What about tax? How does it work with the 40% tax over 50k per year earnings? Do you get around this by claiming it as business income? Does mortgage take away from this? What about refinancing and tax.

My missus and I own our house outright thanks to inheritance, but I want to break away from painting houses and build a property portfolio, we’re in Australia so I’m not sure it’ll work as in England, I have noticed average houses selling or being listed at higher prices but I always look if the kitchen and bathroom need renovation, as you said if you can’t add value it’s no good , or something like that . So do I go to the bank to borrow, do I use our house as equity? My missus doesn’t want to risk using our house as equity as if things go pear shape the bank will go for our house . Any information would be helpful. Thanks .

I'd suggest we look into passive index fund investing, and learn some more. Buy companies stock which you think has huge potential to grow. For me I have a stock expert that provides entry and exit points on the security I focus on while I go about my other business investing has no one way to do it eyes on the prize!! Mistake are expensive..

@@fredrick673 you're absolutely right Even though I had my share of ups and downs with stock, when I first started off finally reached out to an advisor(Meghan Ann Brudie) for help, following her recommendation I dumped $50, 000 all in NIO and NVDA shares and call options, Up $200,000 so far!! Retiring next year with no fears at all💯

I realized that the secret to making a million is saving for a better investment. I always tell myself you don't need that new Maserati or that vacation just yet. That mindset helped me make more money investing. For example last year I invested 80k in stocks (with the help of my Financial Advisor of course) and made about 246k, but guess what? I put it all back and traded with her again and now I'm rounding up close to a million.

@@aamirh3567 it's extreemely misleading. Property millionaire means owning Property worth over a million pounds, that does not mean there's much if any equity left. Rising rates will likely send her bankrupt as she is clearly over exposed. Making a net profit on BTL these days is virtually impossible. Many of the figures she quotes just don't stack up and don't include fees or taxes. So getting others to pay for a course 'training' them to do the same Is just wrong and should be illegal.

Nothing is totally passive, I have properties all run by agents and there is always something that needs my attention, just researching new deals takes time, then there's the refurb, these don't happen on their own, I honestly don't know any property Investors that don't work really hard!! Even if you have investors you still need some of your own money to start!!! Just saying!!!

Good god, sell now whilst you can. Between 2020 and Oct 2022 the cost of a first-time buyer mortgage on a 2 year deal with a 105 deposit has gone up from 2.4% to 6.7% . That means the cost to first time buyers (in an extraordinary cost of living crisis) will have to pay 50% more. That means that first time buyer house have gone down by 50% because a first-time buyer would be mad to not get 45% off. Even in main stream media it says they will fall to 2013 levels. Good luck.

Well you can't lose your money to a bank repossession that way but you can make money over the longer period as inflation eats away your dead and you get more leverage. However since 80's interest rates have been in steady decline let's see how all these millionaire investors do when rates increase

The way leverage is explained here is misleading… you don’t own the asset… the bank does. And living off the refinance appreciation in property value… is just borrowing money to live. One day- the bank will want their cash back.

Your comment is partially right only in the part the bank own the asset. However, the bank own the asset because people put money in the bank. Watch the video again, she actually lived on the positive cash flow generated from the rental. She borrowed money from the bank to buy more properties so as to generate more cash flow. She didn’t borrow money to live. As far as one can pay the mortgage, no reason the bank will want their money back. The bank made money by loan to people. Please get educated as she suggested. Otherwise you will only spend your whole life working 9-5 and doing thing you have no interest at all.

And sorry, but she's full of **** the numbers don't add up, and trying to live off rental income while also attempting to get loans from a bank on those properties...... Good luck, find out how that goes for you mate Added to the fact that mortgage rates aren't significantly lower than current rental costs in the UK, making margins very slim. Unless she is defrauding IR or ignoring certain costs from her pitch, she's way off the mark mathmatically. These are simple, easily checked facts. Sorry to burst your bubble *interest rates increase mate, and if you borrow more and more from the bank, your costs increase. Then you have a void for a month or two etc, or a tenant who won't pay, and all of a sudden you can't pay the money back. What happens then mate?

