cant see how that's classed as a 2nd bedroom plus its a ex council flat not usually desirable areas. this strategy wouldn't work up here as there's just way to many flats/apartment's about. what's your views on the current market at the moment? think there's gonna be a crash? where do you think the money is to be made in property? id like to buy land and build my own houses in the future

Hello Ahmed, would you recommend this model under a halal mortgage provider? All my properties are 100% equity cash purchases, except a couple of properties with Al Rayan and my HMOs which are rebt to rent. I'd consider scaling up further and faster, but a model with equity in the properties.

I have never bought a property but I have a big deposit now and I want to do your idea buy a 1 bed and change it to 2 bed. I live in Hackney in London so buying in London would be easiest but I have a good feeling for Southend for some reason like the properties there will go up more than London. What year was this done in? As you were getting 3% remortgages, I assume it was 2021(ish). How much of this added value was natural price inflation between the date the price was agreed and the remortgage survey? Back then prices were going berserk. I have examples of properties that have made me look like a genius when there was a lot of Brexit fear - in reality 60% of the uplift in value was pure luck. (Not saying this is the case here) Do you have an example of something that was remortgaged in the last 8 months?

Very good content. Can I ask if you need planning permission to make one bedrooms into two bedroom flats? Would you have to tell land registry so that it is registered as a 2 bed now? Also, would you buy a flat in a block rather than a house which has been converted into flats? Would you need permission from the freeholder to do this?

I guess conversion of a 1 bedroom to 2 bedroom can only work if the property is a flat or can it work for houses where the rooms are on the first floor, if you know what I mean?

I had a question, isn’t there laws in the UK stating that apartments/houses have to be made to a certain sqm for you to add more bedrooms, e.g 2 bedroom apartments should be a minimum of 61sqm. I could be wrong tho, I just wanted to ask to verify?

No, in fact it’s probably the opposite as you’re building a track record with your lender. The mortgage you’re taking out services itself with the rental income so it’s low risk to the lender, they will happily lend you more money as long as you don’t default

A job can help for sure for the first one but eventually you need to get to a stage where you are able to raise money from investors as that is what will allow you to scale
