Rental prices for condos, townhouses, and houses have been going up in the Philippines with demand and growth. One can still find better values outside of the big cities and some provinces. What are your requirements? What is your budget? You may be able to negotiate a better deal.

Sincerely thank you for giving the most informative information on the Philippines living situation. Being age 57 now and soon in about 5 years contemplating on retiring there. Always happy for knowledge. Especially since I would be a city dweller.

There's something to be said for having the relative anonymity that big city living affords you. I don't want a whole community knowing every detail about my life.

Very informative and great filming! :) At which stage is the Mandani bay project by now? The first residence you showed looks beautiful. Quite different, but i like also the last one with that mixe of blue and white color. The extra fisheye effect is very tricky (even when you are aware of it). Its used everywhere nowadays :( Thank you very much Rod.

Good analysis as always. You're right about the inescapable noise. I briefly lived in Calyx Residences on the 20th floor. Very nice place but half of the building overlooks a squatter area and the noise never stopped, especially at night.

Thanks Robert. I considered Calyx. I have a friend staying at Avida for 2 years and he gets the noise from the restaurants blasting out their music every night.

Thanks again rod...really like the cost while strolling the grounds of some condos.....and your info has got me to where I am today knowledge wise....sicker for me is to replace furniture and purchasing a bike....seeing how I'll be there 6 months and the same here....how do I store all that ?

Thanks David. I do have a bit in storage with a daughter but not much. Storage can be an expensive option. There are very few storage businesses in Cebu City.

It's hard to accept spending that much for a smaller space. When I first went to Cebu way back in 2005 it was great because there wasn't much information online other than a few blogs. People didn't know how much of a gem and great bargain it was . there wasn't really any direct flights from all over the place that I know of either. Way less expats and the peso was about 55 pesos per dollar. The end result was I got a 3-bedroom, 2-bath furnished condo on the 17th floor with a nice long balcony and great view for $15,000 pesos a month which was around $275 us dollars a month. It was a little over 80 square meters . 900 square feet. Didn't have much amenities other than a basic swimming pool but still a lot of space for the money for being in the middle of the city .I think you would have to go to other Islands to find deals like that now.

That place you describe JJ sounds a bit like Winland Towers, or at least it is very similar. I was staying in Winland Towers for a while in 2003/4. Rent was for sure cheaper back then in Cebu. Back then the GBP to PHP exchange rate was a whopping 100 to 1 now it is only 63 to 1 as I type! ouch!! Thanks Rod also for the Video, much appreciated.

WOW!! Those buildings & condo units are much prettier than the ones we have here in California!! The swimming pools alone are like five star resorts!! A lot cheaper too even than the old condos here in Los Angeles!!

Would value your input, will have approx Max of $600 US for rent, with a pool important. Not really interested in driving, maybe just a scooter, so near some nightlife , mall etc. Thanks Rod

Thank you very much Kevin. "Night life" is now scattered in the Cebu City area. The resorts along the east coast of Mactan Island are an option depending on what type of night life you are looking for. Mango Square in "uptown" Cebu City has a few bars and discos but not nearly as many as a couple of years ago. $600 for rent should get you a nice place. Depends on your lifestyle. I live in a 3 bedroom house in a subdivision with a gate around it for 15K a month. I found this place not on my own but through Filipino networking. Last year when I was in Metro Manila I lived in a studio for 11k. I will not renew this lease at the end of 6 months. I want to be closer to shopping and food choices, that's high on my list. Another thing to take into account is that there is a much higher level of noise tolerance here in this culture than in the West. In a residential area you may have to put up with barking dogs and other things like burning stuff. Live next door to a chapel or close to a church they may have a sound system to broadcast their services and you may be listening to them in your living room and you get no peace and quiet. This is my problem here now.

Thanks for sharing your experience Stephen. I have a church off my balcony and I think their god is hard of hearing as they seem to be screaming instead of singing several hours several days a week. I also have several dogs nearby that bark often and have had that in 4 of the places I have lived here.

Good video I like the places with the swimming pool and gym I workout and swim 5 days a week .I rented a place a few years ago in the province only 4000 pesso a month.i was so bored in that place not much to do also hard to get the internet .was a small town no shopping malls and not many shops or restaurants .there was a lot of really nice beaches .thanks for sharing rod.

