Good info. I once had a senior tenant that had such cheap rent at my house that when it became time that I wanted to sell, she could not find a place even close to what she was paying. Ended up not paying rent to me for a few months so she could save up for security deposit elsewhere.

Last months rent should never be charged on ltr The move in costs are crippling, lower those raise your rent.

The problem with that, is people don't want to pay last month's rent when they know they are moving out, they figure security deposit will cover enough. But if rent has increased over several years, it may only cover a fraction of a month, but security deposit was meant for damages

It's all the difference of a tenant meeting their obligations. If they are invested, they are least likely to default on rent.

@@MegaSuperEnriqueI really see such a minimal issue with that. You can just keep the security deposit then, and you and your tenant part ways happily. A few hundred dollars loss on thousands in profit seems like a very small problem considering your privilege as a landlord if you ask me. Cheers!

Nice tips. I hadn't thought of providing a list of comps when doing an increase. I'm also glad to know about Steadily. I would like to know resources for generating a new state compliant and customizable lease once a tenant has been in place for several years. I have been writing amendments upon renewal, but since there now have been several, and I want to add a pet policy, I would like to provide a fresh new lease for the next renewal. However, the original lease was provided through a realtor and has their name and logo on it along with required notices on mold and lead paint etc. When renewing with a fresh new lease, am I still required to put these in again? And although I have a blank lease from the realtor, isn't it wrong to use their logo when I'm handling the renewal myself?

WE MUST ABOLISH ZONING. Then we have a true free market in real estate for everyone including you. "Zoning" should only apply to landfills and chemical plants

supply and demand set prices. Lowering rent would increase demand and there would be just as many homeless people, and even more people with resources applying for the same house. Increasing supply will put downward pressure on rents.
