I would like him to give a Ted talk and do a deep dive into the tenant screening. One bad tenant will cost you $20,000 with lost rent and damage that you can't even comprehend how they caused it. How many landlords can go to someone's current apartment, be like "nope", reject them, and NOT have some sort of fair housing lawsuit filed against them?

Yes it is, but bookstores aren't the library and how are authors ever supposed to earn a living if people read the book for free and don't buy it. (Obviously he was in 8th Grade and no author would begrudge an 8th grader a free book, in fact they'd probably mail them one, but this kind of excessive parsimony into adulthood, and especially by the wealthy, isn't helpful. All labour has value and must be valued. He does seem like a very decent man, I hasten to add.

@Gaelle Future Nurse Yes it's usually a fundraiser for the library where they sell off discarded books, or perhaps it was a library where they also sell books. Either way up libraries and up bookstores and up buying books and reading!

@@THEAnakanaSchofield the authors have already made their money via the bookstore's purchase of their work (usually many copies). It's the bookstore that now has to make a profit off of the inventory (books) it has.

He reminds me so much of my dad. My dad could read books about anything and learn how to do it. He started off as a small town kid, went to med school, and invested wisely. Kudos. He has done a great job!

Sell the apartment before housing prices crash. The Fed is about to reverse QE and start reducing their balance sheet. Which is another reason not to buy a high end home right now, besides the taxes and insurance and upkeep and furnishing costs.

In addition to considering the tax consequences of cashing out $200,000 from your 401K, don't forget the impact of that extra income on your future Medicare premiums. The IRMAA is devastating to those of us who didn't know about it, and cashed out money for a large expense. Also, if you delay your renovations, please check out the health problems associated with gas stoves. The United Kingdom has used them for years, and now discovered that gas stoves can be responsible for a number of respiratory problems, including asthma.

@@kucheranraina9201 I have my funds well diversified by using trade signals from my investment advisor Jennifer Elizabeth Boland a US registered CFA who you might have heard about or seen in the CNBC news and tbh it's been a huge relief. Highly diversified portfolio, mind blowing earnings and little to no engagement at all on my part.

I grew up on welfare in a single family home. I did not graduate from college, but dropped out when the company I was interning for hired me full time. I have been with the same company now for over 26 years. I am already a multimillionaire. I worked hard, saved and invested. I still have another 17 years to go before retirement.

What am I missing? Not being sarcastic. I'm legitimately asking. From his description, he didn't have much but he was never responsible for the lives of others. He did what most poor people tell their kids to do: focus on education and use it to get out. He started with a clean slate. I'm not saying he didn't work hard, just that the nothing to something title feels misleading.

When the housing market is monopolized by big investment companies or smaller investors it hurts the younger generation who are looking to purchase a home but are forced to rent from these investors. Most people aren’t gonna have 105 properties, sadly they’ll be fortunate enough to get one.

@Internaunt Group He mentions his race and how it influences his investment philosophy of Transformational Wealth (aside from Generational Wealth). He is a Black person within the US. He himself mentions its inclusion in his decision making. It isn’t bad or scary to mention the existence and thus impact of race.

@@jojofresh1019 It's the wisest move when one is starting out broke and busted. Then when one acquires enough money, it becomes a personal choice whether to save or spend more for things you normally buy. The trick is knowing how much of a markup businesses make off of you on the same item they sell in different locations. It becomes a game of choices. Who do you want to making more money off of you by your spending habits? It's a different perspective on money and life.

I wanted to let people know that you don’t have to be college or even high school educated to become a millionaire. I had LESS than a sixth grade education and became a millionaire by the time I was 32 after starting my own business from scratch. I had absolutely no training. Just determination and desire. Don’t let anyone tell you you can’t do something. I manifested that money. I manifested the business that created the ability to live the life I wanted to live. You can do what you believe you can do. I don’t care what age, race or gender you are. You can do have and be anything you desire.

That part of hiring family members worked for him but for a larger majority of Africans its hard to hire a relative and deliver well.Many expect to get free money from you hence sabotaging the projects.

