Yes, Chicago was awesome. I came from Port Huron, Michigan, and it was worth the trip. Kevin is intelligent, articulate, and entertaining. I booked an Airbnb which was only a bedroom. I didn’t consider having to share a bathroom with other guests. When all was said and done, my scheduled Lyft was going to be there very soon, so I threw on my shorts and a polo instead of the dressier clothes I had picked out. In my pic with Kevin, I look like a slob next to him in his suit. lol

Thanks for putting in a nice faucet. I cant stand those tiny cheap looking faucets that are so close to the sink that you are banging your knuckles against the sink trying to wash anything. Its so much more practical and worth the money to spend on a faucet that can be useful and gives space to actually do things at the sink, whether it is in the bathroom or the kitchen.

One thing that you didn’t put on your itemize list and it is not installed yet, is the shower glass surrounding. You can’t hang a shower curtain in that shower so you still have to put in the surrounding glass to enclose that shower.

Interesting the differences in markets. In Houston, we look for properties that the total annual rental income is 10% of the market value, but our property tax rate is 2.5%+. So, I assume CA is less? Substantially? Houston is always seen as a good value in housing, but I have heard dozens of transplants freak out when they get their first property tax bill. Just shows they weren’t really paying attention at closing!

I would bet anyone who said they wouldn’t touch it “with a ten foot pole” has never had a mortgage and can’t truly grasp what it means to finance a home and balance out mortagage, insurance, utilities, car insurance and other living costs. Sweat equity goes a long way and I never wanted to waste money renting so I bought my first home at 18. It was a 1980’s original (bought in 2001) but I was proud and loved that I wasn’t throwing money away each month paying someone else’s mortgage or financing their complexes. People are silly if they can’t see that many inhabited homes are much worse than that one! Lol

Great video as usual Kevin - I noticed the interest rate on your spreadsheet and had a question for you; we just bought our primary residence in Nov and got a good 30-year fixed at 4.6%; our banker has been non-stop emailing me asking if I want to refinance, but they're not giving me a significantly lower rate (maybe 0.5% lower?); should I wait until rates go even lower, and what's the "catch" here? I can't figure out why he's being so aggressive with this refinance. Thanks again and keep up the awesome videos - this is the best content for real estate, period.

I do bookkeeping and financials for a flipper in the Dallas market and his numbers SCARED the hell out of me. BUT your videos speak to my numbers mind! I am joining your team. I love the fact that you have a kitchen and bathroom guy. Apparently you don't keep these men on the payroll year round. I ALSO love your strategy ....in and out. You aren't holding hardoney for a YEAR!!! Yikes!!! I am an agent but I love fix n flip strategies...I just never felt secure in the numbers until YOU. Also this guy pays a TON in taxes.....oh dear He flips 20 homes a year....but he is going broke quick. Your method makes more sense

I rent the other 2 at cost after HOA and property management . So yes i have to pay when there is vacancy and repairs but i had to invest no money to control it. Is this bad ??

I'm a bit confused about the bathrooms - just normal walls, flooring and baseboards? I'm from Sweden, and here bathroom code is very strict, wet layer etc, everything must be water safe. This bathroom definitely would not fly here...
