I built a 170sqm house for $340,000 in 2016. Its wild to think that the same house could cost over $600,000 today (not to mention how much land has increased in price too!)

fair comments in this segment. Consider how the Chch and Kaikoura quakes meant requirements added that never existed before, geotech, engineered retaining, super complex foundations and loads more steelwork than ever before

Same in the UK but we’re seeing small to medium builders, civil engineering and associated trades going bust. 2024 is likely to see material prices back to pre Covid prices.

inc GST, based on single story flat site, depends on size of house (smaller is more per sq m)