How about the fact that interest rates will be increased multiple times this year. You sure the maths will still work then? As someone with many properties, I can tell you that this is TOTALLY incorrect advice to give young investors. But sure, put your capital in, get greedy and over expose yourself, then watch the bank laugh as they take your capital. That's how the bank takes everything, as you seemed not to understand

Hmm , it's a utube video - she's pretty too. Anything is possible on utube , from a person doing plumbing to a recovery truck filming. So , a pretty woman in nice clothing driving a Mercedes with a few houses in the background. I'll take that with pinch of salt. But , if the story is for real - good for her. The key thing to remember when defining hard assets (property in particular) is that what defines it is a LIMITED supply, we cannot create more natural gold on this earth, we cannot create more space on this earth, we cannot add more time to our lives. The assets are limited, and thus their value is FIXED. Investing into hard assets is low risk, but also low reward in the short-term. The most successful players in the fixed assets game will have a detailed long-term plan of where and when they want to be throughout the span of their investment timeframe. When it comes to hard assets, patience is the greatest virtue, and if you are patient, you will often reap the greatest rewards.

I’d disagree with being 100% leveraged as she was with the last property. No equity, plus if interest rates keep increasing, the deal may become unprofitable. Love the vid tho, just avoid being over leveraged otherwise you may loose the lot

A kitchen only lasts 10 years and costs 10 grand, so that's a grand a year out of the profit, bathroom will be the same, roofs only lasts X amount of time and will cost a small fortune to replace, then there's redecorating to allow for. I can't see where the profit is over long term tbh. All well and good re financing up to the max, the house will not appreciate in value without proper up keep. Don't think she's thought about all this

Only need 8. Let's be honest, if you have 8 properties you are likely in the top 5%. Remove the word "only".

Agree the only 8 comment is massively flippant and misleading. Don’t forget you need 25% of the property value in cash to secure a BTL mortgage. So with her first house now being worth £160k, you’d need at least £40k cash to secure it. Times that by 8 and no matter which way you raise finance, you need to secure at least £320k. Without legal fees, stamp duty with the extra 3% for BTL properties. You could probably put that figure at over £400k

Debt without exit strategy is not a good debt. Your strategy should be to Buy 5 or 10 properties and sell half after Ten years and pay off all the loans. Your aim should be to own half of your properties without any debt in ten years time.

Why would you pay off any mortgages when inflation is eroding the debt anyway? And why use your own cash when you can get the bank to fund 75% of your portfolio. Makes no sense at all

I was pointing moderate free debt wealth creation. Debt without exit strategy is bad debt, everyone should have plan to pay off their debt during their life time.

For your own sake and to properly educate your audience you need to concentrate way more on the massive risk exposure. You’ve been in a lucky period for property, but it does often reset 25%-50%. Governments have messed around and artificially stopped it in recent memory and got themselves into a right mess. Honestly - nothing lasts forever and if you’ve made that amount of money - pull it out and get into the next thing. Prices vs wages are at historic highs and gravity hasn’t been repealed. I’ve been in property for decades and everyone I know who are proper investors carry 50-70% equity so when a crash does happen - it’s them not the banks calling the shots.

When the rate rise happens it might lead to opportunities for buyers as people who expanded too quickly default or sell up. I actually think the bigger disruption will be if Michael Gove goes ahead with his demented proposal to force everyone to install heat pumps at tens of thousands of pounds each.

Far better off buying a house doing a good refurb sell it to a nice family or person, take the profit. That way you make money, someone gets a nice house, the street gets a good new neighbour. Keep it simple. This video is everything that’s wrong with the way people do business and people like this thankfully get wrecked in economic crashes.

By definition talented investors spend their time investing, not starting channels. This poster is exactly correct in his remarks. Need to consider corporation tax and stamp duty. Also, if you are consistently taking money out of your BTL 2 things need to happen, the length of the mortgage need to extend to keep your repayments the same as what they were previously or you need to increase the mortgage payments as you are now borrowing more, this then needs to get passed on to the tennant. If you keep pulling money out, you'll end up with lots of properties but little equity, just a monthly income

How does it work with the 40% tax over 50k per year earnings? Do you get around this by claiming it as business income? Does mortgage take away from this? What about refinancing and tax.

