Making it out at a young age is quite difficult. I started a side hustle at 17, saved up and made some good investments. l'm 28,live on my own and having a good life for myself. Big ups to you and everyone out there trying

Overall a good video highlighting what can be achieved in property without all the showing off. I'm not sure who the people are that it refers to for only needing £1200 to live on, I get the feeling that's to encourage people to join a course with Progressive. Some good tips throughout the video, including the use of JV finance, new builds that are commercial/Resi and operating out of one main area. I'd like to see more videos making it clear that 1,2 or even 4 buy to let properties will NOT set you up for life and allow you to live off the rent. It is a numbers game and if you buy 1 or 2 you will end up giving them up. You need to plan to acquire at least 5 to make it worthwhile and still not live off the rent.

I agree. When you hold long term you need to save and plan for maintenance and refurbs etc. The thing I don't understand with these strategies for cheaper, higher yield properties is there's a certain base level cost for maintaining the properties and a few hundred quid a month doesn't seem to be enough to cover the long term requirements. Plus have all the noise of more properties. I own and let out more expensive properties, all 400k-500k which probably get a slightly lower yield but there's less noise on an ongoing basis and I think the monthly return is better from a maintenance perspective.

Most of them are fakers and liars. They don't give the true numbers and don't devulge that the barrier to entry is quite high. Also quite a few have exited the biz because covid decimated the industry, the HMO industry to be exact. So next best thing is put out a YT vid and pump out the i"m a millionaire property developer spiel to try and diversify and make some spare change.

@@Gadgetlava I’ve always wondered about these guys. Why would you want to run a property education business. If I had a handful properties giving a strong asset & monthly financial returns I would just sit back & relax. The initial entry level is very high. I find it amusing when these guys say that you don’t need your own money etc…It is not as simple as that. I’m interested in the auction property refurb area of making money. Even here there is a minimum of £25,000 here in the South East entry requirement. The rest 75% is made up of bridging finance. But here is the catch a bridging lender could just say that we are only lending you 40%. The rest you will have to find yourself. If you can’t an auction house will just take your deposit after 28 days. It is very ruthless in the beginning. That’s why the sheer majority of people don’t get into it. These video people making it sound as simple as learning to tie your shoe laces when it is not.

Be very very wary of the term property millionaire. Its meaningless, especially from people who sell training courses.. What's important is net worth. Also this strategy of buy refurbish and refinance is outdated in a period of rapidly increasing interest rates. Most buy to let's will be losing their owner money every month these days. It's surprisingly difficult to make a living from property this way. If you take out a salary of say 40k a year, its almost impossible to put cash back into your property business and if you use investors money, they will want paid too.

So if your return is £350-400 per month rent on the three bed refurb that you didn't use any of your money for what does the Angel investor get? Surely half of that? What happens if the Angel investor needs capital and wants to sell the property he or she used their money for?

I doubt an angel investor would be interested in half of £400. The way you typically pay back the investor is at the point of refinance. They would usually be offered 10% on say £50k over 12 months.