@@LifeIsButADreamDream the place was catbalogan samar the town has everything you need markets to buy meat vegetables etc .that was a 2 bedroom in a gated community so it was very safe area you will have herd before its a lot cheaper to live in the province lots of nice beaches things like the hotels and restaurants where a lot cheaper I stayed in a hotel for a week looking for a apartment only 500 pesso a night.

Yep, doing that now since I plan to retire in 3 years. Together with my wife and pension funds we should be ok with a higher end condo. Plan to roll in my 403b and 401k into IRA and let it grow, just living off our SS for daily stuff and for anything more expensive will have to dig in a bit on the pension funds. Our situation is different, since we have a lot of family there especially in Cebu, Manila and Dipolog so we barely need to spend in those places. Based on watching KZbin vids, my wife and I like Robinsons Galleria by reclamation area. Could you do a vlog over there? We were born there so we are applying for dual citizenship and instead of paying off the whole Condo, my cousins suggested getting a Pag-ibig loan. We will keep re-doing our budget as my retirement date approaches. Ha, Filipinos are a gossipy group. Thanks for the infos...hope you keep doing what you"re doing.

It is great that you are planning well ahead and budgeting. Robinson's was one of the only companies enforcing the over 65 no entry for over a year so I changed my shopping habits and rarely have been to their stores for 2 years now. For a family of 4 (with 2 grade school children), living in the Ayala area, do think $5000 per month would be a good living/entertainment/school expense budget? Thanks again for everything!

Most condos apartments here in Japan is not furnished because they believe its your style home not how the owner wants it. Ita just like buying a car. They build your car from the tires up they way you want it. Not sure if i would like a furnished apartment or condo. I would like to get my own bed, tables and couches. Just like here in Japan.hahaha great video by the way.

Thanks Carlos. I have visited many condo and apartments where I don't like the furnishings but personally, I don't want to accumulate a lot of furniture yet that I would have to move or sell. I would like to make my own choices with furniture though.

I think it would be wiser to stay in a hotel first before buying a condo or house to live when moving to the Philippines...Philippine real estate brokers/agents will offer buyers some site visits first b4 negotiation...that way, as buyer, u will see the actual size of the dwelling u like, w/no regrets @the end....thanks sir, for the video & info.😏😍

Bamboo Bay just opened up their pool Mark. They also require swim caps which some others will supply also. The longest pool with lanes is Persimmon in Mabolo.

Hi Rod. Our friend and her husband (American) rented their 180 sq. meter from another expat for P50,000 a month. The guy didn't mind paying the price but he lived in a gated exclusive subdivision with 24 hour guards. The place was so quiet that you'll feel you're not in the Philippines. I guess it really depends on the person how much they're willing to pay for their comfort. Thanks Rod.

I paid $650 USD month (at the time 33000 peso) for a 1 bedroom 36 sq. m​​​ condo and it was truly fully furnished with hot water in shower. Included excellent Internet. Elec/water/cable was separate. It had 24 security and free parking. Weekly "maid" service. About 1/2 hour walk to Ayala Mall Cebu. (plus it had a nice balcony with a washer. *Note: I did my laundry in the kitchen sink and hung it out on the balcony)

Haven't seen ya around for a while.... missed your stuff, ya kinda almost seem like family i watch so much... don't mean to sound strange by any means, it's just your my favorite source of info ! I live in vermont and have 3 diff phillipino friends who now live state side...think they all get married, 2 working and saving and at 55 years old move back...one couple is very nice and have offered a hand getting settled if I go to vigan city......another lives in cebu and will sell his bread delivery business here and go back to cebu...the other is in angles city....I'm really leaning towards your area or cebu condo set up...So I'm thinking of either December to March ish over there looking live for a deal somewhere....and to keep in contact with you, I heard you say you help or try to rent out when your not there a condo ? Excuse me if that's wrong....anyways I need to sell my businesses here I have 2....and go from there...the Dec to March isn't written in stone yet, may have to slide it ahead.....but my main concern is can I stand the climate, time will tell....Sorry if I bored you...have a good day!

