In this video, I share my property investing journey of building a three-million-pound property portfolio from scratch, starting with a rent-to-service accommodation strategy. I rented properties and listed them on platforms like Airbnb for short-term stays, leveraging convenience for higher returns. Terrible. You forget to mention the 90 day rule and the VAT element, you also forget to mention that it’s against 99.9% of residential blocks of leases to short let. You can make a lot of money in this industry but it’s soon going to be regulated and right now it’s 100% grey.

You went from £1000 to £3m when money was extremely cheap, hence you could borrow that money. I don't think we will see that cheap money in the near or distant future. Plus the property market is slowly crashing... All that you talk about is based on extremely cheap money + constantly increasing property prices. Now this is all gone! I don't know how you will manage this huge debt and leverage in the current situation, but recommending someone to do this now is pure lunacy and can truly screw people's lives...

yh i agree. and when he was doing them the interest rates were around 1.5 to 2.5% making it worth to refinance and hold them but now you're barely covering the mortgage with buy to lets.

@@SycAamore I mean really though, what are the chances BoE rates remain at 5% for the next 10 years? Highly unlikely in my opinion. And plus, a good property deal now would be an amazing deal once rates begin to decrease

So with a career behind you and money you can buy into any strategy. Lol What about unemployed people who have cash hidden fromDWP yet still want to invest to get off benefits like 20% of the people I help as an Independent advocate? How do they do it without affecting benefits at the start but then earn enough income to take over what their benefits pay for?

For these conversions which don’t require planning permission. There aren’t any minimum room sizes which I’ve ever seen anywhere documented.

What about the debt? All well and good having a £3m portfolio but if you're servicing £3m of debt then what are you living on?

Hi Ahmed, Great vid, thanks for sharing! Could i ask for your advice on the following, please? I live in the South East (Essex) and I'm reeally struggling to find deals atm, i have a pot of money thats enough to either to put down as a deposit for a 3 bed house (but not enough to convert to HMO and give a good return plus higher risk due to interest rate), or build an extension to my house (3 extra bedroom and a bathroom) and rent out spare bedrooms as a HMO (about 23% ROI, great demands with a hospital 5min away). I'm quite incline to do the extension and rent out spare bedroom to get a good return, but at the same time fearing the loss of opportunity of buying another house... do you think its a mistake to spend the money on an extension rather than on another house? Your advise would be much appreciated as I'm quite tore between the two choices atm... Thank you! Kay

When you move the kitchen to the lounge, how much recycling of parts to you do it order to keep costs down? EG cooker / stove / oven, kitchen worktops. does this really cut costs or is there more hassle?

Ahmed, is there any policy that indicates the minimum size / spec for a converted additional room to be sold / rented with an additional bedroom?

Yes, building regs state min 37m² per flat if that's what Ur question is. Or room size 10m² if HMO rooms

He is not a "guru" just some guy who managed to mortgage himself to the max. I don't know who decided to give him all that money but in the current situation such huge leverage can only lead to one thing...and I don't wish it on you...
