My 5 year old son has been interested in learning about "pipes and wiring" because he says he wants to build houses when he grows up. Now when he's allowed to have screen time he only wants to watch your channel. So thanks for providing quality educational content for my 5 year old! Eastern Ontario Canada here. Been quoted 80-120 k Canadian to build a 24x26 garage. 5/12 roof, vinyl siding and tin roof. No interior finishing or electrical. This video has me thinking I'll build it myself!

Look into the 3 car garage kit from home hardware / building centre. A few months ago I was quoted 18k materials no concrete or electrical or labour, a lot less than I thought it would be honestly 8’ wall 16” o/c stick frame style framing

I don’t know about Canada, but here in TX, if you’re looking at a simple 1 story, 2 stall garage, you’re looking at around $12k USD in materials (if you already have the slab).

My son learned how to do concrete work through Job Corps. His first job out of Job Corps was for the city. He worked 8 years and never learned concrete stamping. I feel like a blessed lucky mom. Him and his construction buddies came over and did a backyard patio and walkway to my greenhouse. Took them one weekend to do. My oldest son is a roofer and he did the porch roof and some nice railings. It really added an extra room to enjoy in my rainy state. I just found your channel and I am binge watching. I am a professional painter so it’s nice to help each other and friends with your skills. I will be learning a lot of new skills from you! I am sharing your channel with my friends and family. Thank you for helping people to learn to do specific projects for their needs and everything involved.

Dude, Josh... you are the man! This step by step is terrific. I had a detatched garage built a few years ago. 20×24 was all i could afford since it had yo be brick siding to match our house. I wish it was bigger (of course). My first step will be to get an engineer to write so plans to build up thecattic space to yse as a second story built to floor load specs. After that, if I need it, i want to extend the length another 20 ft. Thus series will hrlp me get that done. Again, thanks for taking the time to film and post your projects.

@TheExcellentLaborer I recently changed a cartridge in my tubshower because of a leak. First I tried the spout. Learned a lot like set s crew and adapter. Then watched a video for the cartridge because the spout didn't fix it. Learned seats and springs and strapwrench. I much more confident about doing DIY, even if I'm already retired. It's actually quite fun for me. Your videos though ate stellar 👌👍✌️❣️

As always, so much great information on this project. Boy o wish i had help many years ago when I built a 2.5 car garage for my sister in Texas. After having all the cement work done and ready to build, it was all me. I didn't need to use a lvl beam on this project. When it came to settling the trusses, i just cradled them and swung them in place after I got my gable ends done and a stringer board across to plumb and fasten the trusses. Sheeting the roof and installing shake shingles to keep it looking like the house was a great project as well. The okd attached garage, i yhen made that an office area for her. All in all it was a wonderful project and glad I could help my sister out. Again, thanks for your wonderful information and glad I could understand everything you did on this build. Oh, very good! We set trusses by hand very often with my father when I was young. We actually never did use a crane until I started building as an adult. It’s so much easier using a crane, but will cost a little more! This one will look similar to my house when it is done as well. I hope all of your projects are going well for you, David. great video. if you don't own a transit and don't want to buy one a laser level or even a water level (almost free) would work perfectly for transfering the height of the garage to the outside beam. The water level is both easy and fast.

sharing a tip I thought up and use: when cutting dimensional lumber, and to soften sharp corners slightly, and remove burrs, for clean look, I scrape corners on concrete surface, (grinding stone)

why do you place a sil plate and not just make the sil as the bottom plate of the wall? is it code or is there an advantage to this? i see it making a weaker less anchored wall to the foundation bolts. the offset of the wall to allow the sheeting to be flush with the sil plate. what i have seen and have been told is place the framing flush to the foundation and the sheathing goes out past the foundation to allow water run down to drip off outside of the foundation and not allowed to wick back up into the sil plate and foundation/slab allowing rot to occur. just asking?

So one detail I’ve started seeing with custom home builders is that they lay a bead of caulking down before applying the sill sealer and then again on top of the sill sealer before laying the bottom plate. Apparently it is an additional layer of protection against them pests bugs. I did it like that at my shop

A bead of caulk before the sill sealer would definitely add a layer of protection. I know after the weight of the walls and roof is pressing down on it, it should be a very good seal regardless. I hope everything is going good for you, Marcus. Good luck with your projects!

