Mortgage insurance premiums. The itemized deduction for mortgage insurance premiums has expired. The deduction doesn't exist for premiums paid after December 31, 2021. ( Per IRS)...But all and all this is great!

Be careful with amending returns after purchasing a home, some lenders can ding you for mortgage fraud I've had 2 clients in this situation so far. But adding line 18 is goat, so depreciate as many eligible things as possible

I’ve heard from a USTCP that the not claiming deductions can also get you in trouble. I know you mentioned it for getting approved on a loan. So just be careful with that. Make sure you consult a tax professional if you wanna go that route. Also for over heating there’s a setting in the Sony camera to turn off the safe mode. Great content 🫡

One thing that sucks is they didn’t say why an S Corp. is better than a LLC. An S Corp. cost all this money why would you want to do it compared to the LLC?

I think you have to remember a deductible is a dollar for dollar match. This is awesome info if you think about it. If you don’t do cost segregation you get paid depreciation over 27.5 years. But with cost seg you get more money the first year and get less over the same 27.5 year period. Again dollar for dollar your getting a this as credit on your tax return if you make 30k a year with 75k credit/deductible that’s a 45k tax return buy another property reinvest it pay off the business credit many options
