A good inspector is KEY! I do swimming pool inspections and my best story is a customer buying a 6 million dollar house with a pool. Handed him the inspection (with pictures!), he asked me to sit down in his office and was paging through the 30-33 page pool inspection shaking his head. I asked if something was wrong and he said “Yeah, not with your inspection. Your pool inspection is way better in detail and estimates than the HOUSE inspection report. THAT is what I’m concerned about!”

Been in the pool biz for 35 years and I absolutely hate it when I get to a residence with a messed up pool only to find out the home owner just bought it without any pool inspection and it needs serious expensive repairs. Yes, I like making money, but I don’t like making money off misery OR wanting a new pool owner HATING their own backyard pool. Pools are supposed to be enjoyable and of course there are maintenance costs. There shouldn’t be any “surprise”expensive ones for the new owners.

I buy medical properties also. When it's not investment grade tenant credit I want higher cap rate and 3 to 4% rental increases annually instead of 2%. Those small groups if something happens to the doctor they get ill or retire they do not have a bunch of doctors to put right back into place like the chains do with all their stores and their large network to keep the business running. It's important to get disclosure of financials for all of the doctor's businesses and personal as well on the purchase and every 3 to 6 month updates to see how personal and business finances are trending. If this is a sale leaseback it's a PROPOSED LEASE and everything is up for negotiation. The tenant/owner puts out what they would like and the buyer puts out what they want instead. You need to have in lease that the landlord has to give approval if the owner sells the business. The tenant won't want absolutes but you need to put in certain thresholds that are higher than the net worth of the current tenant. Sometimes big equity or credit companies buy out local doc in the future and cap rate can decrease improving the value due to stronger tenant on the lease. When buying make sure business is healthy as some docs pull money out and remote bankrupt single property llc backing the lease.

This group has many locations with outstanding financials. It’s a corporate backed lease. They can’t file bankruptcy because their numbers are too good. They would have to close all their locations. No one is paying 4% annual rent escalations. At least not a tenant with this quality of financials. Ben knows what he’s doing.

@@hoomancan. I never said Ben didn't know what he was doing. I posted to add so others could read additional knowledge about NNN. I have been in the space about 20 years. People think buying NNN is like getting a car. You can lose your shirt in NNN and lot's of work goes into buying the right property. Once you own mainly passive but depends on absolute NNN or NN and what is written in the lease for the NN (roof, structure, A/C, parking lot, utility lines, etc.) Those can act more like a modified gross lease with unknown costs to the landlord versus fixed rent. Corporate backed lease in itself doesn't mean anything. You have investment grade credit BBB- or better. You have credit rated but not investment grade. You have large to regional private companies, small to regional franchisees, and mom and pops. Corporate could be parent investment grade credit, subsidiary, large franchisee, small franchisee, mom and pop. Some companies can own 50 locations and put 10 of the crappiest ones under the guarantee for the lease. They could also own 100 locations but only guarantee the lease for the 1. So the fact that it is a corporate guaranty it's all about the details. Brokers selling properties like to mention corporate guarantee in marketing materials but means nothing without the details. I like personal guarantee along with corporate guarantee because if something happens to the business you have another option to pursue. You have to check personal financials and see if their money is easily accessed in case of default or a majority of the personal guarantee is tied up into retirement accounts that are virtually impossible to pursue for recovery. It's also important to know if the rent being paid for that size of building is above, below, or at market rents. This way if the tenant ever defaults and rent was below market by a good margin your costs ( attorney fees, lost rent until release and occupancy, tenant improvements, leasing commissions) you still put the odds in your favor of coming ahead.

Structure, roof, drainage, plumbing, electrics, inspect thoroughly. Anytime you pave over soil you affect the drainage/water table. Looks like a solid purchase, however, doctors can sometimes be a contract pain.