If you do this use acoustical caulk or maybe Lexel (if you are rich) as it won’t dry out or crack.

A great video with so much quality information. The only detail that I found odd was offsetting your pressure treated sill plate and not lapping your sheathing onto it. I’m sure it’s fine jn most weather zones but in my seismic zone this wouldn’t be acceptable. You need that connection to secure your walls to the foundation. Those bolts are doing a great job holding that plate down, but now the whole garage is being held down by nails through the bottom plate.

Thank you! Yes, like I mentioned, I will go through with galvanized nails to secure the walls down to the sill plate. Also, if you angle the nails, it will help keep it held down, compared to nailing it down straight. Appreciate you watching. Good luck with your project.

In nyc you'll be hard pressed to find a builder that knows any proper terminology , let alone building something properly. Gable, facia, truss, overhang, headers etc loool. I just wonder what the price difference would be. Currently in looking for a properly built 16x16 workshop. Thanks and great work!

Not sure if anyone’s ever mentioned it, but it’s a good idea to add a second nut to each sill plate anchors to make sure it doesn’t come loose. Those things are notorious for either not being installed properly to begin with or coming loose over time

I throw away those cheap washers Simpson includes with their j-bolts. I'll spend the extra $10 for a box of heavy galvanized thick fender washers and lock washers from Fastenal.

Josh, did you buy a plan, or did you draw it yourself? Just wondering how you calculated sizes for the headers especially the LVLs and how you came up with truss design? Is there a tax advantage to having the garage detached from the house?

I love you upper floor for storage! Wish i had done that. What criteria do you use to determine your roof pitch? I just went 4/12. Where i live, truss builders will actually sheet your gable ends and drop the gables as well so your over hang blocks actually attach to the truss in from the gable and go over top the gable end because they are dropped the thickness of a 2x4. Cost me extra though but made it so much easier. Do they do this where you are?

When it comes to roof pitch it’s typically a cosmetic preference. The other thing I look at is the amount of headroom I want for storage if I have room trusses just like the garage you see here. Where I am building you cannot do less than a 4/12. That is awesome. They give you that option! I actually have never asked, and they have never told me about that. I might ask them on the next build I do just out of curiosity. Thanks a lot for your input. Good luck with your project!

I don't understand: if your sill plate and bottom plate were not offset by 1/2" the plywood sheathing would still allow for a nice transition, and allow the sheathing to lock the sill to the bottom plate together (both get nailed off). not sure if this is common practice, the offset, but it will also be visible from inside (assuming no drywall in garage). It feels like the plywood should just go over the sill plate to me, if there is no particular reason for this detail.

One suggestion. When building those headers out of 2x12’s use rigid foam insulation to fill those extra voids instead of OSB.

How did you get the two bottom sill plates to line up if you had the non PT offset by 1/2"? Was the PT sill plate dimensional?

If you were doing 2 x 4 walls, then 2 x 4 sill plates will work just fine. I hope that helps!

Does sheathing placement affect structural integrity on 9 foot wall? For instance the 8 foot piece of sheathing comes just slightly above the lvl header

Once the trim board is on, I usually caulk to avoid a lot of water from going underneath of the trimmer. Of course, I’m sure, so I’m still gets back there, but I’ve never had an issue. Thanks for watching!

When I build my window headers, if the loads allow, I try to leave some space for insulation so you don’t get a thermal bridge.

So my block work for my garage is exactly 16 wide for my 16x8 garage door . Building 9ft walls.. so do I have to cut off 1.5 inches each side for a rough opening 16ft 3inches? Thanks

Check with your garage door manufacture, but most garage doors rough opening is the actual dimensions. For instance, my garage door will be 16 foot wide and 8 foot tall. And that is exactly what my rough opening will be after it is trimmed out and everything. In your case, it sounds like you might have to build the walls on each side of the flush with the block opening. I hope that helps!

Every one use truss now what happened to common rafters and I do the same with my sil plate instead of measuring I set it in place on top and hit with hammer

if doing trusses on 24 inch centers should always use 5/8 osb maybe half inch but I like 5/8 over 24 centers. if I'm doing 16 inch on center then 7/16 is absolutely acceptable. just saying how we do things in the north east