It looks like you’ve tried to succeed in the corporate world, jumped on a Rob Moore course of the back of an established booming property market, bought into it and now teach what you’ve been taught . A business model based on high high debt , a crowded market everyone’s trying to grab a piece of and running with it. Thank god I started back in 1998 in my very early 20’s . Btw - I’ve never had a job nor borrowed of friends and family , no jv deals ,R2R . The only thing I’ve done is been entrepreneurial.

It's impossible to get into real estate without a load of dept these days because the house prices are so high because of people that took advantage of the system. I'm all for the 'can do' mindset and that's the reason I have been saving for a deposit since I started working. With sky high rent and stuff, I'm 1/3 way there and 23

You know what they say about sounding to good to be true, it usually is. You come across very intelligent, informative but the numbers don't add up, when you're talking about re-financing and pulling these big chunks of money out you fail to mention the mortgage you owe for the initial investment. I have £25k cash in the bank, how would I start, . I've looked at some leasehold on city centre property in Liverpool.

Absolutely exposing her commercial naivety here, just to sell more courses to vulnerable people. Refinancing at the higher amount will increase the monthly mortgage repayments, and drive down the cash flow. Unless the rents get increased (doubtful on a £8k refurb - must be as rough as a badger's arse) then the yields will be getting pushed down. Any money that she takes out of the business is taxable beyond personal allowances, which she doesn’t talk about as it’s not as sexy. The real cash is being made from selling rose-tinted glasses training to people who aren't sophisticated investors and have no business acumen (a bit like the trainers), the fall for the get rich quick story pushed by this company. Be very careful.

The posters point is accurate. Nobody with real financial talent can physically give away their skill, and nobody who has got rich off luck or a trick is likely to share it! Be realistic

@@davidlamb355 we all know there are ways to reduce corp tax, having a SSAS structure in place, being one for example. But pulling cash out whether PAYE/dividend/interest will be taxable beyond the 4 or 5 personal allowances reliefs available to all directors. If you’re not making enough to get you over the personal allowance thresholds taking you into taxable territories, then you’re not doing enough activity to justify training others, as you’re at the lower end of the ‘expert’ scale.

@@Lou-jg7vw When she talks about pulling cash out, what she's referring to is from the mortgage. So you pull out enough cash to pay off the current lender and pocket the rest remaining from the 75% lended. She doesn't mean full cash from the business

Great video, Great knowledge 👏, good thinking forward tecnik! From my point of view, to start with property investment , you need some financial pakeges to start with , ie savings! Then one's you start, you can surely refinancing and pull out equty to get the deposit down, to get another property, either 20 or 25% buy to let mortage. Or you simply flipping, buying older dates propert at lower bottom prices, refurbished them , then sell them on profits. I start with 1 property, now I owen 4, 3 of them as a bye to let.. keep up with good work! Regards from glasgow

This is missleading and anyone wishing to enter the Property Investment Game absolutely would need a Good Standing Credit File something which isn't been spoken about. Many Investers won't entertain you without an existing portfolio.

Well done. Actually most 'property landlords' who have a big portfolio don't own anything. They owe lots to the banks. Once interest rates start going up it all comes crashing down.

Nearly all will be on fixed rate products so interest rate rises will have no impact at all in the short term. Any rate increases will be more than offset by the increases in rental income also.

@@balance3201 You "own" the property but the lender will have first charge on it. You will receive rent on the property and pay the lender interest. Your cashflow is the bit in the middle. You'll also benefit over time from capital appreciation in the asset. Your comment regarding cars is an example of bad debt (though an Enzo has gone up considerably) as it's a depreciating asset as opposed to a house. I'll happily go in to more detail with you on my training course....... I'm kidding.

Hi very good video but should of shown us some before videos and after refurbishment also what bridge company did you use @ 17.53 mins you said no money down but you still need legal fees stamp duty and a deposit doing a bridge and alot of the time the bridge company in the loan will add up to a years mortgage repayments up front on the loan with higher interest rates And if you do the work in time you will be refunded some money also the bridge company takes a fee so I can’t see how it would be no money down Please let me know thanks

I think making money this way is morally bankrupt. Taking away the ordinary persons life stability and ability to develop individual wealth. Before the finacialisation of the market in 1996 it was possible to by more than one house. But, that was through commercial loans, repayable in 10years. Interest only buy to let mortgages are a travesty.
