Ben Jr. Really shined in this episode. He's very knowledgeable. Rafal, I'd love to hear Ben Jr elaborate on certain stuff. For example, how does he know that the sewer system is fucked, and why is it fucked? This project is their bread and butter: garbage to gold

Not necessarily ... in this current market and area an average one bed apt in a complex built late 80s/early 90s are goin for roughly 13-1575 and the lower priced ones are likely to be exc utilities ... So a newly renovated apt which includes all utilities, and also has a renovated pool/common areas would be an average amount for this particular rental market ...

I've only seen two of his video previously so my judgement might be off, but I rent a 500sqf for $840. I 'm a retail general manager, when I hear him say this can be cheaper, this should be cheaper, this can sell for $1900/month, $48933/year, 89123708 decade... all I hear is my regional manager looking at numbers forgetting about "yeah but for the last 5 years you didn't want to buy dishwasher soap so now we're paying $10k for a washer and that's comming out of my budget? even though I told you 5 years ago to just pay them 1k to fix it?... OK boss.

Its ok for main service lines to be aluminum. They just have to use larger awg wires vs copper awg size. Aluminum carries less amp per size vs copper. They still use it on buildings today. Most power grid lines are aluminum. Now aluminum in the units thats not good. Great Video, way to go Rafal!

Born in Florida = $9-$13 an hours with no savings. coming from midwest to Florida = $20-$40 an hour with a huge savings and a pension from the Midwest. Hey Ben you guys should look at a foreclosed abandoned hotel here in Sebring Florida. Right next to Dimitris Restaurant. Three story building with over 60 plus room, there is also another abandoned antique hotel near the Sebring Downtown circle kinda close to where Ben Jr bought his apartments/duplex in Sebring. I like the idea of adding utilities. Id do it in every situation i could. BEN, LISTEN THE FUCK UP: PLEASE PLEASE PLEAEE, in one of your apartments, add EV charging stations. Or, premium parking you can call it. Figure out what the spot cost to make set up, and what it costs to charge a car. Get ur original investment on the spot in 2 years and after 2 years, its all profit minus electric but they're paying for that so whatever.Add that into a monthly payment and stick it to em bro. It will seperate ur apartments from all others and they will both be occupied by ev driving people, which i imagine are clean and you will not have oil spots in those areas. Its a win win. For real, this is a big miss for the OG's like you. Its coming whether we like it or not.

that apartment is going for 1100 max and that's only if the area has young - mid age middle income professionals. realistically the only way it could 1600-1800 is if it was in the heart of Boston, LA, San Francisco, NY, I don't think it could even do that in Miami. Judging the area I would say more in the 800-900 range.

Ben jr. loves these wrecked old properties! I love what you guys are doing providing low income rentals. Here in nyc everyone wants to be the high end luxury investor. After renovated they warehouse loads of empty condos for years to force scarcity on the market. Meanwhile a Mallah project one month after construction is complete he's yelling why isn't it rented yet! LOL A studio for $800 with utilities and parking included sounds great! $1800 for the bigger one bedroom side to side I like a lot!

Lol better to tear it down and rebuild it if ur ready to spend $5 million. You could easily create 100 units for 5-7 million

there's nothing wrong with Aluminum feeders on your panel. The utility only uses aluminum. However..smaller aluminum branch wiring can cause problems when the wire expands and contracts.

I’d like to know what the lands worth alone if you bulldozed it all ? Seems a lot easier to sell a vacant lot and let someone do a development and spend their time and money. No?

It’s close to Disney World. You could easily sell them as two bedroom condos for $250,000 each. 100 units x $250k is$25,000,000. Buy for $5mm put $10mm into it and you walk away with $15,000,000.

Live 30 mins away from there. 1400-1600 for the renovated rooms Ben Jr wants could work for this market. New studios near International Drive are going for 2k a month.

I cannot confirm but it seems Ben chose the absolute smallest jet he could just fit through the doorway. I love the moment Ben Jr gets a little ahead of himself Big Ben stomps out his ideas like your not doing that. Like a daddy lion letting the cub pounce on a few smaller game until he's like that's enough🤣

If you furnish it you’ll get a renter quicker I feel like. People like ready to move in. Makes the decision that much easier.

Born? What are people who have furniture going to do with their furniture? Pay to store it ? You're talking about renting to people who have nothing. That means more transient people and constant churn which raises costs and non payment.

My family owns many apartments/homes, and never have they furnished any of them other than a fridge and stove. From personal experience, many tenets don’t seem to respect their space, so having to replace furniture constantly does seem too practical.

I'm sorry Ben but Ben Junior has delusions of grandeur $1,600 a month for a glorified hotel room when the other hotels around the area are doing weekly rates at 239 dollars a week to 275 a week that includes cable Wi-Fi water trash Electric I hope you shut him down before you end up sleeping in a short stay hotel in Orlando😱
