Some good ideas here however you're in a frost environment and your cinder blocks being put directly on soil will shift with freeze thaw cycles. Problem is you've attached this moving structure to the house, which is on piers, below the frost line and won't move. These two structures should not be attached to eachother because the frozen ground can push the framing sitting on your cinder blocks and jack up your house.

Make sure you have ventilation in that skirting. Also with ZIP System make sure you tape the nail/screw holes as well! I love your idea especially with the flashing.

I was looking for a way to cover the dead space under to pier and beams . This seems to work well for my proposes maybe Even a rock faux rock panels. Thanks. Peter way. west Texas .

I hope your skirting design worked great for you. I live in the desert in a manufactured home, it has vinyl skirting that has ripped, blown in and sections are missing because of the weather and UV from the sun destroying it over the years. We get high winds up to 65 mph at times as well as an occasional flash flood waters. Your design would not work very long here because the bottom of the skirting is not anchored in the ground with rebar rods. It would be blown in in the first high winds or flash flood water that hits it. As I said I hope every thing worked for you. Great video, thanks for sharing.

How did you seal the bottom of the zip wall that butts up against the cinder blocks? Won't the cinder blocks eventually leach moisture into the zip panel?

Hey Jon i really love the funtionality and look of a home on pier and beam. We are planning our dream home and will be posting videos of the whole process. I do have one qustion if you have time. Have you noticed any settling of the block under the skirt wall over time? Really seams like this would save some money vs a concrete stem wall.

Next time before you nail you zip into place wrap your raw edge with zip tape ensuring the tape is wrapped up the back side as well and covers the bottom edge and that sheathing will never rot but nice job looks very nice

Very clear explanation! I’ve been told that sealing off the underneath dirt area like this from air movement will prevent the area from drying out and cause mold and rot of the floor underneath. I’m in Texas so it’s always humid and very flat so maybe that’s diff here?

It will have moisture barrier on the ground as well as vents and a dehumidifier

I'm thinking about doing a pier and beam addition. How did you get that exterior wall to be outside the supporting pier and beam? Doesn't the exterior wall have to sit on top of the beam?

Could you've encapsulated the subfloor? Spray foam (closed or open cell) or batt insulation under decking, some type of vapor barrier be it zip panel ( not a one man job)or wrap with wire mesh attached to floor joists? The wire mesh blocking rodents. Borrowing from RV or mobile home subfloor. I don't know if it'd be practical but would allow crawlspace to be vented with or without skirting.

Good solution. What else do you do underneath a pier beam foundation to keep mice and insects from getting into the floor? Do you finish off the underside? Do you put plastic down and cover with stone? How do you calculate the location of the sill plate so that the skirt is aligned with the walls? Thank you. Hope I get your response.

Jon, does this build work in the northeast where we have a deeper frost line? I'm concerned the block would move and actually provide lift to the components it is supporting, during freeze/thaw.

I wish my average height wasn't like 18 inches... some places lower. Then the houses blocks are close to the edge on the outside of home. My thoughts was picking a height I like on siding and going up with it... also one side has the driveway concrete go up to edge of house. 😩