The poor thing depends on how greedy the landlod is ie raising rent way beyond the increase in property taxes. It does make me squeamish as well people trying to make money off housing which should be a basic affordable right. Also SFH are in low supply and expensive depending on the area so more people would turn to these units or moving in with family if this craziness continues. I don't have a problem with landlords but when they have tons of homes/units to me it is when is it enough?

You have a high net worth, and you’re using your rental income to pay down your student loan debt and mantain your life. On the business side you are taking advantage of the tax benefits from ur rental portfolio, and ur still considered fire, but it’s probably time to refi or sell a few properties u have from ‘09 so u can become debt free. U paying that 1200 a month and having that interest bearing account isnt making money for u its taking away. Because 1200 a month put into an investment account can make u a millionaire again in 14 years. But that is very impressive

@Glenda Stevens if the s&p is historically returning 11%, then with your findings he can make that back in 7.4 years. But if he doesnt that is 134k he has taken from his overall networth in a 7yr period. I understand that this debt is only 4-6% but from a financial standpoint it does not make sense. Men and women lie, but numbers dont. So in that same time period you can potentially add 55k to ur networth with paying back wat u will use to clear the debt. Or u can 134k in debt with interest and principal. There os definitely a big difference

Im a ex con from compton with several businesses and a real estate portfolio and basically living off investments too with barely a high school education and no consumer debt. His college education didnt get him to this point like everyone else, his outside education is what did it. He just found what works for him like we all do, and took a risk amd it paid off. I was just commenting and giving props to a black man, because i know how hard it is to even have a real estate portfolio and have a positive networth. Just a lil confused on how him having a high networth, wat does paying an 1200 a month 6% 170k debt does for him. Like i said men and women lie but numbers dont, there is no financial benefit in paying debt if u can pay it off snd in the same timeframe u can make More money.

@Glenda Stevens i understand that idea if it was an avg earning American living from paycheck to paycheck. But in this video this man is set to have a a few million in net worth. So with what you are saying does not apply to a millionaire. Again, 1200 a month in an investment account at 6% pays way more than paying 1200 a month to a debt bearing account at 6%. Sonif he has to funds the idea is to pay the 170k today to get 290k in the same time frame. This is agreeing with your logic, invest today for the future. So pay the debt because he can afford it and make more profits with the same monthly payments going towards an asset.

@Killer Miser nothing inherently wrong with real estate. But are there really enough houses for EVERYBODY to become a real estate mogul? Even if we ramed up housing production and housing values never ever went down and increased forever, would there be enough houses for everyone who wanted to to own 100 houses and start a real estate business? That's probably why housing costs are so high right now, people trying to buy a family home are competing with investors buying their 500th property, and there's simply not enough

This is the correct, time-tested way to build wealth : hardwork and never give up. Not just looking for instant fame (and wealth) on social media platforms. That will do, too, of course, for a small percentage of billions of people out there. But even so, when things started to crumble, your life will spiralled down the way because you don't have the foundation this gentleman and other milliona-, billionaires has. They are forged in the flame of hardship and had learnt there's no easy way out. They are warriors capable of fighting their way out of poverty-and anything life throws at them. They don't give in to instant gratification. Oh they also equipped themselves with practical skill and knowledge. This is how my dad and other older generations fight their way out, which has sadly been forgotten these days.

okay this is an amazing story. i love that he has involved his entire family into the property management and real estate business.they're buying homes and paying forward. just amazing! random aside: but HOW is his rent cheaper than mine and he lives in NYC while i'm in the south?! now i'm kinda tempted to read up more on investment banking after what he shared about how he learned the material.

His company probably owns the flat. So, he pays the rent to the company. That means he is able to make the fee low.

Being of age and how to manage the sequence of returns in those early periods is what seems quite scary in the current market. The market is never a loser in a twenty year cycle, but the 2000s decade scenario scares me and could really disrupt my retirement. When you are no longer accumulating but withdrawing its hard to be anything but cautious.

I'm impressed. When someone can't pay the rent is an issue or evictions. Commercial property is easier to manage I understand.

I never learn the finance until I'm broke after spending 100k for my graduate school, but I learnt how to budget and work on side jobs to add up my income so that build my 6 figure net worth in two years.

I’m guessing he is using a huge amount of debt from the banks to finance his rentals. It’s basically a house of cards. The devil is in the details and they didn’t give any.
