@@LivingStLouis as far as commercial interests I would say the new industrial park area in st.charles they have several shipping hubs there that are new for rail to truck swaps Other areas would be the amazing amount of wasted commercial areas of north county the near riverfront section from North city to North county is another great space that makes logistical sense for businesses for some reason they only seem to focus on hall street I know North st.louis is normally an area skipped over in real estate but for businesses like shipping or factory's it actually makes great business sense as the property is as cheap as one could almost get dead smack in the middle of the country and while these areas have higher crime that crime is often created from a lack of jobs plus I'm sure there are tax incentives

Lived here my whole life. My studio in the southern area of STL is in the $700s to rent and I'm in an area with a good mix of people, great management, and great maintenance. I'm a single teacher, rent alone, and it allows me to save. I love it!

@@LivingStLouis It is! I have no plan to marry anyone, so I’m saving to be debt free then give back to my parents in the next 10 years when they’re in their 70s and get a nice home for myself. Even in 10 years I’ll still be about 11 years off from retirement haha.

If you aren't scared to live in North County, Florissant is an average crime rate city, or even better than average with housing between $100,000-200,000. Plus, if you go to unincorporated county in 63034, there is a variety of mostly newer, larger homes for surprisingly low prices. Even McMansions for a lot less than you'd find in West County.

Hi, Jacob. Also, for me holding J1 visa with 57,000 dollars salary, how much can I bring home every month? I find different answers. I am living in London, where the tax rate is about 20%. I assume the tax rate at St. Louis is lower than that because we enjoy NHS, free medical, which has essentially been covered by the tax. Again, thank you.

The City of St Louis has a 1% tax. You only pay that if you live in the city (not in the county). Missouri does have state income tax, but the majority of your tax will be federal income tax, which is scaled based on your income bracket. This will be easy for you to figure out, if you google it. University of Missouri St. Louis is a very popular public college in St. Louis, and the only 4-year option that's public. There are two community colleges (St. Louis & St. Charles community) but they are 2-year programs. SIUE is the only other public college close to St. Louis, but it is located in Edwardsville, Illinois and is about a 45 minute drive away if you live in St. Louis county. Hope this is helpful!

I live near the meramec community college in Kirkwood. I took a lot of my undergraduate classes there. It's a great, inexpensive place to go. Kirwood is also a great area to live in. It has a close-knit, community feel to it. You will see a lot of people outside walking or riding their bikes.

Good ol' St. Louis, a real cess pool of abandoned property. The city proper has more abandoned property than property that is occupied. The crime is very real with car jackings, break-ins, and armed street robbery. Killings are as common as they can be, so much so they only get a mention on the news. If you are thinking about moving to this city look in the west county area, some parts of north county is doable, stay out of the north city area unless you are a drug dealer. Good luck, you are going to need it.

@@aakashrajkumar2078 It depends on what you like to eat, but in the middle of High Ridge there's a Walmart and Aldi's for groceries which both tend to be cheaper for food than somewhere like Dierbergs or Target If you want to eat out, there's fast food like Wendy's and Taco Bell, coffee shops, and diners! You may cover this in another video, but one HUGE thing you missed was WEATHER. Will I have to run my heater all winter? Do i need a snowblower? Is freezing rain a common problem? Will I have to get an AC unit or will I be ok with just ceiling fans? Can I get a rain collection system? How humid can it get in the summer and will I have to spend extra money on mold control chemicals? How is the mold problem in general? How much of a regular problem are tornadoes? And another HUGE thing missing from this video, which also may be covered in another video possibly, is CRIME. Will I need to put bars on my windows? Do I need a full home security alarm system or will just cameras be ok? How safe is my car on the street generally? Should I get a chain link fence or a wooden fence and why are so many houses lacking either? Because right now I'm more looking at Cape Girardeau or even Sikeston.

I don't think there have ever been issues with tornadoes as long as I've been here. You definitely need AC; summers are hot and humid. Winters are relatively mild. You don’t really need a snowblower. I moved from St Charles to the Detroit metro area so I can reliably say that winters in STL are mild. 🤣. Tornadoes are definitely an issue, be prepared, but the warning systems are top notch. Taxes are not that big of an issue compared to other areas.

Remember when looking at St Louis Saint Louis city is 70% black 20% white and 5% other St Louis city schools are the worst West County or South County are passable almost everyone at moved to the area moves out towards st. Charles County much better schools the commute and isn't bad because you can always go to a train station to ride the train into the city