As always, thanks for watching, commenting, and sharing your thoughts David. The climate is cooler if you go up in elevation. I know a couple of expats who live in subdivisions in the foothills. Water can be an issue in some areas during droughts like this year and in 2015 though. There are places on Bohol that haven't gotten enough rain during our "wet" season and need water shipped in. The yield on these condos seems really high - if they are selling for 50,000 US, but the rent is 6,000 per year, then that's a yield of over 10% which is high for property.. Would be interesting to have a video on that... is it just a blip because an influx of foreginers have driven up rent?

You should be able to find a nice place for that amount Gemmel. January is the big Sinulog Festival in Cebu City so prices will be up for a bit.

The Chinese are driving the prices up in Metro Manila. We have several 2 bedroom fully furnished units in Pasig and are getting 35K a month for each one. The Chinese pay 2 months deposit and 4 months rent upfront. Then the companies they are working for pay the rent 4 months at a time. It's getting crazy and our parking spots are now a million pesos each. Just 2 years ago the parking was only 650K.

Rod: Is the Alcoves condo building both quiet and close to downtown Cebu? I saw a model in 2018, and the sales staff told me that the Alcoves was pretty tightly regulated with regard to noise and other disturbances affecting the tenants.

The Alcoves is a high end Ayala development connected right onto the Ayala Mall in Cebu City, so very convenient. It is about 3 km from downtown I think. That is Filinvest condo developments that consist of 3 developments at the SRP, South Road Properties, called City di Mare. 2 condos are presently built with a 3rd on the way. I am looking o move to either Cebu or Davao as I am legally blind Army veteran medically retired so I am looking for advice as I find your blogs very informative and very helpful so I am divorced my twins are in high school they just started freshman this year I don’t want to rent if I can help it looking to what the military calls dual citizen have citizenship in the Philippines and in America so I would love to really ask you questions thanks for reading this note

Amazing Philippines my parents have passed my father was first to pass in 2013 so my mother need round the clock care so not that I live alone and my twins live with my ex wife I don’t see them as I can’t get around to good I was messed up in on my second combat tour of duty in 2007 August

For me, $1,100 per month is easy. SS at age 62, next month, is just shy of $2K for me plus $500 for wifey. I appears to me that you live well!

Thanks Anthony. I am comfortable but most of us need to be aware of our budget limitations. There are always unexpected expenses that can come up. You should be in good position with yours.

It's a good idea to check out a place at night and on weekends too. Sometimes there may be a big difference. I know what you mean about noise Rody. I lived in LaPaz, Iloilo and the lady next door had a bunch of dogs that would actually howl together like a pack of coyotes. lol

I truly think it's going to be next year before travel is allowed just got that feeling Australia and Vietnam and the Pacific Islands were places we were going to have a bubble with but now Australia and Vietnam have had explosion of cases so that's put a end to that but for me and my wife it's ok we have a court case next month can't get there so our lawyer and social worker will represent.us it'll save us money and time off work so not travelling to the Philippines for now is ok

Thanks Anthony. I usually do a conversion for the viewers who don't use metric but you are correct. If figuring in my head, I just multiply by 10 to get an estimate.

Good video Rod. I would say as a good rule of thumb that if you are renting/leasing from your income? Don't spend more than 30% of your income for housing. If you are good with your actuarial tables, it might be worth dipping into a nest egg to the tune of $100/P5k to get better convenience or amenities inside the city. If you are on limited budget? You can find something very reasonable farther out, say 1:15 hours out by bus from the center of Cebu( I spent some time in Danao walking distance to the beach and it wasn't terrible). The bus is cheap and usually you can snag the bus from many stops on the side of the highway, until they start making everyone go to a terminal, which is something that is coming.

Thanks Robert. I did some research on budgets and I am aware of the 30% figure recommended. Surprisingly, the PH gov't has some figures on incomes and expenditures across the regions but that is Filipino life.

I didn't expect you say that you live on $1100 in Cebu. You seem to be doing surprisingly well on that. I have few more years to retire and I will get 2K a month. I guess I don't have to worry much. Or should I?

