Wow you are the first PM I have heard that wants to keep a tenant long term. Every PM I have talked to charges half of the first month rent for a new tenant placement and 8-10% monthly fee.

Most people think the property is the asset, but I would argue that the resident is the true asset. You’re losing money every month the property sits vacant, and having to find a new resident every 12 months is very, very expensive. If the resident is happy with the service you’re providing, they are more likely to stay long-term, which is great news if you’re the landlord!
