Foreigners CAN'T own land in Thailand. I bought land and built a house in my Thai wife's name back in 2002, but many are daunted by this prospect. Thanks for this. My wife and I agreed that I needed to be protected before we started to build, so we put a usufruct on it. It was an easy process and I am protected for the next 30 years. Seeing that I am 69 , I think I am good for life.

Thank you Mr James, interesting episode. If I ever make it to TH, I plan to rent a very modest apt/house/condo, since rent is so cheap, and I have no plans to marry or start a family. If it were me, I'd make sure the well cap is thoroughly waterproof, so in the event of flood your pump is protected from sediment/solids damage and water is not contaminated for days/weeks.

Interesting vlog James. I understand returning the six plots to one (as was) but I would keep it separate from the house-plot so that, if you (or daughter) ever need cash (foreign studies / marriage etc.) it would be easy to sell the smaller plot. Then just get a usufruct for the house-plot, if doing two usufructs is too costly. I'm not suggesting you do this - just wondering if you considered it... and what you considered the drawbacks.

Interesting advise as I'm also in the same scenario over in korat. I'm having really bad back issues too. I bought a mattress from home pro few years ago dunipillo 20,000 baht, so not a cheap one but every morning I'm hunched over like quasimodo, and only 39. So i bought a 2 seater recliner from do home 9000 baht and ofter more than not sleep on this which is more comfortable than the bed. One thing i will be getting is a back hyper extension, brilliant i used them years ago for strengthening the core, but been talking about getting one for 3 year now.

Hamstring stretch which also stretches lower back has helped me. Also been drinking loads of olive oil recently and my back is the best it's been, not sure if there's a correlation. Good luck.👍🍺

Good informative video again James 👏 when we were looking at land in Cha Am last March, one of the land brokers turned up in a 7 series BMW, which got me on the defensive straight away, gotta be earning some serious coin for one of those bad boys. I've been in the building trade almost 40 years, so pacing out areas for square meterage is nothing new. The BMW lady showed us 3 different pieces of land, all under the square meterage she claimed they were. In one area, she made 10 plots out of 9. Needless to say the Mrs was having none of it. Until we looked at another 6 pieces of land, from another three brokers, I paced out all of them & told them the size of the land before they told me & was on the money every time. I feel sorry for those people who don't know.

Last year I saw a 4-rai plot - 40" frontage and about 160" depth - about 4-rai. But the owner asserted the frontage was 60" and the depth 250" - approx. 8-rai. I asked why he was advertising it as just 4-rai... and/or why he thought the dimensions were greater. He said: he had just had the front and one side fenced and the fencer gave him the lengths... So the fencer charged for 310 ft. instead of 200. Their are "cowboys" the world over. 555.

As for the well-head - these cement rings can often break when being installed and, even if not cemented in position, are liable to break if you try to move them. But they're so cheap just get new ones. Maybe don't have them so high out of the ground (just enough to stop dirt falling in) and perhaps cover the whole thing with a timber or metal "dog-house". Someone else has already suggested sealing it from flood water - good idea... but might not be easy without ending up with an even larger structure above ground level. How deep is flood water in this area - can't be much or the whole plot would suffer.

Hey James intresting topic. Our property up North has my name on the chanote using the usufruct method. The land office were fully aware of this legal term and had no problem in doing it. The property down South has a different name due to tax reasons if you get my drift lol. Thats a nice piece of land you own and will be valuable. There is nothing straight in Thailand always a problem but usually a few dollars under the table gets the cry "no problem I can do " got to love The land of smiles lol. We had similar martial problem building here the contractor spoke very little English and his crew were all Burmese so many rows with the wife and to be honest I just gave up in the end to get the project finished .

Good idea James put it all in Annie's name and afford her every protection against relatives or a future husband doing what he wants and taking the place off her . She is a good girl and you are a great dad , I am sure she loves you and will look after you . You are securing her future for a time when you will not be there and you don't want to leave a legal mess for her from relatives or a husband who may contest property rights . Good idea in my opinion ..

Was the conversion of the lot next door either a all or nothing proposition? Could you have split it into 2 or 3 lots versus the 1? Then maybe sell a lot in a few years to pay off your daughters schooling, or maybe cover an unexpected bill? Westerners get all worked up about 'owning' land, leaseholds, usufructs etc. My reply is always, do you own it enough? Buy a house in the US (for example, and as a US citizen), pay off the mortgage, then stop paying your taxes. You'll find out just how much you really own the house. Same here in Thailand. If your usufruct is set up properly/well enough to protect you from the dodgy relatives booting you out before you die--you own the house enough. Maybe not in the same way as ownership in the west, but ownership enough.

With the new Thai law a foreigner can own max 1 rai land. But the foreigner must invest $1 million in Thai economy before can buy the land and own it.

It was to be included in some of the new visa options. However to my knowledge the part about owning land was voted down by parliament. This could change however. Decisions are made quickly here.👍🍺
