The property thatt gets flooded, they need to add a storm water mitigation system. Underground drain piping, catch basins which require you to pitch the land around the property this way water will flow to the basin and underground drains and away from the property. Ot they could have build up the land with engineered soil, pier foundation, etc. I am so happy to find this video because when I ask about building regulations in Ghana I am told there are none, just build. But i see people mixing concrete by hand, which is not good on a structural level. I will definitely search out Frank when it's time to build. Before you come for me - I have been in the construction and real estate field for over 15 years, here in the US

Your body language showed the inspector did not answer your question about using fired clay bricks to build. Actually, it is far more economical in the long term. Our ancestors used clay because of the harsh weather conditions. The weather is now harsher and will be more. Even the Ghana Government has been encouraging the citizens to use burnt bricks. The nation is endowed with clay deposits in every region, but as we know, Ghanaians are stubborn, as they always prefer foreign. You can actually build in Ghana with 100% local materials. We dont need all that concrete. How did our ancestors live?

how many skilled artisans to work with clay bricks does Ghana have? If most work is in concrete, then the expertise will be mostly in concrete blocks.

He actually mentioned that from his experience with some buildings constructed with bricks, they don’t really look good now after just some few years…. And he related that to the concern on the need to get it well molded to enable it last…. I believe If it’s done well, it should last for decades

Concrete is cheaper by a long shot. Where are you getting your numbers? Why do you think most buildings are cement blocks? Have you thought about that? Or your prejudice about about Ghanaians bein stubborn is enough?

No one should decieve you. Even a second-class brick in Ghana is far superior than a first-class concrete block in Ghana. There are four elements: air, water, fire and earth. They are ancient and still with us today. If you want your building to stand the test of time, you must integrate them. Air, water, fire and earth. You think our ancestors are stupid? Neary every concrete block building is suffering dampness, mold and fungi. Bricks will extend your life while concrete will shorten your life with heat dis-ease.

Unfortunately the property owner wasn’t in the country during the entire period of the project, his brother supervised the entire project…..the quality of a house is as good as the supervision that goes into it…. Imaging traveling back home to meet this🤦♀️