@@craigross341 I've found a quick and easy way to convert in my head. Just double the pesos and knock off a couple of digits to get dollars. Example: 24000 pesos, double it and get 48000, then knock off 2 digits and you get 480 dollars! This works for 50 pesos per dollar so it gets you pretty close to today's exchange rates.

@@RealGaryGibson Excellent. The British Army pretends that there's 6400 metres in a circle with a 1km radius. There's actual only 6280. But 6400 lends itself to endless halving, so it's a better figure. A very good answer right now is much better than a right one in five minutes.

I stayed there in San Remo during one of my vacations Rod. I like the place but the security is too strict. My relatives were complaining about it.

Thanks ECA BEN. I have heard that issue about the strict security several times. Many condos have rules about only tenants using pools but some are more lenient than others.

@@AmazingPhilippines1 Their security procedure of checking the booking is so long it cost me an extra P100 of taxi fare for waiting. I should have gone to a hotel instead. It's so empty there it feels like a ghost town but they have nice amenities. They don't have laundry facilities in each unit though and they still have the archaic laundry cages in the roof. The big plus. Is the location especially when the third bridge will be done.

Personally I think the rental prices in the Philippines are entirely too high if you move to a place where you have the amenities you are accustomed to in the United States those types of things you will end up spending just as much as you would hear in the United States I've said it before and I will say it again lol the best part of the Philippines is that young sweet a** haha

Thanks Mike. I know of people living just as cheap in the USA but that is not where I want to live for several reasons. I would be paying 2-3 times as much for rent in Phoenix or Dallas as I do here and I would probably need the expense of a car also.

Rod, i could not live in the province it would drive me mad yeah Manila isn’t perfect but it’s home, the price of condos in Manila are pretty expensive the ad ons add up especially car parking which is not cheap, the mayors are clearing the roads in Metro Manila with the traffic enforcers , given tickets 🎫 or towing cars away , so if you have a car find out the price of parking is especially in Manila, the days of parking outside on the street are gone.

Thanks for sharing your experience Derek. I lived in Los Angeles for 3 years and could live in parts of Manila. I have met 3 taxi/Grab drivers who moved to Cebu City. They say there is not traffic in Cebu City compared to Manila. LOL.

I'm not sure I'd like living in Cebu city but I wouldn't like my wife's hometown either. Cebu is too big and her hometown is too small. We're thinking about Dumaguete or Taglabaron as a compromise between the two extremes.

Please where is this place in your thumbnail? It REALLY depends on the person. I heard all that crap about OH YOUR PAYING SO MUCH you can get a place for $5.99 a month (lol) but trust me after being in 6 places and the province you can pay cheap and live in the province BUT YOU WILL GET PROVINCE ISSUES AND I HATE IT. I don't know if there is anywhere you can escape the noise. But the TRASH BURNING, the neighbor with 20 roosters, the howling dogs the creaming kids the loud music that begins at 6:30 AM and the cow they put right next to your window that moans all day long for ME drives me insane. If you need internet forget it! I am planning a move to Makati or Cebu because I have learned you get what you pay for.

I was there last year for 9 months I don’t like the city too much traffic I stayed in olongapo city to be closer to the one I loves the most my sibling that I support my life my happiness. Rent are so nice all furnish and I was on the 4 th floor I do t like noise wake me up and yes I do save more money that I like since I’m retired.No l lease it’s up to you to tell the landlord it may be cheaper if you live longer . Got to be back got business to take care . Throw scam bag in jail think I’m stupid try you have no idea who you ripping off sucker👎👎

So, you're saying I can't make a budget unless I'm sitting down? Get real. PS Getting a place in the countryside (province) doesn't mean it'll be quiet. I thought moving to Camiguin Island would mean I'd have a quiet, peaceful place to live. WRONG! The Philippines is noisy. There are motorcycles, trucks, neighbors yelling, karaoke, chickens, DOGS, and a million other things.

LOL. Most countries in the world have some noise laws as does the Philippines. They are enforced here usually. My business in the USA was noise control and I got involved to solve lawsuits about noise occasionally. The police will also arrive and issue citations in many countries.
