How to appeal your Property Taxes in NJ

How to appeal your taxes and win! This was done in the state of New Jersey so the process likely differs per state slightly. I appealed my taxes to the township first, and lost. Then I appealed to the county and lost. Finally I took it to the state where they heard me fairly and I won! Overall I saved around $600 for this year, but it was more about the principle!

Thank you. I am going through a similar situation right now. I appealed the first time when the assessment was double what I had purchased the property for. They came down some but not all. They only increased slightly in the following year. Then right back to the amounts prior to appeal the following year after that. Now building on that I think I have enough to go and ask for a review again. It appears they bank on the knowledge most individuals do not have the time, patients, or abilities to appeal multiple times. It is a truly unfair process and taxes should be universally charged instead of a property valuation that is market based. Either way there definitely should be a limitation of increase as to percentage, like 2% year maximum. This provides the municipality with a steady income stream and landowners with stability. The savings is translated into reasonable rents and improvements.

Update I went to the tax board for a review hearing and received a denial as the outcome. The judge agreed in most part but refused to lower the over double assessment.

Very informative video - thank you. I live in NJ too, but there is no online portal for my local jurisdiction (all manual paper filing and hearings). Really glad you won the appeal. This state keeps getting more and more expensive to live in when many other states are "reasonable". Nice job on the win and good luck with future appeals!

One other thing I learned after I won the appeal is that the tax assessed value stays the same for 2 years, so the town can't just raise it back up the next year which is really nice. @@EnthusiastsGarage hey, I forgot to press the submit button on the application so I was not actually able to appeal in 2022. I was very surprised to find that in 2023 my taxes had gone back down to the 2021 level of 450k! I soon found out that after winning an appeal they cannot raise your taxes for the next year so it looks like they had to revert back to the 2021 level which was great! I expect it to jump back up for 2024 though at which time I'll reevaluate the comps in the area.

same think happened to general motor in 1993, you can sue the tax assessment and town if you can claim this was done with malice, crazy u got 100k more for this year

What type of issues with the house did you document to help your case? Do home repairs such as needing a new roof, air condition broken or rotten wood count to reducing the valuation of the home? Would taking pictures of needed repairs help your case?

I just appealed mine(2022) in TEXAS. This is my first time ever doing it. I have a new build and my monthly payment jumped to $335 more a month. I was short in escrow because of previous taxes. I'm appealing 2021, too, but I think I'm too late.

Good luck! The comps are the most important aspect. Do your homework, come prepared and hope for the best! But yea the assessed values have gone through the roof the past 2years

I live in NJ and want to appeal my taxes but I am still a little confused on what the assessment is based on weather sq ft of homes or sales price. Well the purpose of the video is to explain how to go about fighting it without a lawyer. The assessment is based on the market price(what you could have sold it for)of your home last year. That's why you look for comparable sales in your area to help your case that it is worth less.

I am in Monmouth County also. I just filed for an appeal again. Biggest issue is owners and builders only selling fully refurbished and raised homes for many times the original prices for profit. The ground based properties like mine are getting crushed. I can't even get regular insurance because of the FEMA zoning.
