It varies greatly from builder to builder. Some have standing inventory ready to go now, some have spec homes that will be finished within the next few months. any takes on the temporary occupancy agreement option on #4 of the contracts? does it happen a lot? i heard sellers asked for a week to stay after closing and not sure whether you find that risky. if you can cover that we would appreciate it

In competitive situations, it can help a lot to win a contract if that is needed. There is a completely separate document that the buyer and seller sign that basically outlines a lease agreement with a ton of protections for the buyer. You are essentially creating a short term lease that is legal and contractually binding just like any other lease with protections for the seller and buyer.

There are several different loan options that could work!
