I am finally! I have the next 4 videos lined up as well based on requests :) my best advice is to pick a brokerage where you can rely on a mentor or managing broker!

@@JenniferBergman what the common requests are from the other side and how you handle, is it mostly verbal, in writing, contract changes,? Do you mostly negotiate on terms or price? how do you get a better deal for your buyer? Keep more for your seller? how do you negotiate with a seller for a listing?

You emphasize contract knowledge. How about a video doing an explanation of the contract as if you were explaining it to a client?

Great videos - a couple of questions... 1) how does your new brokerage make money with only $350 per deal from you? 2) Do you need to pay estimated taxes? 3) Can't wait to see you r tax strategy with expenses etc if you are willing. Thanks!

Thank you! #1 it’s $650 a transaction, client pays $300 I pay $350 (sometimes I pay all of it depends on the transaction, it’s whatever you put in the buyer agreement). I asked this question as well! Their success comes from volume and their education program. I will make a video explaining this. #2 and #3 I haven’t done taxes yet so I’ll get back to you on that!

Hello again! I love the wealth of information on your channel, but I was hoping I could ask a question that I have been trouble finding a solid answer to. How does one begin searching for a mentor? Or is that something that generally happens once you join a brokerage? Im doing my best while studying to start making connections but it’s difficult getting my foot in the door swapping from law enforcement to real estate. If you are able to provide any advice in your free time I would greatly appreciate it! If not, no worries! Thanks for the video 🙏

Thank you so much!! Ask away anytime! Mentors will usually be provided at a brokerage for a percentage of your commission on your first few deals otherwise you could pay one, but I’m pretty sure they’d be your coach not mentor. There’s tons of real estate coaches out there. I didn’t have either, but my managing broker at my previous brokerage was very helpful, I called him whenever I needed help. It’s the same way at my current brokerage but now I’m also a mentor for brand new agents. As long as you have one person you can rely and trust to answer any questions any time of day, it doesn’t matter the title that’s all you need!

It depends on how you run your business. I have one agent who makes awesome videos about moving here and sends me all the leads since he’s not licensed here. Happy to split commission with him.

Taking my Real Estate Exam for Iowa tomorrow and your videos and Prep Agent have helped so much! Any final advice? Never been a good test taker and get nervous.

I’m so glad! Don’t go back and change your answers, always stick with your first instinct. And relax and visualize passing the exam beforehand and you’ll do great! Let me know how it goes!

@@JenniferBergman Wish I could say I passed but wasn’t even able to take the test. PSI online proctor exams had a lot of issues. Now needing to drive 2 hours to take the test in person.

I am new subbie everything you said was correct. I put away year worth of saving. Just focus my first year as a realtor. Build my business. Great information. Start real estate business this fall. I currently in the medical field and want to change careers. I had my own business real estate investor in 2015-2017.

I have a question, I decided that I want to become a real state agent, but there are different licenses for example: -Property Management Certificate -Real Estate Continuing Education (CEU) -Real Estate Salesperson Licensing -Mortgage Loan Officer Training. Can you please explain the differences and which one you got. Please.

An agent at my previous brokerage took 13 months to get his first transaction, and it was listing. He had 3 more the following 2 months! Everyone has a different trajectory just stick with it ✊

Congratulations! My first year was a huge goose egg! Officially the worst realtor in Colorado! Curious what brokerage you switched to. I'm on a team with EXP.... not sure yet if I made the correct choice? Tough market here in Gunnison/Crested Butte

I just spent a few days in Crested Butte and I’m in love!!! Jealous you live there but I can imagine the market isn’t an easy one to get into. I’m at a 100% brokerage (JPAR Modern Real Estate). I’ll post a video about that this week. EXP seems hit or miss, most agents seem to love or hate their experience. What do you think so far?

How many hours a week did you work on average?

That’s hard to answer, as I’m sure you’ve heard, the hours vary greatly. It also depends on what you consider work, is work when you’re with clients and writing contracts or do the work hours include being on social media, studying the market and building/maintaining relationships. So the answer also varies, sorry to be so vague but it’s a rollercoaster schedule in real estate!

I can’t help but feel like most people on KZbin that are talking about real estate aren’t really in real estate at all and they’re just KZbinrs making up content. Or if they really are in real estate, they’re inflating it. Almost makes the entire business seem like a scam. Especially since it’s always either some hot blonde or some dude with a really colorful thumbnail. Idk but it all seems kind of sketchy.

Well I actually do work in real estate and continue to actively work in real estate (which is why I’ve slacked on posting on KZbin). Every career path has people that post publicly whether to help out or try and create passive income. For every KZbinr you see, there are thousands working that aren’t posting. Neither is wrong or right. If you think the business is a scam it might be best you don’t join it 🤷‍♀️

@@JenniferBergman I get what you’re saying, but I still think it’s sketchy. I know you can make money in real estate and if I choose to get a real estate license, your input doesn’t matter to me one way or the other, but thank you for your opinion. I do think most of what people say on KZbin is exaggerated though. I know there aren’t a million people doing first year real estate that have become millionaires. If it were really that simple, everyone would just be a real estate agent. You might be telling the truth, but I know a lot of KZbinrs are lying about their income.

Practice! Every time you learn something new. And being a strong and persistent communicator is very important in this market. Before you have your first client, I recommend reading “Never Split The Difference”. I read that before getting my license, great book for negotiations and hard conversations with anyone in life.

@@julianrocha60 That totally depends on what state you’re in and what brokerage you’re at. In Colorado most agents use CTM and you fill in the contracts based on the client and property
